Getting a place at paradise village and working with Lisa was the easiest thing about my move. She was kind, patient and quick. I couldnt ask for better service. We are excited to move in.
I need an honest opinion about this place…. I looking into buying a mobile home here but I’m afraid that I’m making a mistake since I’ve seen a few reviews… I want to know about this place, like if is clean, guetto, noisy, expensive in may way, is the office nice to deal with it, rules I mean can a couple of people give me a little heads up about this place? The good and the bad please!!!
If I could give 0 stars I would. This is the worst place I have ever lived in. The neighbors don’t care what time it is or what day. You’re going to be listening to their music at full volume for HOURS. People let their dogs run around without leashes, race up and down the street with loud motorcycles and laugh if you try to ask them to stop. Complaining to the office does no help at all. It’s like everyone here has just given up any sort of decency or common courtesy when they move in. You do NOT want to live here.
The community office is very helpful and works hard to make sure the community is the best it can be.
Horrible slumlords and if your white don’t move in your just a cash cow. Lived there for two years and reported things wrong with the place the day I moved in and after I moved out everything still wasn’t fixed. They never cut the lawn at all and there is so much violence and theft there not even funny. Best part is they try to rent you a new home say it’s new and realistically they just re painted it and sold it as new after someone moves out I have seen this done to many people. Forewarn everyone that is moving in this is your biggest mistake, even if your a couple of days late on rent they love to try and take you to court right away to make more money absolutely redic. Trust me you would be better off in cardboard box on the side of a road.
Family oriented and safe, nice and clean
Our landlord passed away and my boyfriend and I wanted to quickly move. While looking for a new house we came across Paradise Village. When entering the office we met Lisa M who immediately made us feel at home and answered all of our questions. She explained we can rent or buy, and honestly their current deals are too good to pass up! The entire process went smoothly and efficiently because of Lisa. She is very good at what she does and made us feel comfortable and taken care of. I honestly cant say enough great things about her. We wound up renting an almost brand new unit with plans to purchase soon. Thank you for everything Ms Lisa! As far as the village itself all my neighbors are really nice and I feel very comfortable here.

Such a wonderful community! This is a wondeful place to live, and everything is upkept so the atmosphere is very nice. Lisa Maysonet from the office is extremely helpful; she helped make moving in a breeze and is extremely helpful in everything weve needed. Couldnt ask for a better better sales manager, super friendly and very professional. So happy with our experience with Lisa and Paradise Village!
This place is rubbish one pays for service in the community and neither does they clean up the yard or the parks the dirty and damaged swimming pools the only thing they know to do is raise the rent of the lot every 3 months orible place I do not recommend it to anyone
I am a technician with Piper Fire Protection and Ijust started working with Horatio the GM, and his staff at this property this year. I was very pleased to see how well they are keeping up the property and how they are trying to keep there responsibilities taken care of. The staff was very pleasant and easy to work with. Nothing but good things to say about them. Thank you for making my job easy.
If i can give this place a 0 star i would. The office never answers the phone management doesnt answer the phone no accounting person ever available took them months to get my account corrected. Now their putting Mobil homes anywhere theirs 10 ft available.
Lisa and Joanna are always super nice and professional. Lisa assisted me in renting and also switching to renting to own. She helped me so much and answered all my questions. When she isnt in the office Joanna is super sweet as well. Been here over a year now and renting to own and no complaints, honestly. I really love the community.
My parents try to purchase a manufactured home from Paradise Village Park. They try for 2 months but were unsuccessful due to the office staff has bad customer service, rude and misleading. Hopefully corporate office sees this review.
Very nice and quiet
This place scams people so bad! My personal experience was horrible. They charge a crazy amount for their lot rent bc of the pools and stuff but majority of the 2 yrs I lived there 1 of the pools was only open a handful amount of times. We were promised they would fix the drive way before moving in yet its still not fixed to this day and any car that pulls up bottoms out and scrapes the ground. Their maintenance men installed a toilet into the mobile home but didnt check that the pipes were secure so we woke up one morning to half of the house flooded. It took me almost a year for them to get a company to even attempt to replace the damaged floors and they still didnt do that. They put linoleum down over water damaged, rotting wood causing black mold to get worse. The floor began to fall in because we got the run around for almost 2 years. We put $4,000 down for a trailer they made pretty but began to fall apart a few months after living in it. Their paperwork that you sign is full of ways to f you over if you walk away. Luckily for us we documented everything they did and got away from that place. I dont recommend it to anyone and if you do buy/move in make sure its a brand new home.

