It took almost 6 months before it arrived, but that was perfect for my friends. The home was brought out to their land, set up, tied down and everything. We are in the beginning stages of finally deciding on a specific house and heading through the finance process and I dont mind saying its been a stressful few months for us but our salesman Aaron has done best he can to give us all we want and Ive harassed him quite a bit on things but he has been very professional and does his best to find a solution. I will write another review when its all done but I have no doubt that Aaron is gonna be a stand up guy and help us all the way through the process. We actually requested him to be out salesman because of how he treated others in our presence and Im glad we did. Im still stressed but I know he will be there for us on anything that comes up so that helps a lot. Thank you Aaron

I spoke to a salesman today to try to find out what homes might be somewhere in my budget. I didnt think $200,000 was all that low of a budget but I was made to feel different after my extremely short conversation. I was asked if I would need land and since I dont have any I said yes. I was told they didnt have anything to accommodate, so I asked if I were able to secure my own land what homes might I take a look at and was told there wasnt many options. Never told what options nor asked where I was even planning on living. I asked what their cheapest homes were going for and was told $220. I said, okay, I guess Ill keep looking and he immediately replied with okay thanks for calling, and hung up before I could say thank you. There was never the question of if Id like to come in and talk to see if something could be found or worked out.I found a response to an earlier comment that was left laughable when the OP was told he had caviar dreams on a beer budget and the response from someone at Pratt was that Pratt has homes for everyone in every budget.My father was in sales his entire life and I learned a lot from him. I wish he were still here to help me with the biggest purchase of my life but he left me with wisdom...follow your gut. He taught me what to look for when it comes to a salesperson who wants your business and wants to keep you. This extremely short, (few minute), conversation was plenty for me to decide that this isnt the company for me to purchase a home from.

My husband and I own an RV park in Bandera, Texas. We were looking to add two tiny homes to the park, and searched Texas extensively to find the best deal. Blake Jordan with Pratt Homes was the winner of our search. He was fantastic to work with, got us a great deal, and had delivery to us within a month. He even had suggestions for financing. The fact that he is located in Tyler, and we were in Bandera, was not an issue. I would highly recommend Blake. There was zero high-pressured sales, and he answered every question I had. I will absolutely use him again.

Me and my mom came in looking for something for her. She’s downsizing and picky and that’s why we decided to stop at Pratt homes because of the customization options they advertise. We met with Blake and he was so wonderful. He showed her all the different options and did not pressure us at all which my mom really appreciated. Drove up here from Houston to see probably the best built homes around. Quality through out. The current lumber shortage has the prices of homes climbing but still a pretty good value. Theres also the lifetime warranty on everything from floor to roof.

I went in to Pratt homes looking to possibly relocate and get into a tiny home. Chase was so kind and helpful. Even though I was looking at the smaller homes. He treated me like I was looking at a $300k model. He told me how I could customize to fit my needs. They had way more storage than I imagined. Working with Pratt homes has been wonderful. I can not begin to express just how awful our experience has been with Pratt Homes. Promises at selling and buying have been lies after lies. It is NEVER their fault and Magic Steve is magic, when they get the money he Magically disappears.I paid CASH over two months ago for a tiny home that was already built and on the lot. It took them a month to get the house to our land and still over two months and we have an air conditioned tent basically. Doors do not work, 1/2 lights not functioning but(finally guy came out and got stove working).Two weeks after purchase and No word from Pratt, I started calling and leaving voice mails, because the ONLY people who answer phones at Pratt is the sales Dept. I called construction manager, was told at closing that she was the best in the business. After several messages left, mail box was full and could not take anymore calls. So I left several messages with the owner, and surprise still NO returned calls. Another week went by and finally Magic Steve calledHe was here to fix the problem! Yes our HERO has come, Wrong. He blamed everything on everyone else except Pratt Homes. He is a funny guy that makes jokes about everything, but this was not a joking matter!!!! Pratt sub-contracts everything out and can not control the dates when the home is delivered and also the pad, water, electricity and sewer will be installed. We are now over 2 months in and no finish in sight. Health issues now happening with wife because of no septic.Understand this is an honest account of our experience. The people seem nice but buyer beware!I would not recommend nor will I EVER do any kind of business with Pratt Homes.

We are still in the planning phase of our project, but I gotta say, Mr. Pratt is by far the most thorough and thoughtful sales person we have met. Shout out to Pratt Modular Homes in Tyler, Texas. They sell excellent quality homes which my husband and I fell in love with. We put down a deposit and due to COVID and other circumstances, we had to pull out of the contract. Pratt Homes were honest and gracious in working out a fair agreement for both parties If we have an occasion to purchase a modular home, we would definitely return to Pratt Homes. In these crazy times that we live in, Thank God there are still some honest people in the world.

