Great experience, drinks were made fast. Got the Gothic Mocha— not too sweet or bitter which was amazing because I thought it would lean more towards chocolatey, but was a great balance!

Nice little coffee shop in an excellent location across the PCH from the beach. Limited street parking is available right out front but is metered.Typical small cafe menu and some limited food options as well.Drinks are tasty but fairly standard for cafes like this. 5 stars for the locations, the vibes, and the friendly baristas.There’s also a small patio out back.

The sweetest team works there. My oat flat whites in the AM are what get me motivated.

POC REVIEW:Ive visited twice and have been greeted immediately. No sassy baristas. Everyone was kind to me. Today I went in and the blonde girl with the purple sweater was very kind, answering my questions about cup sizes and milk alternatives, she was patient and not angry taking my order. I really appreciated this. I ordered an Iced Maple Latte extra shot and almond milk, drink was $7, sounds normal for California haha. Their Iced Coffee is BOMB. Not acidic it tastes actually really good. Iced drinks come in 16oz only, unless its iced coffee that is a 20oz. Definitely recommend.

Great coffee shop in the perfect location. The owner is super friendly and makes the perfect espresso. They source the beans from Brooklyn which is kinda unique but it just kinda adds to the vibe. Stop by after a surf.

I walk in to order a cup of coffee. The waitress sees me. She then goes to stock and starts stocking overlooking me. I felt deliberate. I waited awhile then walked out. A customer is always first.

Iced Maple Latte with oat milk is one of the best coffees Ive ever had. Their Gothic Mocha is also incredible. This place is the best coffee shop in the Newport/Costa Mesa area.

When I glanced at their menu, I was blown away by the variety of breakfast and coffee options available.

Very good to excellent flat white from Toby’s Estate beans and their La Marzocco machine. Good looking cronuts and breakfast sandwiches too. Minus one star for paper-only cups but still a solid option.

So happy this place exists.. and Im sure the other patrons agree 😊 happy feels and happy people all around.

Dropped into this new place that opened up right next to the beach in Newport. What a selection of coffees to get! After the barista went over the specialty coffee they serve I settled on an Almond Iced Latte... it tasted ridiculously good. WOW.They serve Tobys Estate Coffee which is apparently an Australian Coffee Roaster operating in New York who ships their coffee fresh roasted to this cool little spot. The guys here really know their coffee! Newport Beach finally has this awesome spot. No pretentiousness at all, which is a relief when dealing with baristas :)I also got a snickerdoodle cookie, totally complimented the drink.Love this place and will return!!!

Good Coffee, not the best place to study.They have good coffee. Its right by the PCH so you can nearly see the ocean. Its got good coffee, nothing spectacular however. Its priced pretty high for what it is, but we are in Newport so I cant really complain.Its not the best place to study. The tables are small, and theres very little space to sit. There isnt really any public seating as well

Vacancy Coffee is a small shop along Coast Highway on the north end of Newport Beach. They have a normal assortment of coffee shop pastries and select specialty coffees. Vacancy has a few cold brews available in bottle, with cup of ice upon request. The shop has limited seating and street parking (metered) but a bright, open area which is great for catching up with a friend. I dont recommend working here as table space is sparse. The staff is friendly and chatty. Vacancy also partners with the Banks Journal next door and has some niche clothing and accessories for sale. The shop exudes surf vibes.Food: 8/10Drink: 9/10Environment: 7/10Staff: 9/10

Great little shop with a simple menu and no frilly drinks. Coffee is perfectly roasted and prepared. My favorite is an iced maple almond milk latte. Its smooth sweet and earthy. Service is fantastic. There may be a wait if you come during s busy time. Definitely worth it.Alternative milks include almond, soy and oat. They have agave and maple as unique sweeteners

Nice baristas, great coffee. They have a nice space with a great patio. We like to stop here when we come to the beach.The pastries are often great.Also they have a lot of nondairy options if thats your jam.

Literally one of the best places to get coffee. Owned by two AMAZING Aussie couple who I always have an amazing time just chatting with. Theyre really into making you a great cup. Vacancy Coffee Bar is literally the definition of what a coffee shop should be and why people should stop going to Starbucks if you really love coffee.

Good coffee. The latte is very good. Its not overly sweet like a lot of other places make it. The coffee is smooth and is not bitter or burnt so you do not need the sugar to try and cover it up, like other places do. The owners are very friendly, definitely not coffee snobs like some of the other places around here can be.

Such a great place to have a coffee. Great value and very friendly owners. Doing an art installation here was an amazing opportunity and I cant wait to have a breakfast burrito and latte again here soon.

My daughter lives close by and I stayed with her for a couple of days.Vacancy is right around the corner from her place. The fellow had me try the Oatmilk Latte which my daughter usually has; very good. The next day I had double shots in it ( i love espresso!); Excellent! So creamy and full bodied that I sipped it all day. You wont be disappointed :)

Awesome fun little coffee shop with great varieties! Friendly staff, right across from the beach. Good for a one on one meeting with a friend or personal time. Seating is sightly uncomfortable but looks really cool. Theyre doing a great job here!

Lavendar latte and huge ham and croissants were super yummy! However wish the lattes were a bit hotter to get that true milk mixture that I crave in a latte. But overall very nice staff and clean amenities!
