Have had no problems living in here, management has been nothing but kind and helpful. Quiet neighbors. Definitely recommend living in here.

This place has got much better since my last review. I have to say that new management has cleaned the place up and the environment has gotten much better! Stephanie is great at the front office. Overall in the 2 years I have lived here I have seen mass improvement!
Great place to live. The park is in a nice quiet area, and the manager of the park, Stephanie, is always so helpful whenever we have an issue, or need help with anything.

To anyone looking to live here, don’t. My husband and I started looking to move to Howell over a year ago our search lead to this trailer park, we thought it checked off all our boxes, full size washer and dryer, pet friendly and you even get your own yard, no sharing walls ect ect, shortly after looking through the website and their facebook page and anything else we could think of we decided to go and tour, the leasing staff were so prompt at getting us there to look at trailers and apply it was wonderful but that’s where it all ends. Shortly after we applied we were approved we were able to pick from several 3bed 2bath trailers and found “the one” and we signed a lease right away, upon signing that lease we were told our lawn and driveway would be redone within a couple weeks but we were told our keys would be ready to pick up sometime during the first week of April (no definitive date but we were reassured that they’d be ready) so my husband and I scheduled to get a moving truck and have our utilities shut off at our old apartment on April.6th, after signing that lease and paying almost a 1k deposit communication wasn’t a thing anymore, I tried calling several times the week leading up to us moving to see when I could pick up the keys (I lived an hour away so driving there just to be told “they’re not ready yet” didn’t make any sense to me) they never once answered the phone for me finally on April.5th my husband called and was able to go pick up the keys after work so we could actually move and didn’t just waste money on a moving truck and weren’t left sitting in an apartment with no electricity or water. We moved in and 3 months went by of us never hearing a word about our driveway or lawn being redone and our “lawn” was just a pure swamp it didn’t matter if it rained or not you were sinking in mud so for a whole year my husband and I had to pick our dog up and carry him to a back field just so he could potty, I seen workers all around the park working on driveways and landscaping and just figured if I was patient they’d get to us they probably already have enough on their plates....come October our next door neighbors that moved in a day after us started Getting their driveway and lawn redone, so I figured our name in that list had to be soon but nope it never got done! Next was until February of 2020 we had an abandoned trailer next to us (that’s right it took them 10 months to do anything about it) windows left wide open all summer, fall and winter, the skirting of the trailer constantly blowing all over our swamp -along with all the garbage underneath it- and a screen door CONSTANTLY being slammed open and closed by the wind, and when they finally took the trailer down there’s was broken glass left ALL OVER my “lawn”, as well as the eye sore and mess of it I was scared to be home alone because I was sure someone was squatting in that trailer and was watching me, (I’m a young female that spent 8 months straight home alone almost all day because I was going to school). In Oct we got a big windstorm and that blew my screen door open, completely breaking the handle and denting up my screen door quite a bit so i had to call and get that handle replaced, it took them a week to send someone to fix it and when they came out it took them 2 and a half minutes to do so. My garbage disposal went out on 01/14/2020 and it took until 01/22/2020 to get it fixed and anytime I tried to use that side of the sink I got nasty smelling still water. My whole duration living there we had the worst neighbors, their kids always in the streets darting out in front of vehicles throwing trash on our “lawn” and constantly just the kids and adults screaming at each other outside for everyone to listen to. My husband and I thought this place was gonna be home until we could get a house, I read all the reviews from every platform multiple times and really thought my experience was gonna be the exception and it wasn’t and yours won’t be either, I could go on forever but there’s no communication and the staff here are a joke.
Super friendly staff. Pool looks nice and lots of people swimming. Hope to move in soon!

Its turning into a nice tight spaced trailer park. It will soon have a work out room, already has a pool. I have a double wide and the lot rent is 5 hundred something. Obviously thats not including bills, over all other then the homes being so close. Its turning into a nice pet friendly Park.The neighbors tend to keep to themselves for the most part. The roads are a little narrow and the park is lacking some well needed side walks. But everyone seems to drive cautious anyways throughout the community. There is also two parks, one with a play structure (not much to it though) and there is a court on the other side of the community from where the play structure is.
I have been trying to get ahold of someone for 5 days to schedule an appointment as we were interested in living here. Ive sent 2 emails and left 2 messages and still have not heard back. Not a great way to get people to live here. Very disappointing.

