Finally! A place to call home for our son. The management and home leasing team especially Shana, Julianna, and Catherine are the most consummate professionals. Truly saved our Son from a disastrous situation at his old place. And with six communities across the area why go anywhere else! I know we sure wont. Good Day.
This is a great place to live. Management is wonderful to deal with and your neighbors are awesome. When you are just starting out it is the perfect way to introduce you to home owning, when retiring it is a good way to say now I can just relax. The owner is a very understanding man. Just like with any place it needs improvement but they are always trying to mak those improvements and no one is perfect.Come check us outPatricia
Spoke with Catherine to make an appointment to look at some homes for lease. Set an appointment with her, drove an hour there and when we got there she said “so what do you want to do today?” We stated we made the appointment to look at homes for lease.She told us the prices which we were fine with and able to afford. Then she tells us buying may be a better option. Buying isn’t something we’re currently interested in. She asked when we’re looking to move. We told her anytime. This week, next month we’re not on a time schedule to move. Then she tells us it’s “way harder to lease than to buy”. False! (We’ve checked out many communities since we plan to stay long term). At that point I was just done with nonsense. We drove an hour for a three minute conversation with a woman who was unfriendly, couldn’t wear a mask properly, lied to us and had no interest in showing us anything available. After that interaction we couldn’t get away from this place fast enough. I would rate it zero stars but it doesn’t let you.
The park itself is nice some staff not so much but oh well
Beautiful cul-de-sac.Wish I knew more information on renting.They are more about you buying than anything and will bump you off if youre only renting vs someone wants to buy.They keep it clean and neat.And safe.I think they would fair better with a rec area/pool considering thee amount of families with children their are.Overall not terrible.
Wish they had all the amenities that I got for a lower price at my last modular home. We had an indoor pool with hot tub and and outdoor pool with hot tub, a gym to work out,ba gymnasium, a huge room to have parties, showers, vending machines, etc. Everything was brand new. Sooo much more for the money.

Catherine Hale gave me the run around for three weeks. I passed the background check, put a deposit on a home and three weeks later was called after hours with it’s a no on the financing. Okay fine can I lease and she said yes. Went back out looked at three homes decided in one. She spoke with her boss Bryan and he said within a week. I get home and again after hours she calls me and tells me that’s a no too. Her exact words were “I don’t fit the program.” OKAY. First of all what program is that and secondly if there is such a program I wouldn’t have qualified from the get go!! Now I have to start all over looking and it’s going to take two plus weeks to get my deposit back.Don’t do business here you will get nothing but the run around. She’s too busy and you can’t even get her undivided attention. Put a deposit on a house and she was still showing it!!!Unbelievable, unprofessional and not the least bit interested in the customer.
This place is bad, I would not recommend getting any houses here. The staff targets certain people and will let other people go, There are people with stuff outside there house, yet people will get a written notice for having one thing outside there house
Own a house now here for over a year not one issue. Staff is friendly, the grounds keepers are prompt and they take great care of the place. I have no regrets here.
Nice modular home park. Actually found a home we fell in love with and put in an offer. Sarah, with AJR homes, is just awesome. She gave me her cell # and has been willing to talk day and night/weekday and weekend. Very nice people.
The place is nice and clean but the sales people are terrible at their job and cannot be trusted check every detail if you decide to sign a contract with them and I mean every detail. I dont think they get paid on commission because they are in no hurry to sell a place Ive got to get a call back after several messages left and when I did speak to someone in person they were not eager to even show me anyting
All of these positive reviews have surely been paid for. You have no freedoms once moving into this area, they dictate what you can have in your house, what you can have on the outside of your house and leave you notices if the yard does not meet their requirements, things are left out, vehicle is parked in front of your place etc.Lot rent continues to increase and they pay for signs to be put up advertising referral bonuses if residents can somehow talk people into moving to this area, meanwhile vehicles are being broken into and all the main office staff care about is writing citations for anything possible to residents. I feel sorry for people that own a modular home in this community since you basically own a box on someones land that can tell you what you can and cannot do within your residence and outside of it. Theres nothing for the community but a play structure for kids and a newer building that is mostly empty with staff offices, absolutely nothing for residents such as a workout facility, pool, community center. I would look at other options to spend your money.

