Welcoming and nice residents. JoAnn who operates the Wed night Bingo is excellent. Shes knowledgeable, friendly and organized. Will be asking at the office for further residential requirements.
Interesting how the highly rated reviews arent from people who actually live here. Lots of hidden issues that a casual drive through doesnt show. Poor infrastructure, unresponsive manager, rules are constantly changing and not communicated unless you can attend some meetings in person, many houses fail to meet any sort of premier park standards... On the positive side, some of the outside lots are beautiful and the houses arent crammed in together as much as in other parks.

Went to a Cove Community meeting yesterday and of course as usual they don’t know how to manage a mh home park. I am a resident of 3 years This place is a disgrace.we have kids in here that ride skateboards and babies in the pool with diapers on. This is a retirement community. It’s supposed to be a 55 plus community. Ok f I had wanted to live in a family park I could have done thatThe rent keeps going up every here. I paid 717 three years ago and now I pay a 1,000 a month.They are now publishing that we are a 45 and over park.Rules change all the time. I give this park a zero

The place is well maintained. The houses are relatively new and the owners take pride in keeping them looking nice. Shuffleboard, clubhouse, bingo... The only thing that would make it better would be to have more grocery stores and hospitals nearby. Its right off of US 19 but far enough that you dont hear it.
Grandmother lives here. Cute and quiet community. Lots of things to do, see, and shop close by.

Nice place. Homes are a little too close to the street and to each other for us.The only entrance/exit is onto a major 6 lane thoroughfare. Hard to make a left turn out or in. Fairly close to some beach areas.
Great place to live¹
I have visited this Community a few times, and recently brought a friend here who was looking to buy a home. It is always been very neat in appearance, The buildings and grounds are well-maintained, the streets has nice curb appeal, the residential homes are well maintained, I like the idea that the owners and management are bringing in Band new Homes, upgrading the Community to replace the older homes. There is a Clubhouse, Swimming Pool, a small nature area with water fountain, and many activities for the residents. Nearby Golf Courses, It is located near/in Tarpon Springs Florida, with many nearby Restaurants, State Parks, Beaches, attractions, Historic Sponge Docks, Lake Tarpon is across the street at A.L. Anderson Park. when I was at the Sales and Leasing Office the staff is always been very friendly and helpful.

SEARCHING ALL THE MOBILE HOME PARKS PAYS OFF - I went to 14 parks and was getting ready to give up and someone mentioned this park. The moment I drove through the property I knew this was the place Id buy my mobile home. The office staff is incredibly personable, the grounds are kept neat and clean as well as each individuals personal space. Pool, Clubhouse, and lots of activities.... Im thrilled to call this park home now.
Margaret is awesome! Joy and I were looking for a home for her. She showed us several units, and she listened to what Joy was saying about what she wanted in her home!
Nice neighborhood if youre in a click, they like to tow youre car by sneaking up without hearing a truck coming. Two stars of the pool, recreation center and a pond to which you can fish but cant keep it to cook later.
Have lived here for a little over a year. We love it so much fun and some really nice people. Our Friday nights are filled with Karoke and a fun crowd. Great place to live.after 3 yrs not so happy rent increased so high and one clique ruined it for us it was all about them so sad we decided to move. New owners are all about money and no activities that they promised.
My wife Kathy and her Parents just recently toured the Community, Margaret took the time to answer all our questions and listened to what we wanted and needed....This was By Far the BEST place we visited...unfortunately we had to leave to get back to Kentucky ..we will be back in July...See you Soon !!!
I recently moved into Sun Valley what an excellent decision my wife made. I knew it was nice, but living here far exceeded my expectations. I highly recommend this community. Great sales and management team. Kudos!!!
Well maintained park
Best place to reside! Opportunites everywhere - from the sponge docks to swimming to restaurants to golf. Very happy that we have purchased a home here. Great friends, clean, helpful. Immaculate!

Residents were unfriendly and drive golf carts very unsafely. There is not much privacy between neighbors. There is lots of traffic and homes are very over priced due to location.
