I wish I could give him less than one star. He is terrible! Never fixes anything!!!! Goes up on rent every chance he gets, I have reported him. No one should have to suffer the conditions he thinks is suitable. He got mad because I wasnt going to renew my lease, he talked horribly to me along with harassing texts. I would not wish him on my worst enemy. Scum bag!

Ok, so I never rented from this guy (Rich Pantoja), but judging from other peoples reviews, I dodged a bullet. I made an appointment to look at a property of his and every single thing that happened after that was a red flag.1. He refused to meet outside of business hours, so I agreed to come by on my lunch break (which I told him was only 30 minutes). He showed up 10 mins late.2. When I arrived the property had signs in the window indicating that the mortgage company had winterized the property because it had been vacant so long. He said that must have been a mistake and started taking down the signs they had left. The water and electricity had been shut off (or at least werent working) and he seemed surprised by that fact.3. When I pointed out that the fence in the backyard needed maintenance (was falling over) he said it belonged to the adjacent property (which was separated by a gravel driveway) and it was their responsibility to fix it.4. He claimed there was off-street parking and when I asked where he said it was...the street in front of the property.The best case scenario is that Rich Pantoja is an incompetent property manager. At any rate, I wouldnt recommend renting form him.

My mother (the one who dealt with this company first hand) is not computer literate but since I am, I felt it was my duty to share what she went through and to warn others. After over two years renting from this company (and putting up with faulty plumbing and a mouse problem they never informed her about before moving in) my mother fell ill with a life threatening condition and tried to explain that she could no longer afford the place and would be moving. Rich (Richard) went out of his way to make her last weeks in the house hellish. He sent her rude, harassing texts threatening court action and demanding she pay rent up two months after she would have been gone even though they were on a month to month agreement by this point, and before shed even moved out he was sending strange men over to the house to peer in the windows and ask to view the property.

Lived four months with holes in the roof from the ceiling falling down and could not get Richard (slumlord0 to fix it. closed off rooms because squirrels came in. I was on month to month and gave notice and moved out. He put a bad claim on my credit report. STAT AWAY FROM THIS GREEDY SLUM LORD !!!

Horrible bedbugs roaches, landlord wont fix anything, my whole staircase railing fell off and I fell through with it I got injured falling through the railing and called aristocrat and was talked to horribly and even though we pay our rent every month he threatened to evict us (Richard) this is by far the worst experience Ive ever had and ever will have in renting propertys I highly recommend you go somewhere else