Run and find a community not managed by AJR. Good luck working with Catherine! Shes so unprofessional its almost like an SNL skit dealing with her. She will even get into arguments with current tenants right in front of potential purchasers/leasees which really provides insight into how they truly treat the community at Hartland Meadows. This place is such a mess, they promise you anything to get you to purchase a home or lease from them. They will promise that lot rent wont increase at all... yet they increase the rent every year sometimes twice in a year. The water used to be part of the lot rent, now they charge you separately for water and the rates are double what you would pay for city water... and the water is disgusting even though they continue to say its tested and passes state requirements etc. Theres a reason so many houses are for sale or for lease yet no one is interested or moving out as soon as they can.To respond to management below: I received feedback from a recent home purchaser who worked with Catherine who represented both the seller and buyer... I would love to understand how Catherine who represents the buyer submit an offer that isnt contingent upon the appraisal? Im completed shocked how Catherine has a license or possibly doesnt when she cant even represent people in their best interest!? Of course the appraisal came back at almost HALF what the seller was asking and the offer that Catherine had from the buyer who she was also representing was only contingent on a good inspection.... the buyer was totally taken advantage of by Catherine and AJR. Hopefully future buyers are heading this warning and will work with a competent licensed realtor.
Management is horrible but the residents are mostly all very nice and willing to help there neighbors. It is quiet but kids arnt even allowed to have remote control cars. The water prices are ridiculous and change dramatically month to month
Like most people, I get a little flustrated at all the rules, but I think we new what to expect before moving in. A community such as this always has rules. I was very happy with Catherine, she was easy to work with, and always went out of her way to be helpful. She continues to be helpful ever after the sale and moved in. The office staff are always friendly and helpful. The most flustrating thing to me is the rules concerning, garages and sheds. Some people have both, I am told that is controlled by the township, the township says they just enforce the rules for Hartland Medows. Other that that, I understand that we need rules, and the staff just tries to enforce them. I really dont have any regrets. It is about what I expected snd I am very pleased the way they keep it looking good
I currently live in the park and hate it rules are not enforced equally water is undrinkable police protection not there grounds not kept up nicely every time you turn around they want to raise the rent in one fashion or another if it isnt all the sudden charging for water thats on drinkable charging for pets
I have lived here for 14 years and it was beautiful when I first moved in. Now it is awful, no one waters their lawn because we now have to pay for water and it is so expensive. My street is disgusting, they have sold to people that dont take care of their homes at all and management says they are taking care of it but nothing improves. Would not recommend purchasing here.
This park is owned by the same people that own the park on M-59 they both are well kept but again alittle pricey be worth the convenience of being the middle of every major city in Michigan.
That place is run by some of the most condescending, judgemental and just plain horrible human beings. They have made life hell for so many tenants..... its unbelievable that such a company full of negativity can thrive. Its entrapment, really. I will stear away anyone who has a desire to move there.

We Love Our New Home and the people are so nice too...
This is a horrible place to live. The staff spend their free time harassing & spying on residents. You are not allowed any visitors over the age of 18 unless they are put on your lease as tenants. This opens legal problems for the resident as anyone listed on your lease is allowed the same rights to tenancy as the homeowner.The park is surrounded by swamp land which makes mosquitos, biting ants and ticks a serious problem. I had to keep my children indoors all the time because my son had come home with ticks on him 5-6 times In a 3 week period. Although my home was beautiful, the environmental conditions were so stressful that i had to leave my home and lose the money i had paid for it. I would not recommend this place to my worst enemy.

If you want to live somewhere that breaches there lease agreement. Takes on extra charges not in the lease and commits purgery in court to get you removed for false reasons then you will love this place. Overpriced DONT MOVE HERE! YOULL BE SORRY

Sales staff, specifically Katherine, is very pushy and unwilling to give a straight answer to reasonable questions. Promised the world and backtracked. Then refused to answer questions once asked why all the promised things were changed. VERY UNPROFESSIONAL!
Park management are cocky jerks. She treats myself and neighbors Ive talked to, like were idiots. She talks down to you no matter the issue. They charge $15 extra a month for pet charge. When I confronted her about not using the fee for any improvements to they park, claimed a form of embezzling the money, magically I received an eviction notice for my dog on my door the next day. If I had the money to move, Id be gone in a heart beat.
Very nice place to live very quiet
No personal freedoms are allowed n this park. Prohibitive, vindictive, over-managed and intolerant power-hungry managers, lawyers and owners. Grievances and problems get handled with eviction notices. Community rules apply to only select people they wish to harass, while other obvious violators go unnoticed. Worst place you could ever imagine to live.

Do not ever move here. They charge you $250 a month for water, on top of their lot rent. On top of their inside mortgage company, AJR, with the lowest interest rate at 20%. And if you want to rent a home, it is just about a grand a month, and then the $250 water.They do not allow for guest parking, and they also seem to enjoy ticketing peoples cars when parked on the street for less than 10 min.I would not give Any stars, however the minimum choice is 1.
