Updated reviewThe process of this home build was a nightmare, unfortunately I can not recommend going through them. We were told many times we would be in the home by October, foundation was poured in August. When I inquired about delivery of home no response was given and had to ask several times before two weeks later they decided to inform me that home would not be delivered until December, then again pushed back until January. Everyone you asked had a different answer and vary dodgy about everything. Home finally was delivered in January and set, then the real problems happened I had to fight tooth and nail to get everything fixed that was wrong. It took three inspection to get a COO because the house was not set right (took three tries to get that right) and the insulation was a problem and not to code, they tried to charge us $1200 extra for that. Thanks to my county inspector he put his foot down on that. All and all we do love our home the only reason I did four stars. If you use them just know you will have to stand up and make them do right at least this is what we experienced. I do know Covid-19 slowed the process down but it does not excuse the fact that they were not up front with everything.Original reviewAlan has been great to work with, answers all our questions in a very timely manner. Jay is great to work with, he was very informative and usual answered questions before I asked them. I would recommend anyone looking, go talk to jay. He is very knowledgeable and easy to work with, never did he speak down or leave us hanging with questions. Jay, thanks for everything.

We just recently got our home put in. After going to many different places getting lots of different prices and ideas smart mods was the best all around in our opinion! We worked with Char who was absolutely amazing to work with. He was able to answer all our million questions and was super quick about responding. Got us into our dream home and we couldn’t be more excited about it!! Definitely recommend them and Char!!Thanks again smartmods!!!

I have been looking for a small manufactured home and after looking around I came across Smart Mods. The reviews were decent so I was excited and eager to find a good deal. Well, I walked in their office to be greeted by absolutely no one; only to be stared at by a bald man sitting at his desk. There was no greeting and I had to introduce myself. He obviously does not enjoy working there. He must be too busy working for his travel agency posted all over his car to care about a potential customer.

Alan has been great in answering all my questions and helping me with my home. I have talked with other sales people in the area and Alan was the most helpful and always makes time for me. He is very knowledgeable about manufactured and modular homes and he even gave me more information than the other sales reps gave me on their own homes.

I am in the process of having Smartmods build my home and I am currently working with Jay Linderman. Jay has been great he always gets back to me and answers all my questions in a timely fashion. He is very knowledgeable about manufactured and modular homes and he has really helped me understand the options I had available to me when hiring for site work. All these things combined saved me uncountable amounts of money on my project. I owe him a big thanks.

I have been very pleased with care and customer service I have received from Smart Mods. They have been there for me every step of the way answering every question and helping me understand the process. I found a lower price on my home with another dealer and Char worked really hard to beat that price by $1000. Then we had trouble with the appraisal due to the economy and Char was able get us the upgrades we wanted to fit within the amount we were given. Thanks Char for all your hard work!!

Our friends had told us about the homes at Smartmods. They are some of the nicest modular homes I have been in. The staff was great to work with and very helpful. We talked with Char about getting a new home and he was on the ball. We will be making a purchase here in the future.

Ive been working with Alan Eskelson a small modular home. He was helpful with the ordering and construction process and is friendly and responsive. There was an ordering error I found out after my home was delivered that wasnt resolved, nor any workable solution provided, and for that, I cannot give a 5 star review.

Alan has been so supportive through email and responds quickly to my emails. Im finding myself in a major transition in life and as such, am very nervous about how life will pan out. He has been so positive and I feel like I might have a chance because of him.

This place is VERY dishonest!!! They took a 2500$ deposit from my 21 year old son and his wife, did nothing for them and wont refund their money!!! Be careful!!

I dont believe the 5 star review I gave 2 years ago is accurate anymore, I tried to delete my review but I have no option for that. And for the record its marC with a c at the end. He worked for you guys and this shows how much you pay attention to details. 🤦

We came to Smartmods after going to a couple other home stores. Char knew everything there was to know about our home purchase. He emails back quickly and answered our phone calls after hours every time. He also beat the competitors price by quiet a bit. We will definitely be buying more homes from Smartmods in the future.

Char is Awesome, He has gone the extra mile to get me pricing and he emails me back so fast. He has been honest and gained me and my wifes trust by being straight up from the beginning. I couldnt believe the quality of the homes when we saw them. Hands down recommend Smartmods.

