Every time they reply saying the roads are fine and they fix them. These are just in one small strip of road. You should see the rest of the park. Instead of hiring someone to fix areas properly, they just send their maintenance guy to poorly patch the deepest of holes which are then chipped away within weeks and worse than before.
Lived here for a few years now. The park has a nice location, conveniently around 10 minutes to two different cities. 2 minutes from a gas station.However, there are more cons than pros:Lot rent prices keep increasing every year, even during the lockdown when hardly anyone had jobs. Park issues arent even getting fixed with these rent increases either.The roads are terrible, no matter how many times to call they never get fixed. If they do, its only on roads visible from the main streets. Even then its patched with a cheap mix that wears away and makes it worse. Because of this, there are driveways that are practically swimming pools in front of them when it rains. Might as well just tear up the roads and leave them as gravel at this point.Maintenance is either flying through the roads or sitting in the truck drinking.Almost every 2 months it feels there is a boil water notice.Stray cats are everywhere. Personally not my own issue, but Ive heard others complain.If you are even behind a single day on rent and give a heads up notice, you still HAVE to pay a late fee and get a notice to leave slapped on your door.Some neighbors are nice, others tend to be thieves (had a bike and food delivery stolen) or otherwise unpleasant.I understand most of the issues not Shelleys fault, but rather RHP themselves. Youd think with the amount of complaints, something should be done already. Increasingly considering moving.
Counting the days till we move. Weve been in Shelleys position and its not fun. Shes stuck in the middle. We were told in 2015 that the roads will be fixed. There were changes in the rules made without letting us know. The yard lights were suppose to be maintained by the park...theyre not anymore. They quit picking up branches, twigs and leaf bags. They drive by my place several times a day but cant stop and pick up the stuff we were told they would pick up. In the rules when we moved in, motorcycled were not allowed.... Nor were golf carts. Now without notice, they are allowed. We just sit back and remind ourselves we are moving ASAP.
I reserve a 1-star rating for my former neighborhood in Old Brooklyn, a community within Clevelands lower West Side. There was open prostitution, drug dealing, gang violence, problems with Muny Light (electric), juvenile crime, drive-by shootings, etc - I was a prisoner in my own home in Cleveland.BIRCHWOOD MANOR was very nice, eleven years ago. Id have given it 4 or 5 stars then.CURRENTLY, it is nearly as bad as my old neighborhood! The park has been sold at least twice, and there have been 4 managers. The current owner is not even an Ohio resident, and utilizes RHP Properties to manage for him. Our manager is handed a budget, and her authority here is severely restricted.Undesirable residents and tenants (some homes are rented, which was never the case), have infiltrated. Screening is not up to our manager! Crime has soared. Lack of home upkeep has plummeted. Its kind of a do-what-you-want-but-pay-the-rent arrangement.There are severe problems with postponed (indefinitely) resurfacing of dangerously deteriorated roads, lack of plowing/salting, and inadequate lighting of our community spaces/extra parking areas. Dogs are left tied out or on decks, grass uncut, trash set out in bags instead of cans - attracting animals. All Park Rule violations.There are still many seniors/disabled residents. We used to be 60% such persons, but now, management rents to anyone who can pay .. regardless of family size (code violation) or cleanliness, or moral character. Equal Opportunity signage has attracted many poor quality residents that arent adequately screened out.Many nice, clean, quiet people remain. At this time, houses are being put up for sale by disgruntled owners who are sick of the problems and lack of action by owner/management. A Homeowners Association is being formed, working with the Ravenna Township to improve conditions. We have fire hydrants as of last Fall, but remain on well-water for personal use.
I was told today on the phone by a rhp/birchwood employee. That it is a privilege to live here. When you drive down the roads youll see why. 😂.

I really enjoyed living in Birchwood Manor. Ive had some really great neighbors and made a few close friends. I really didnt want to move away, but its onward and upward for us. lol. Only Myrtle Beach could have dragged us out of here...
Ive lived here all my life and known the manager and her family like my second family. Great place, but no cell service XD

Nice homes, but with excellent credit, decent verifiable income over $25,000, and no criminal background I got denied. I do not recomment.

Love Birchwood Manor. Our manager, Shelley, is so nice and helpful and the homes are all well taken care of. Our neighbors are all very nice and respectful as well.
WATCH OUT for Andy and Dolly they’re an older couple that has just moved there. They cause problems with their neighbors and complain to management about everything!! I feel bad for whoever has to live next to them. Good Luck!!
Quiet and beautiful park to raise a family
Clean and quiet. Good neighbors. They appear to be understaffed so basic property repairs dont get done. Pot holes and broken concrete. Lots of standing water from poor drainage.

Park manager lied to my agent, the sellers agent, the seller and me. She is a very bad person. Legal action has been initiated against the manager and Bay Shore.
Largest Manufacturerd home park I have seen. It has several playgrounds/ dog walking parks.
Quiet, & people friendly. Needs some work on older side.
Roads are almost impassable. Poor quality grounds maintenence.