We just moved in at Paradise Village and we love it. Our new home is gorgeous. The staff has been excellent especially Joanna. She has been a sweetheart to us and has helped us with what we needed. She has shown professionalism in every aspect of her job. The company is lucky to have someone of her ability to work with the public.
Place is a rip-off, they have a tow scam. Never answer the phone or return messages. Raise rent and never do any maintenance. The are supposed to do lawn care and don’t even mow once a month. Have 2 pools with only 1 open maybe 1/2 the time.... stay away from this place unless you want to over pay and deal with neighbors that blast music at all hours of the night.

Lisandra M. Hernandez was amazing with me and my family. She went up and beyond to make sure we were satisfied. She answered every question we had, and gave us all the information we wanted and needed. I would definitely recommend going to check out paradise village and their new beautiful manufactured homes. Trashy, kids in the streets that wont move for cars, the back of the area floods when it rains, the play grounds are extreme safety hazards for children. The water is constantly getting turned off without notice, and cyanide has been found in it. The electric goes out every storm. Neighbors are rude and allow their children to trash other peoples yards. I’ve seen bullying. I have seen maintenance be extremely rude to a group of children at the office. In 2016 a trailer was burned down and the surrounding trailers were vandalized. And the office did nothing to change security measures.
Absolutely love this community! Just received my keys to move in today. Everyone has been so nice and have gone out of their way to help me no matter how complicated. Lisa is an absolute angel and has supported me every step of the way. I have a new place to call home because of her generosity and will forever be in her debt.
It took a bit for the application process yet they were absolutely wonderful keeping us informed and making sure we had what was needed to get approval. Our home is brand new and the area itself is absolutely perfect I am so thankful I found my forever home thanks Lisa for allYour help

They are cramping houses in every single space they can manage. Children are always running the streets causing issues. Management is very slow, and they do not listen when you need help. Rent raises very frequently. They charge you for extra water, due to the parks water line constantly breaking. Parks water is Rusty colored, with white flakes, smells like iron, and will make you sick. Its been this way since early 2000s, and hasnt improved. Playgrounds are not child safe, there are no swings, other then a single double set in the back, that are constantly broken by older children. Police are always in the neighborhood, loud music every night. I will NEVER recommend ANYONE to live there. I will never go back now that Ive gotten out.

Not a well maintained park. Mowing is nonexistent in the spring and summer. Pools and basketball courts are open for other communities to use.Lot rent increase 1 to 2 times a year with no cap. Trees are not maintained by the property owner, the renter is now responsible. No offense to the park...facts are just facts.

Ive just moved in January of this year and already I regret moving here, since I have moved here they have shown terrible management and tenant care, they have 3 phone numbers that never work, they never reply to emails, and they will have the office closed while they are inside and wont open the door to answer questions, when you come to move in they show care but once you move in they could care less about you, the only person I knew would answer me was Oscar Porras and now he has gone and theres no one left to care for tenants I do not reccomend living here if youll have problems because the office will not help you!