If youre planning on buying a modular home look no further. Jay is the person to talk to. He is extremely helpful and will get you in a home youre happy to be in cheaper than anyone else.

Char treats you like youre the only customer. They are fast to respond and have great customer service. Go tour a house and you will see how beautiful it looks.

We stopped by Smartmods on our way to see another business manufactured homes and i fell in love with the Homes. Staff was very friendly and helpful. They definitely changed our mind and if we decided to buy a home it will be through them.

Have been working with Alan on the costs of a home. He informed me that I will have to pay a $200.00 deposit to get a quote. We are very serious buyers and they lost our business. Ridiculous!

These homes are awesome! The tiny homes are fun you have to walk through them.

We started looking for a home back in May. We ran into so much trouble with the county in trying to purchase our land. Then the bank we were working with was a total nightmare. Alan Eskelson was so supportive and by our side the entire time. Now our home is almost finished and we are so excited! I still communicate with Alan almost on a daily basis. He is always so patient with me and all my questions. I would highly recommend Alan Eskelson to anyone looking for a home!

UPDATE: Char contacted me after writing this review, (first harassing my home business trying to leave a bad review) asking if they could pay for Smugglers Pantry I was expecting, if I would remove my review, after that didnt work out we are being accused of keeping tires and axles, they have threatened to take legal action if we dont pay over $1300 or take our google review down. Very classy company.SmartMods/Factory Homes Outlet made our forever home purchase a nightmare. We started with them in April of 2018, we had an amazing sales lady by the name of Jennifer help us, a few weeks in we were contacted that Jennifer was no longer with them and wanted to know if we wanted to proceed, we did. However the price of our home went up by thousands, we were at $174,500 before and we were able to settle on $192,500.00 Deliver, setup included (they initially said $210,000.00, which was unacceptable.) The $192,500.00 did include a $7000.00 landowner discount and $3000 discount for the price miscommunication. At this point they did offer to reimburse us our down payment in full and walk away which only wish we would have. Come August we sold our town home and moved into a camper with our 3 children in Montana. I specifically asked at that point how much longer it would be until house was done, Which we were told we would not be camping long probably only a couple of weeks. We were then told our house would be offline the beginning week of October and delivered October 7th. We were postponed a few days before, The only way of knowing they werent coming in was through us badgering them whether they were coming we had a Crane set up. Postponed 2 weeks the 2nd go round when they were supposed to be her on the 18th once again a few days before postponed again simply because another company paid the set crew more money was the excuse. In the meantime our house does show up without a set crew. So we move on to contacting them and asking if we can find our own set crew at this point weve already had snow on the ground in Montana and really just wanna move into our home, Alan and Reid say sure find your own set crew. In 10 minutes I had Marc from Rocky Mountain Homes coming up in 3 days to start the set of our house, he was very fair in his price. However when trying to recoup most of our set and finish cost from smart mods, They were not fair at all, We had a lawyer look over everything and the bank caught we had already paid for delivery set and finish in our original base cost, They charged us an additional $23000 for delivery set and finish but would only reimburse $13000.00 of it, A couple weeks of negotiation and threats Of them leaning the house they did end up paying us $15000 back. We were initially told that Delivery was free within 300 miles of factory, We knew there would be an additional cost for delivery however did not expect it to be $8000.00+. The contract was a joke it wasnt even our house that was in the contract it was the original house we were set up with Jennifer, When confronted with asking them to give us a break down of the home cost with delivery, They absolutely refused saying they just do not have to show us where our money went and that the Home Calculator is just an approximation which was inaccurate, our contract was wrong. They would not provide us with any actual documentation showing us what cost what. As far as Im concerned these guys are crooks, and if we had enough money to fight them in court we would have so other people dont have to go what we went through, we finally moved into our home the middle of a November thank you to Mark and Jen from Rocky Mountain Homes for working so hard and fair to get us in even though it wasnt their responsibility. Run as far away from this company as you can.

Char had been so awesome in helping us get our house done and has gone to Bat helping us get our price locked in.

I shopped around and either had the other guys drop the ball or flat out ignore my emails requesting info. I was also quoted insanely long build times at one place. With Char at smart mods it has been totally different. Not only are their build times awesome, but he has treated me like I am his only customer. Couldn’t be more happy with my experience.
