This happened a year ago. Nothing has been done with it. I highly recommend you run away from here. Nobody wants to do anything about it.

Average trailer park. Administration does not complete maintenance in a timely manner. Adamant about rent payments but not about repairs.

This place is absolutely disgusting. Most trailers here or homes here are completely nasty and falling apart. There’s a bad community here where kids destroy stuff and fight, the parents don’t care what they do. There is roach infestations throughout the park. The park has areas where it floods terribly. It’s not worth living here unless you want to be surrounded by disrespectful kids, lazy adults, and lots of drugs and pests like roaches.

Neighbors are rude disrespectful been written up for things that arent even a violation also things other Neighbors do daily its beyond not the community we expected

Lower income families place more Value on people than things. Its nice to be valued for who you are rather than what you have. And sometimes who you choose as family means more than who you are born into.

I worked here for less than three whole months and was targeted and fired under false pre tenses. The overall work atmosphere with the current CM is toxic. Unprofessional to both staff and members of the community and is very disrespectful. I was on covid-19 leave and was told to call after i got my results. I contacted her on the 4th, 5th, and then got my test on the 6th. Did not get my results back until the following week and was told because I did not contact her on the 4th and 5th (which I did), that I voluntarily resigned. They didnt even call me to fire me they sent a letter and fired me on the 6th, which I didnt know until the following Friday (7 days later). I am fighting this with the BBB and will definitely have more to say.

Would not recognize. They get rid of the good residents and cater to the trouble makers.

The park is very run down and not taken care of very well. some of the mobile homes had broken windows and some of the yards were the grass needed to be mowed and the trash needed to be gone in most of the yards. The roads had giant size potholes and just not a place I would want to live.

We moved in to this park in May 2011, management was good. After they were let go, management went downhill. Current management is Awesome!!! More residents need to follow the rules. UPDATE: Covid-19 threw this community back several years. Community property yard maintenance (mowing, trimming, and clean-up) does not exist, yet they expect everyone else to properly maintain their lots. Children running the streets (like they own them) - lack of supervision. Drug problem getting worse, not weeding it out. It seems to me that in the past few months, this community has been treated like a step-child. If I could have the tongue welded back on my trailer, we would be out of here.

Super thrilled that colonial acres takes care of the residents! Weve had a burned tree looming over our trailer for months. Now winter is coming and the heavy snow is not going to be good. Can anyone say lawsuit!? It better not come through my trailer!

I walked through today to see where I grew up. This is a far cry from the way it looked in the 90s. There is garbage everywhere. The water ways are terribly polluted. There are alot of empty lots, and abandoned homes. Its pretty bad. Do not try to raise your family here, its not child friendly. Its scary and creepy.

The office staff changes monthly. Cant get a hold of anyone at corporate and if an emergency raises plan on you doing it yourself because most likely the people they send will make it worst. They steel your money and dont care.

Driving thru it seems most trailers are in various stages of disrepair. Lawns are unkempt. Lawn at office building and the building itself seem in good shape compared to rest of park. My guess would be due to covid people dont care about the outaide oftheir homes at this time.

Trashy and unsightly and the roads are the worst some of the pot holes you could lose a small truck in.

Park is ok, but the potholes in the roadways will send you to China... lolOtherwise it was decent.

They seem to be doing a lot of good changes their from what I have seen. Add a brand new trailers and improving the roads. the only downside is they are still letting in the same bad people that they were.

I oftengaze upon this magical place several time from my perch on high. I often fantasize about what it would be like to live in a battered old trailer. There are plenty to be seen. I think to myself what is the advantage of owning a trailer when I still have to pay lot rent? and is it any better than just renting and apartment? Alas, I may never know the answers!

Nice place to start out. You might be able to buy a starter home there and fix it up.

This is the worst place to live. I cant imagine having to deal with the trash there. Their roads are absolutely horrible, I know many people that have ruined their wheels and suspension in the enormous pot holes there. The yards are tiny, the trailers are run down, and it is a very well known drug area. Not recommended especially if you have kids.

It has been a horrible place to live. The lot rent is ridiculous because maintenance does nothing. They are constantly cutting the water off . At least once a month and in the summer its more often. I would definitely not recommended anyone to live here. Upon moving in we where lied to we paid 5000$ for a trailer from them to put a new deck, new toilet, new bathtub, new skirting., new Windows. But that never happened we had to replace all of that after buying the trailer. The wiring was a mess it would have burned our trailer down had we not of found it. And this is just a small list of all the problems we have had.

If your a meth dealer or a junkie then this is the place for you! This place is crawling with drug use and dealing. And then they dump their meth garbage in the ponds. Management picks a chooses who has to follow the rules and who doesnt. Theres pot holes the size of my car. They sell trailers that should be condemned. Ive tried to contact corporate on numerous occasions and have been told they would contact me back, but they never did. They continue to raise the rent but NOTHING gets done around here. Management has duty to provide a safe, quiet community and they are failing miserably! Residents have the right to enjoy their property. The only thing left to do is to contact my attorney.

Two trailers one of them beside me and up the hill the other one across the street both of them vacant all windows smashed in doors kicked open. Then you got all the damn potholes. Sometimes I really wonder if Bayshore homes really cares about this park at all. The only reason Im not one starring it is because I live here.