Good location but watch out for the manager, who promises things that cant be done when they say. Definitely get a home inspection before you buy....things are not what the manager tells you. Seems like the manager is after commission only - she is scatterbrained and always says she is too busy to deal with everyday tasks. Maintenance is the only good thing I can say about this place. Great customer service from the maintenance guy.
I have lived in here along time and I am very happy to see all the improvements. It’s a great community close to everything.a lot of great improvements. I had no neighbors for years and now I do. When a community is full it is much more attractive to people who are looking for a new home.The rules are not that hard to follow.I am very happy here and I am treated very well by the management.and maintenance team.

I highly recommend not moving into this complex. It seems like a good deal but they take forever to fix issues, they don’t care about your safety and they will tell you what you wanna hear just to get rid of you. The lady (I believe her name is Stephanie) that works front desk in leasing office is extremely rude and unprofessional.

I am actually waiting on an decision to see if I can get approved to rent. The staff I’ve been able to speak with have been very friendly and informative even though the world is dealing with Covid-19. My lease is coming to an end were I am, and would love to transition to Howell Estates. I’m really impressed that the staff in office have been able to embrace technology and make this a pretty simple application process. I look forward to hearing from you soon, and I also am looking forward to bringing a cashiers check or what ever form of payment they wish in for my deposit, I’m ready now. I look forward for the opportunity to call Howell Estates my home.
The staff worked very fast at helping us out of a bad rent situation. The two ladies running the office were very friendly, understating and eager to help us. I love how you’re allowed to tour the trailer on your own. I was even able to return with my husband and walk through it again. They are highly active in cleaning up this park! I would recommend Howell Estates to anyone looking to buy or rent a new home.

Dont mind my name. My daughter uses my email, so I can monitor what shes doing. But I bought a trailer in here and in the year of covid, when things are difficult for everyone, especially a single mother trying to catch back up after getting back to work a few months ago. They send a letter of improvements and give you a month to do it. I guess you can get a gold of them for assistance, but Im sure that will cost another fortune. 😔🙄 wish I could sell it and leave.

This place is a joke at least once a month you lose water because they cant ever just fix the issue. I would strongly avoid ever living here.
I just started working here and this place is very beautiful. The mobile homes are brand new and the two bedroom two bath are large and spacious. The three bedrooms are nice too, but the space differs from the make of it. It has a pool and really nice playground for the kids. Just know your area because the neighbors will complain on you. They accept certain dogs as well.
My experience with applying for a rental in Howell Estates has been pleasant from the beginning. Chelsea is who worked with me and showed me a few different models . She is professional and polite and totally invested in her job at Howell Estates . It shows in her excitement for upgrades to the park. The park is looking wonderful! Looking forward to living in this nice community.
The homes are very pleasant inside. Per the manager on duty they come with all their appliances. Rent sounds steep for the space, the homes also somewhat more expensive than the area should support.The interaction at the main office while we were shopping was bad. Didnt catch the young womans name, but when asked if a particular service was in place for internet she said no and explained the options. After doing that asked who the service I was asking about was based from and then proceeded to say Let me tell ya something. I dont care! And laughed. Im sure she meant the interaction as a joke, but when I engaged in the conversation and wanted to explain why I was so excited she cut me off explaining she wasnt that kind of person.The interaction told me she isnt interested or engaged in her propertys best interests and was too disinterested to be curious about the community around her (Howell) and the benefits that she could be looking for in the interest of her property she manages. She is not a manager whom left me with the impression she would listen or have my clients best interests at heart.Based on this I steered my client away from here as a long term purchase.
The property has done a complete 180° recently, compared to recent years. A lot of older homes have been replaced with newer ones. And a lot of empty lots have been filled. Nice to see good change.
The new mngt needs to supply a dumpster for the residence to put their beatification projects into. Many pot holes in the roads. They should trim/remove the large trees & not make the residence do that.If it is city code to supply rear emergency steps, they should at least cover half the cost, as all of the older mobile homes there do not have them, instead of charging $900 for the new ones coming in. Typical mobile home park. They are trying to bring a newer models and get some of the older ones out which will help tremendously. Some areas were nice and somewhere fairly rundown.
Girl at the front desk is not friendly at all.. Its under new management. Garett was super nice and made it sound like living there would be fun. Once the deal closed, havent heard from him since. Had several problems with house and it took maintenance forever to come and look at them. Four months later, there are still things that havent been fixed. Yard is still a mess with piles of dirt that need to be taken care of. One of the neighbors has an old rusted piece of junk car that has not moved in the four months Ive visited there. I am not a resident there. I just visit family thereBut this is what Ive noticed just as a visitor. I would not recommend this place.