Shout out to Stephen in the Service Department and Mr. Pratt. After the crazy East Texas weather, my hot water heater and other plumbing needed to be replaced in my tiny home. (my fault that it happened). After speaking directly with Mr. Pratt about the issue, he had Stephen out the very next day! Stephen was very personable and also very professional. He did an outstanding job replacing the hot water heater, checking for other leaks, and even replacing some moulding in the bedroom and hallway. The food was good a little of priced we got coffee it was $2.49 but we only could get one cup because our waitresses didnt come back to offer more i got a BLT I asked for mayo instead they put their special sauce on it AND I DIDNT CARE For it the pancakes are small like for a kid

Custom home prices has had me and my wife shopping more than I would like. William showed us a lot of benefits to modular. This may be the best route.

These are very friendly and helpful sales people. They make the buying experience easy. They explain everything step by step and give updates on the process. They have a wide variety to choose from. The model homes they have available to walk in make it feel like you are home.

Pratt Homes is the place to go when looking for a new home. After visiting several places I decided on Pratt Homes.They were very friendly and helpful. They never tried to pressure me into buying, they just showed the homes to me and answered all my questions. Everyone was very nice, but I have to say something about Aaron Miller. He is a great person to work with. He has been very helpful in helping me pick out things for my home-cabinets,flooring etc. and helping me get the home I wanted. My sister and I visited Pratt Homes yesterday. My salesman was Aaron Miller. We were super late because Siri had us going at the opposite end of the loop, but even so, Aaron was so sweet and still took time for us. They were super busy, but we still didnt have to wait long and the staff were all very nice. I fell in love with one of the homes and will be starting the buying process next payday. I am beyond excited. The owner literally responded personally to my inquiry from the website which meant a lot to me. Genuine southern hospitality goes a long way. This is my first time to ever try to buy a house, but I feel very confident & comfortable with them. It is ZERO pressure sales also. I think the homes are so beautiful they sell themselves. :)

If I could give zero stars I would. I was shocked to see the overall high ratings, but as I read through the reviews it became clear. The higher ratings were posted by people who hadnt actually gone through with the purchase of a home yet. In rating my initial meeting with Aaron, I too might have given a higher rating. The reason is that he, as well as everyone else at Pratt will tell you everything you want to hear, and pretend to have a genuine concern for your needs in order to do whatever it takes to make a sale. Dont be fooled by their so-called knowledge and promises. Between Aaron and Ruth (a joke), we were amazed at how many lies we were told. And, in an effort to compensate for their lack of knowledge, rather than finding the right answers to our questions, theyd simply make up things to tell us and actually expected us to believe it. Our decision to purchase a modular home was based on their claims to it being a quicker and simpler process than that of a custom build. Since this home was to be used as a ranch home away from home, and not our primary residence, we assumed this process would be less demanding of our time and attention to details. We couldnt be proven to be more wrong. From the day we purchased our home from Pratt and our move-in date, we could have built a beautiful custom home twice the size. There isnt enough time or space in this review board to tell of what a nightmare this company has been to work with. But for the purpose of this review, Ill briefly mention some of what weve experienced, and what I hope every potential customer who reads this will take into careful consideration. First, not only was it weeks before our HVAC units (that were purchased with the house) were delivered but the technicians tracked mud throughout the new carpets, left EVERY air vent clogged with insulation, and between them and the other sloppy contractors, they destroyed the insulation in the attic, leaving us to reinsulate. During the first rainfall following the set up, we had rain pouring into our home, through the entire length of our living room. This was due to their crew installing the roof shingles improperly and leaving shingles out completely. When the roof was raised during set-up, the incompetence of the set-up crew left our home severely compromised in the event of wind and storms. They did this by leaving the structural boards that are used for holding up the roof misaligned and some were left disconnected altogether. We paid Pratt to pour concrete runners along the entire perimeter of the house in order for us to construct a stone skirting to cover the bottom. The house was positioned so far off, leaving one side underneath the house, and as a result, costing us an additional $2000 to have extra concrete brought in. There were and still are multiple plumbing issues. The pipes underneath EVERY sink has leaked and ruined the base of the inside cabinets, which they refused to replace. We experience continuous plumbing and septic problems due to lazy, unethical and incompetent installers (contractors hired by Pratt). Multiple electrical wires were found crossed, and we continue to periodically have electrical glitches. For the sake of time, these are just a few of many issues weve had, and not even mentioned are all the cosmetic issues. Weve left messages for Pratt, but as we expected, he obviously thinks himself too good to give the courtesy of returning calls to customers. When I see Pratt billboards/advertisements, I think of all the people whos suffered at the hand of his greed and wonder how he can continue to carry that name without any shame. In summary, Ill just caution anyone considering to do business with this company. They are unethical in every sense of the word. The contractors they use also fall into this same category. Frankly, Im surprised that any of them are still in business. Lastly, if there is a house on their lot that interest you, there are other retailers who sell from the same manufactures, and Id suggest you seek them out first.