They treat their residents horribly! Lock you into a 2-year contract, and treat you like garbage! I bought a trailer here and they freshly painted to disguise leaks in the roof. They dont keep up with their lawn Care, two filthy swimming pools hardly maintained, constantly having water issues, and a tow truck constantly on a prowl to toe an unrecognized vehicle in the park! When contract up definitely moving!I do not recommend anybody to reside here and Paradise village! Its far from being Paradise!
I lived here when I was a girl and now that Im an adult I have moved back here and been here this time for 7 years. Its a nice place to live with a great community of good people for the most part. 2 pools, baketball court, 4 small parks/ play areas for kids. It is a very big mobile home park!
Not people or family friendly, less than stellar customer service and very bad management,completely unprofessional when it comes to execution of problems that can be easily be handled. Overrun with stray cats and dogs. Water quality poor. This was a last minute move and my family and I regret the day we entered PARADISE VILLAGE. Save your money and spend a little more time to find a place for your family that will be safe and support good living. On the plus side the major interstates are nearby and easy to commute to work.
Busy busy office. I like it here and the new manager has been making positive changes just hope they can keep up with it. One thing idont like is hat the pool closes too early. Hopefully the new manager can make the change
Other than the cat, water and over grown treed problems that management wont take care off, Its a quiet neighborhood with very little crack heads and hoarders. Lot rent is rising every month more and more. Great place to start a family and move on.
I asked the lady Lisa if credit is an issue.. She said it is OK.. Why waist the money just keep it 100!! then she called and told me she needed more info, then sent me contrasting info in an email. When I called right away to ask she didnt know who I was. What horrible customer service.Seriously if you care about getting a real answer, and people who know what they are doing dont bother. My whole experience with the office was horrible.I am just a person if you dont have your word.. What do you have?I read reviews before going to try and get info thus the reason for writing this. Absolutely love this community. Lisa has been so friendly and accommodating. Anytime I have a a question (and I have alot of them) she has always been more than helpful and responsive. Would recommend for sure.
The streets have pot holes, the side walks have cracks and only part are fixed due to new home being brought in. Dogs are let out of homes with no leash which make it hard to walk. At night which some residents do and those of us who are walking have to be cautious. As disabled woman who cant protect myself while walking with others. The dogs come after me because I am the weakest who uses a walker to keep balance from falling. I dont feel safe walking due to the pot holes falling is my number one concern.
This place is tucked awAy its a great place to visit not my kinda home spot but Im an avid outdoor person not a cooped up kind

Would be nice to keep a manager for more than a few months at a time who cares about their job and the community. Front of community is kept nice for appeal of potential new buyers/owners, but other parts are neglected (lawns not mowed as needed, trees overgrown in need of trimming, not enforcing rules for EVERYONE, but pick & choose who needs to follow them). Management seems to want to do the LEAST amount required to keep their job, sadly. Hopefully theyll get it right one of these days

I called because they advertise about moving your home for free...I dont qualify for this benefit because I currently live in Lamplighter on the River and they are sister communities. I didnt know it mattered where I lived. Thats unfortunate. Ive never missed a payment, I have copies of every check to show timely payments (NEVER once a late fee in the 2 years of living there, NEVER) but ok, leave that lot empty so you make no money instead of a lot renter who will actually pay you just because of where I currently live. Ive lived here for almost 4 years, and the place is going downhill. The water is shut off at least a couple times a month, nothing gets fixed, the pool is only open about 2 months of the year, cars and homes broken into, maintenance who never answers their phone, and management who changes constantly when there is someone in the office!
Drug heaven. Lots of drugs in neighborhood. Not a place for children. Wouldnt send my worst enemy there. Staff doesnt seem to care about drug problem.
This park does not even deserve a 1. I have lived here for 23 years and the place has gone downhill. They never answer the phone or return calls. They have now set in place to where you can pay your rent on line.I paid August on July 31. I get an email August 7 stating my payment did not process. After looking into this, they claimed I had 1 digit incorrect, therefore they consider this an NSF as well as being late. So I was charged $50.00 NSF fee as well as $100.00 late fee. If it was submitted to the bank in a timely matter, not 8 days later, this would not have happened. Would not waive any of this. Never wrote a bad check or paid late and this is how they treat their long time residents. They say the value their residents and this is proof they do not. My mom also has health issues, she backed her car up to our steps to unload. She sat for 30 minutes and her car was towed, with a handicapped tag in the window. Charged her $175.00 to get her car back. The grass is never cut in a timely manner, then you get a notice that you need to clean up your yard. Also under a boil water notice and not just for a couple days, its weeks. The list just continues. SAVE YOUR MONEY, DO NOT MOVE HERE, YOU WILL REGRET IT.