We were approved, then told to put a deposit down on a trailer that may or may not be condemned by the city of portage. Meth headed office workers! Hot mess!!

Had to wait forever to get into a trailer, and only 5 months later to find out a window leaks, roof leaks, and I was very concerned before we bought it. Asked them and everything!! Get an inspection or being your own handyman before purchase. Other than that no issues.

Management changes alot. Overall atmosphere is family positive. Yet honestly there are still some negative aspects that are being worked on.

Bought a trailer when I asked if I got financed what I would have to do they said all you would have to do is paint. When I signed the papers I was desperate to have my own place but very depressed as I have to put in carpet or tile and new cabinets and floors under cabinets and stove. My bathroom is fuctional but not optimal as it only has a 12 inch deep tub. to put it blunt they Lied to me but I needed a place.

This park has always been run down and such. BUT they are removing old trailers and moving in new manufactured homes to be bought. Finally cleaning up the place . They could consider fixing the roads and flooding problems.

I have owned my trailer in here for 9 years and I have not seen any changes made for the better. The roads have potholes that could swallow a car, almost every road in here floods and the owners could care less. After 9 years of not being late on rent I recieved a notice today that my money order for rent was 27 cents short, mind you we noticed that and included 50 cents with the money order. Instead of accepting the 50 cents they choose to threaten me with late fees if I dont bring them a money order for 27 cents !! Petty !! This place has and always will be a dump cant wait till March to leave this dump. Buyers beware you dont want to live here

Massive Potholes, empty, blighted trailers. These poor people are paying for this? I saw that some of the residents are building their OWN playground on an empty lot. Awesome work, but this place needs to take some of the money they are raking in and INVEST it in the park instead of their pockets..

This place is a drug infested dump that needs to be condemned. I owed a nice trailer for 3 yr and moved out! The roads are horrible. The little creeks there are nasty and the kids play in them. I would rather live on the street then to live there.

I lived here at this trailer park about 15 yrs ago. My daughter now lives here. It has went down hill so bad. In my oppinion they need security. Going over to visit my daughter, ive been approached several times asking me if i wanted to purchase narcotics pot, etc.. my daughter has had men come up to her door trying to get in when she doesnt answer they pre cyst and tell her and say to her things such as I know youre in there open the door. People Rome to their late hours of the night. She has even had a neighbor across the street video tape Her filming her and other strange activities. On two different occasions weve heard a loud explosion and police officers having to drive through there stopping and asking everybody including myself if we seen anything or heard anything. Along with numerous other issues long story short in my opinion this place is not a very good place to live especially if you have young children. My grandson cant even go outside to play

This place is somewhere to live if you have no other place to go. Most people here have drug issues and are upset with life so there rude. I dont understand because we all have to survive here and most of us are just trying to live n work to move away

They need to do away this trailer park, I used to live there, I hated itI didnt like the atmosphere, the roads are horrible, people drive like maniacs, never know what will happen to children?? I am glad we dont live there anymore, 7 years we have lived there, now there is so many empty lots, the only reason we go there now is just to visit our friends in one trailer. Other than that, do away with it, and let the Kalamazoo airport expand it so the airport would be bigger, then so many people would have to go to Grand Rapids or Detroit...

It would be nice if I didnt get my car stuck in the snow everyday taking my kid to the bus stop. Its 8 am and the roads still havent been plowed. Its been like this ALL WINTER!!!!!😲Also if like to add, yes they are bringing in brand new trailers that cost 40,000 each, or you can rent then for 700 a month. Thats outrageous. This place has really gone down hill some of the mobile homes are really old and need alot of work. Some are newer, but they have a lot of work to do to get close to what it was years ago.

This place is trash we were visiting my sister and some dudes thought my husband was a cop and made him stay with her while they were doing something they shouldnt. In a abandoned traliar.

Its been home to my mom and her sisters as children in the late 60s, early 70s it aas home to me in the early 90s in kindergarden till middle school and it became home again in the late 00s, its where my son was born and raised for going on 9 yrs now... Yea the place has its problems and its bad seeds but its also a small close ass community... There are drug dealers and users every where you go and live... Most of the ppl in this park have been around for years and know or know of eachother... Our kids play and go to echo together so befor you go talking all out the side of your neck... Get to know ppl and sotuations first

Ive lived in this park for 6 years this june. And along the way ive never experienced a more utterly ridiculous management then the people who try to run this park. They give us write ups and then favor certain people who are still allowed to so whatever they want. Ive gone arouns and have taken pictures and ive also called news channel 3 and they seem very interested in looking into this farther considering ive given proofs of how incompetent the park owner is and her gang of handicapped workers. Go find a nicer place to live because unless they get new owners in here your living in a twisted version of the favorite game. Who knows we might sue for discrimination. :)

The roads in there are full of huge potholes that will tear your vehicle apart if it sits low to the ground. Theres trash in yards and even along side the streets, along with several houses that were obviously vandalized by people.

This mobile home park, i personally would not regiment to anyone. Drug activity, they dont keep up with the place, people walking through late hrs asking if youd like to purchase drugs, etc... NOT A GOOD PLACE

The police patrol this place quite often but its not enough to stop the teenagers that roam the streets after dark and break into cars keep your doors locked and never come to a complete stop when driving through