Nice community.My woman and I moved in a couple weeks ago. Its no where near as bad as it used to be under the previous ownership. They really spruced the place up. Managment is very helpful with wonderful personalities to match.I would recommend giving it a chance.
It Would be nice if the new owners would call people back once they have called before closeing me n my soon to be wife got the same thing others might have gotten a demand letter with no billing statement also for this month of October we have not gotten one I’ve left to messages over the Philadelphia be this week and no response my soon to be wife owns her trailer but trust me when I say this if you can’t move the trailer due to the age or what ever you will basically be kicked out of your home if your lot rent is not paid
Looks as if new management is doing all they can to bring in new homes, update facilities and more. However, the park still has chronic water breaks and need to do a much better job resurfacing the roads.

Since Meritus Communities took over the community, I have had nothing but problems with management. First, I stopped getting monthly statements, and I could not get return phone calls. Then the company drew $70 over what my check was written for in violation of Federal law. I could not get a call back from the corporate office to resolve that. It caused undue hardship and took my bank three weeks to resolve. As a result, my statement that actually came the following month was for less than what was owed, so I paid the normal amount (per the statement, I over paid), but two days later I received a notice taped to my door that I owed even more. An in person meeting with the manager started with her asking if my bill was wrong. I was told to pay my rent less $15 (all legally voice recorded), which I did, and then received another notice taped to my door saying that I owed more and to pay via cashiers check. This prompted me to call again, disputing the additional charges, and was argued against telling me no one ever told me not to pay that $15. I requested a detailed accounting of billings and payments. I discovered that they were still billing me an extra fee that should have come off when I remitted my new lease via USPS Priority Mail (tracking). They claimed they never received it, and even if I submitted another resigned document, they would not remove the fees I was told previously not to pay. They offered to post another copy of the lease to my door which never happened.Then I reached out to the corporate office, because there was no getting anywhere with the manager. I wanted a resolution before June rent was due, so I could pay what I rightfully owed on time. Corporate didnt return calls. I left message after message after giving the time frame I was told I would receive return contact by.I received no response before the last day to submit my payment. I paid what I rightfully owed, what had previously been accepted, and the manager refused my payment. It was mailed back to me. At the same time I received a notice to complete multiple repairs/upgrades to my home within 20 days. The notice indicated that if you needed more time or help to call the office. That call was met with there are no extensions and to call charities.I then received a notice to my door for payment plus a $50 late fee by cashiers check after they refused and returned my payment that was made timely.After having to plead for contact from someone at corporate, I had what I thought was a productive conversation with someone who pretended to understand my concerns and pretended we could come to a quick and peaceful resolution to the rent issue. After not hearing back after a week, I reached out again to follow up and was told that I should have paid what was on the statement, that I should have worked it out with the manager, and that I just dont want to pay. Its interesting that a Regional Manager has no authority over a community manager.There appears to be no sensibility or truth in dealing with this management company.If you live here, document everything. I learned from the last manager to record everything, and it has served me well.All I want is a quiet, peaceful existence in my home, an accurate statement every month, and no lies. I have evidence for everything. I think I could play it back for the manager and receive an argument that it wasnt really her.

Under new management and the ladies in the office are clueless. They don’t help out the residents when there are problems, they just push them aside. It’s soo bad to where we have to get corporate involved. Save yourself, move to a nicer place where people will take your concerns seriously and help you out, plus rent is ridiculous!
The highway is super loud no matter were your trailer is. The staff is a joke. A taste of the ghetto right inside Howell. 10 out of ten would not live here again.

This community has changed a lot over the past five years. Management is easy to work with and easy to get ahold of. They have done a lot to clean the place up and continue to make improvements and fill vacant lots with new homes.
I can’t speak on actually living here as we were turned off just with our experience with their club house staff. I came here with my mom to look at available homes for her. When we arrived for her 1pm appointment, you could tell the agent was inconvenienced because she was working with someone else and made it a point to look at the clock, it was 1:03pm. The leasing agent gave us two maps (one with two-bedrooms and one with three-bedrooms) — she stated to drive around the choose the ones we’d like to look at then she’d give us keys.We selected the homes my mom wanted to look at and went to get keys, once we asked for keys the agent (Stephanie, I believe) was very gruff and stated to her coworker “well they’re all the same and I’m not giving them keys to all of them”. She came out and very rudely told us the same thing even though we could clearly hear her say it the first time. My mom stated she would like to see the homes she actually was considering living in, the agent then said “well, once you’re approved you can look at whatever homes you want to”.When we returned the keys, I made it a point to tell the other woman working in the office (that seemed very kind, I’ll add) how Stephanie had treated us previously. She apologized and stated they were overwhelmed as they don’t have a leasing agent currently and Stephanie was filling in. I understand, but when you’re considering living somewhere and the first experience you have is that unwelcoming — it’s a just turn off.As far as the new mobile homes go, they were quite nice. Updated with new appliances, but quite small bedrooms. Also, a few that she gave us keys to were very filthy.