It was all about Lisandra Maysonet. She was on top of everything. From the sales, to the closing, to the follow up.We had a maintenance issue at the beginning, and she was there to take care of the problem.The community is clean and well maintained. Staff is hard to deal with, and dont care much once you sign your lease, gets more expensive every year, fines are crazy high if you are late. dont get a flat tier, they will tow you car. Lakeshore management has made this place terrible to live in.
Do NOT move here !! Lakeshore that owns Paradise Village and Casa Verde Cant keep a manager for more than a couple months change rules to fit their agenda said rules doesnt apply to everyone... They NEVER answer the phones and are NEVER in the office . Receipts are not provided for proof a lot rent payment until it post to their account so if THEY lose your payment ure SOL and its happened too many times and the late fee will not be waived !Water is terrible dont drink it always on boil water notices pools arent maintained properly . Grass will be 2 feet high before theyll cut it yet still give you a notice to weed eat .,.. I guess to make a path for yourself?

The lots are not spacious, the playgrounds are rundown as is the park itself. The water quality is non-existent they have water main breaks four five times a month and the water is shut down without notice. The owner, Lakeshore management llc, and all their employees talk down to you when you voice a legitimate concern or safety issue or breach of contract. They lie to you about what youre getting and then after you sign the contract and get their money they dont want to know anything more. They will retaliate if you speak up. They do not care about the people that live here, they have no empathy for others or any living being in the mobile home park, they are all corporate people, we are treated like animals in the zoo, well actually worse than animals in the zoo because at least they get some consideration, and have more space to live than we do in this park.. they are packing the mobile homes in every 10 feet, although this is legal according to an outdated law it is inhumane. Unfortunately I am an elderly Widow and Im stuck here, I believed their lies, I paid them the last of my saved money, bought my home and moved in and now I am stuck... One more note the positive reviews you see on Google are all from corporate people they do not live in the park they are not real people... I wish someone had told me all this like Im telling you people out there, to prior to my giving the last pennies I had to Paradise Village Lake Shore management.
I am in a legal battle over a renter eviction and they think they own my trailer now because they evicted my renters and did nt tell the judge thier was a lien on it. Buyer beware...... Their are complaints currently that your name is on title of the wrong trailers. They are trying to get the real owners of the trailers out and only have rentals or loans.They stole my trailer and even went to Duval County and had the title transferred behind my back. But they won the battle I will win the war when all the state dept come checking into this situation and the judge finds out they did this when I had an emergency stay issued. They stole the trailer for $500.00 as abandonment when in fact I never did abandoned it and still paying rental fees.Good luck....anyone who rated this over a 1 is afraid to tell the truth and I have owned for 20 years there and never lived there physically on family members used it.
This park has seen some ups and downs but has really shaped up really nice now and even great for kids

As far as trailer communities in the area, its probably in the top 5. The sidewalks are thin and in disrepair, the security is lacking, and the playgrounds are rusting tetnis traps . Also, the water and plumbing situation would rival some of the poorer third world countries. I will give credit to the current management for attempting to address some of the problems. However, management of this park appears to have a high turnover rate.

I dont hate the place. They always got trouble with the water. A lot of street cats. Manager is rude.
Initially we were very hesitant and unhappy. We couldnt get a hold of staff after countless emails and voicemails which was annoying. We stayed 6 months while we lived in Tampa and they switched management during this time. The plus was that the RV area had space so youre not right next to another rig and lots of space behind the rigs too so plenty of room for our 35 foot 5th wheel and 2 cars. We also had empty lots on both sides. Electricity is free and you have your own garbage and recycling cans so that was really convenient. There are 2 parks for kids, a pool (no hot tub and the pool isnt open year round) and laundry but it was gross so we always took our clothes off site to wash. Its mostly mobile homes so it has more of a neighborhood feel with easy access to the highway.There are TONS of veril cats (which our neighbors fed, bad idea!) So that also brought racoons but we didnt have issues with either really (even with a dog) just that theyre full of fleas which we caught. Only the BEST ORAL RX medication will protect your pet so be prepared or get fleas. Also on the other side of the block there seemed to be a weekly fiesta with very loud music...Morons do yard/lawn work to be honest. They just blow dirt and glass (quite a lot of broke glass around actually) from the road into peoples lawns and mow literally nothing (but rest assured plenty of rocks and sticks will hit you and your property).Overall I feel like this place was ok for a long term rv stay, especially for the cost, and I would consider staying again. However, we found we hate Tampa and will not be back lol
