All I can say is do not use TLR. I signed with them over 6 weeks ago. I told Deric that I wanted to be out of my camper by hurricane season. He assured me it would be no problem. He told me it would take 2-3 weeks at most. Well here it is, 6 weeks later and thanks to their bumbling and incompetence, I am at least 2-3 more weeks away from being able to move in. And on top of that, tomorrow I have to pay the first $714 note and $189 for insurance... in addition to the $600 for a utility pole that I already paid them for.I gave them an extra $5,000 when I purchased the trailer so that they would prepare the dirt pad and connect the water/sewer and electric. THEY had the trailer put in the wrong way. So now instead of running the services 10-20 feet... they have to run them over 80 feet. (And I will have 90 feet of pipes to deal with indefinitely) I even sent them a drawing of how the property was set up and asked which side the utilities would be on so that I knew where to put my driveway. But they did it wrong anyway. Now there is extra expense that they made me pay for. So I’m now out another $600.They waited 5 weeks to tell me that I had to get a permit. They knew days before... but they chose to tell me the day before a 3 day weekend. I brought them the paperwork to sign.. and instead of calling, they send me an email when the paperwork was signed. They could’ve just as easily emailed it to the permit office. The email address was ON THE TOP OF THE PAGE!!!! But that’s “not their responsibility”. So instead, it sat in my junk mail folder. They made the permit take a week longer than necessary.Luckily I can stay in my camper for free... I can’t imagine having to pay rent somewhere else, plus the note and the insurance and then give them another $600... oh and miss work to go running all over for a permit that they should have told me about 6 weeks ago.Dealing with Deric and TLR is a good way to end up broke and homeless.Seriously... go anywhere else.Update: oh so you are going to lie now? Mk... fact .. we are sitting at 6 weeks.. and that is YOUR fault. Had you done your job and overseen this .. we would be done by now. I told Deric that I had a camper set up on the property. He assumed that it was a permanent pole. He also “forgot” that I paid you to do the dirt pad. So from the time the financing went through.. this should have all been set up. You are the one that told your contractor how to set the trailer.. I actually stopped them and asked. They stopped moving the trailer and called your office and again were told it was to face that way.As to financing .. my financing was approved in less than 24 hours. It was the 2 week wait for the elevation certificate... which Deric never told me about. That had nothing to do with me and you know it. And even excluding that .. we are sitting at 4 weeks .. and are at least 2 weeks away. so I am now paying on something I can’t live in because of your incompetence.Accept some responsibility for your work.Had you have done your job correctly... the $5,000 would have been enough to cover the dirt pad, 20 ft of utilities, pole and the extra block. You messed up. I should never have had to come up with an additional $600. And it took 4 days for them to send the request through PayPal. I paid as soon as I received it. And based on other reviews both here and on the BBB website... it’s your thing.We are at 6 weeks and counting. If you do your job.. I will update my review accordingly. But what you have just shown me is that I need to leave reviews in many more places so that no one else is left in the absurd position that you have put me in. You have done nothing extra.. quit lying. When you actually deliver on your promises..We can talk again when I see results. Get to work.

I had a great experience with TLR Homes. It was my first time to buy a home and they made it so easy. The whole team is very professional. They explained how things worked and made the application process so simple. Garrett was really good. His knowledge and eagerness to work with me really impressed me. I ran out of gas on the feter road right in front of here and 3 gentleman who worked there gave me gas and helped me!! Thank God for them! It was a looonnggg morning and I simply forgot to put gas in. Lol. Just great people!

We bought our home from them about a year ago! We love it! They would never steer you wrong! Terry & Hope were sharks and really care & helped us get into a home! We have been to other places and no one helped us as much as them!I messed up my floor in my bathroom and they immediately sent someone out to fix it!We had our house set up and ready to live in within 2 months!You can’t go wrong by using TLR homes!I will refer all of my friends to them!Thank y’all so much!