I had to put a star, but Honestly I would rate this community zero stars. I was looking at a manufactured home in this community with a private home owner, was super excited LOVED the home had everything I was looking for... I go to see the home and the home owner tells me about the house and why she Having to move. Then she begins to tell me that I have to be super on top of it because the management lives across the street. So I call to make an appointment to fill out an application to get approved, the manager finds out where I want to purchase the home, and just starts going on about the current home owner an is being extremely rude, kept cutting me off in mid sentence, acting like none of my questions were valid, then she found out I had dogs and made a super big deal about it. So I proceed to go to the office hoping she would be a little bit nicer in person, finds out she even worse!! The minute my fiance and I walk in she greets us by asking us in a super rude voice if she can help us ( not a good way to start a business conversation) so I begin to tell her I was the one that had called Earlier that morning, before I can even start talking she cuts me off asks me about the paperwork in my hand pretty much demands I had it over then throws it down on her desk and says you dont even have an application in. I explain no we dont we just spoke with the home owner the day before and looked at the home, then she begins to ask us three time if we seen the home and we said yes, so as she waving her hands around being super rude she tells us this super long list of things we need to do before we can get approved and then says she needs a money order before she can do our applications, so at this point she has been super rude very unprofessional, she mentions how she kicked all her neighbors out and if we make a mess around our house or our dogs do she would put a eviction in place. So I thanked her for her time and Left. I told the home owner good luck and let her know we would not be purchasing the home due to the magament. This place needs a new manager ASAP, a lot of the homes are in bad shape, kids are running around crazy walking in front of cars, would not recommend this place to my worst enemy!! 0 stars!
As long as I have lived in Howell this park has been an absolute wreck, but as of lately within the last several months they have redone everything the roads the trailers and their customer service. Im very impressed with the way that they have changed things recently
The management just changed from Bayshore to Meritus and they are taking great steps to improve the park image. More open to rentals then Bayshore was, which is decently priced. When I stopped in, they were changing the main office front facade, and have been moving new trailers into the park in place of older, more dilapidated trailers.

Park is nice making lots of improvements . Leasing/sales person Chelsea was very unfriendly, rude, condescending and changed what she said everytime you talk to her. She makes people not want to live there.

Was going to check out a new trailer but after reading comments i think i will check brighton. Management doesnt seem very friendly. Not who i want to give my money to because i do have a choice who i buy a new home from.

Beautiful country feeling just on the edge of town. Right off the highway, mall, stores, gas station all right around the corner while enjoying a beautiful, peaceful, country setting.
Went to inquire about possible entry. The manager was very rude. Degrading my husband and i we have low credit and she kept saying there not gonna let you in. But you can try. Yelling at my daughter for almost erasing something on her board.. Shes 2. With how we were treated we will never give that park our money. Hire a new manager

Cut down trees for no reason. Was a pretty place.
Its not all that thrilling. Been here almost 2 years. There are rules to follow but a lot of people take after hour advantages like fireworks in July. People steeling things at night. Taking up all the extra parking driveways so noone else can have a turn by having to many cars. Been at least 5 water main breaks in 2 years. Making a death man pay repairs on his so he moved back out. Unfair. Putting new furnances in trailers that leak. Our furnance is old and broke down last winter when they should of made sure it was trusty before selling trailer. Stop blaming people for bug problems when its not their fault. Should spray all yards for fleas or whatever. I did not have any where to go so i had to do. People dont want to help the poor. Maintance just joy ride up and down streets in golf carts. Kids dont respect peoples yards. They drive right over them. People ride mini bikes all hours. They did put speed bumps in. And some people look scary.

Management is a joke they find the smallest thing to write you up about then dont guve you time to correct it. They dont plow or salt.The place is nothing but a joke.Its just a place to live till they find a way to kick you out if you dont get one of the new trailers from them and have new vehicles and enough money to not live there to begin with.
The manager there is the worst! She needs to get a diff job! Not fit to be running anything customer service wise. No respect for people. Its really sad. She never listens, only talks to respond. Dismisses people at the drop of a hat. Acts like howell estates is a prime place to live, when its the worst of the worst.

I got banned from property and when i asked why im banned since i dont have any police contact and never caused trouble said told me she dies not need to have a reason she just doesnt want me here.and when i said can i come to visit my 2 little girls for visitation days she smiled and again said no