The modular home is beautifulSales people are awesomeThe contractors however are horrible. They dont get much done and only stay 4-5 hrs when they do show up. They have left things unfinished. Things missing on houseAfter paying such a heck of a price.The contractors messed up electrical that blew out a ceiling fan, the new mincrowave, and a massage chair. ( Had to get electrician to fix what they screwed up.) We are lucky the house didnt burn to the ground.Which at this point, I am beginning to wonder if that will ever be replaced ...The mfg left lines undone to dishwasher, showers,fridge, etc. The home has been on property 4+ weeks and counting.Still not completedNo AC or heater, no porch, no skirtingOne set of steps for 3 doors to homeAfter paying for cascade steps for frontFirst payment due in less than two weeks and nothing completed.We had given several peopleA referral to this place but after them seeing the issues we have hadThey took their business elsewhere, at least 3 families looking to purchase that I know of, after the Harvey Devestation.So I dont knowSharon Patton and myself have tried to be patient and understandingBut now we are very frustrated.The contractors totally suck!

These people should not have rights to do business with anyone on the planet! My buddy ordered a modular home from Franklin homes and TLR is the contractor responsible for putting it together and finishing it out. The roofing job is the worst Ive ever seen. No flashing, holes in the roof decking, shingles dont match, shingles arent even secured to the roof deck. He now has water in his house because water is pouring in from the rain. Come to find out, the people that TLR hired to roof the house arent licensed, bonded or insured. Looks like crackheads did the work! But TLR is in for a treat. His lawyer has taken over and they wont be screwing him over anymore. If you are going to purchase a home from Franklin, contact them directly and tell them you wont deal with TLR. I promise you, the process with go alot smoother. If i could give these guys 0 stars, i would. These people are amateurs and crooks.

Biggest nightmare ever.. my house leaked everywhere throughout home .. was lied to over and over .. they came out and patched roof where they put 14 holes in decking with flashing .(metal). house was not finished .. siding was cracked from the day it was delivered.. was not installed properly.. the list goes on . Would rate them a negative 5 if i could.. I hate to hear how many victims keep coming public with same issues..

I custom ordered a manufactured home from TLR Homes. When it arrived the home was the wrong color. They had told me it was only available in slate gray - which was great for me - but when the trailer came in it was light brown. The dishwasher was not where we had discussed putting it, there was a 4 foot partial wall between the living room and dining area that was not on the original floor plans, and the worst mistake was the utility room. The feature that sold us on that particular model of manufactured home was a hidden pantry. In the kitchen the 6 foot wall between the stove and the refrigerator was supposed to look like cabinets and a large pantry, but when you opened the pantry doors there was actually a very large hidden utility room, with room for a washer/dryer and and an abundance of shelves for canned goods and small kitchen appliances. Instead, my new trailer had a plain wall with a big ugly white door in the middle of it leading to the pantry/utility room. THAT was the deal-breaker.TLR tried to cajole me into taking the trailer anyway, into accepting the mistakes as they were, and relying on the manufacturer to send out its repair team later to fix everything but I didnt trust them. I had paid cash, IN FULL, already and had no leverage other than to refuse delivery.Once I refused delivery, the people at TLR bent over backwards to set things right. The exterior color could not be changed so I dropped that. The owner of TLR had the 4 foot wall between the LR and DR removed and replaced it with a short little wall at the bottom, a short little wall at the top, and a pair of posts for support. It really opened up the area and looks very nice. Due to the plumbing and the wiring the dishwasher could not be moved, so I accepted that too. But I had to take it on faith that Champion Homes (the manufacturer) would send a team out later to fix the horrible wall in the kitchen with the ugly white door into the beautiful hidden pantry that I had ordered.When everything is said and done, I have to grade TLR Homes between Good and Very Good. We fought a lot over the glaringly obvious problems on my CUSTOM ORDERED home, as well as the minor problems, but in the end they did their best to fix everything to my satisfaction before delivering it. I am still disappointed that it is light brown instead of slate gray but I have gotten used to it. Champion Homes, the manufacturer, is the one who made the big mistakes, not the people at TLR. TLR ordered it as I had requested, the MANUFACTURER is the one who screwed it up. As for the hidden pantry, 6 months after delivery, two great guys who contracted out to Champion Homes to make repairs, came to my home and made the ugly wall and door disappear and built me a hidden pantry to the best of their abilities. It may have been better if done during the original building of the home, but they did an incredible job just going by my descriptions since they had never actually seen one.

TLR Homes has every bad customer service. Three month old home and it floods every time it rains. Buyer Beware. I have a Lexington home. Lexington also has bad customer service.