Aaron Miller was so wonderful to work with. He responded very quickly to my inquiry. He was knowledgeable about the tiny homes available, and even sent me a quick video of one he had on the lot. We drove from Gulf Shores, Alabama to Tyler, Texas to preview in person. I highly recommend Pratt Homes, specifically Aaron Miller!

We have had such a great experience with Pratt Homes! We walked in off the street and it was a busy place! But we were greeted and it was only a minute before Johnny Jordan came out to assist us. He showed us the homes we wanted to look at and we were so pleased with the look and quality feel of these houses. He is super knowledgeable on the both the build and loan processes. We were approved but for a little less house than we wanted (we knew had challenges going in.) we are going to wait a few months and hopefully get the house of our dreams.We can’t wait!

Update: I would like to make sure my reviews are fair. My perception of the communications fail by Pratt has been clarified by their insistence to continue to try to make our retirement vision come to fruition. Pratt is doing what looks to be a high volume of business and sometimes that can max the communications capabilities. Scott, Johnny, and the entire staff have stayed the course to fulfilling their commitment to us. I will still stand by the fact that their product is in the upper tier of modular home builders. Visit them and decide for yourself.After much research, we settled on Pratt as the company we wanted to have build our retirement home. We made a near three hour drive to visit their location in Tyler. We met with a very impressionable salesman and had a wonderful visit. We put $$ on the table to start the process. That was June 22nd and as of today, September 21, we have had three emails, two error emails offering to talk with us about our interest in Pratt Homes (?) and one to show us a property to build on. Not one phone call, initiated or returned by them. We have left five messages requesting to speak to someone, not one call returned, and spoke directly to their Operations Manager who assured us he would help with our attempt to purchase from them, only after I told him to just refund our $$. CRICKETS!! I will stop hear by saying, if you want customer centered service, you probably need to look elsewhere. Communication and follow through is obviously a PROBLEM at Pratt Homes.

Friendly helpful staff, had allot of full size homes & advertised 15 tiny homes which is what we went to look at. Disappointed after a 2hr drive that they only had 4.

Just looking nice alternative due to the housing market being so high this year.

Aaron was amazing! Very professional, informative, and patient. He did not rush us through and helped us customize a floor plan to meet our needs. If youre going the modular home route, its well worth the trip to Tyler Texas to meet with Aaron and tour their model homes.

We are in the early stages of shopping for a home so our visit was about getting information about modular construction. We called ahead to make sure someone would be available to walk us through the homes and answer questions. We were immediately greeted by 2 different people when we walked in and then introduced to Lynn Pratt. We took up about 2 hours of his day and he answered every question, pointed out upgrades in each home and explained the process from design to delivery. He immediately followed up with us on additional questions and was quick to respond to emails. Were not at a point to purchase (yet) but will be checking back with him as that time gets closer. Bottom line...nice visit, not rushed or pressured, knowledgeable, and helpful.

Sales Consultant was Wiiliam Barker. He is very knowledgeable about his products. He is polite professional and is a good listener. I would recommend to anyone looking for a home, no matter how big or small, go and ask for him by name.

We were needing a new home in 6 months but the labor shortage coupled with demand meant waiting more than a year to even begin building. Modular seemed to be the only solution.We spoke to all of the local folks but they couldn’t give us what we wanted. It was their design or nothing at all. About the only options were paint colors.Deer Valley and Pratt Homes were the only folks in all of Texas that had a home big enough and more importantly would allow us to custom design the house for our needs.The result was a 3,000 sq. ft. plus house built just like we wanted. Deer Valley’s crew did a beautiful job putting it all together. Pratt’s delivery and set crew were excellent as well.Service after the sale from both Deer Valley and Pratt has been great.You don’t have to settle for someone else’s design. These people will work with you to make you a satisfied customer.

Pratt Homes is awesome. From the great housing consultant Aaron Miller, the finance Dept, the sales manager, construction Dept, to all the workers who were at my house. Any changes I wanted, they did it. I am so pleased with my new home They got it to me quickly and worked hard so I could move in. These people were a pleasure to work with. I highly recommend them. They have beautiful unique homes.

Pratt Homes had a great selection of modular homes which are very well constructed. The prices for their modular homes are very reasonable. I was really looking forward to purchase one of their homes but my lot was not conducive to a modular home. However, before the construction company surveyed the lot and have me the bad news, I was working with Aaron on the design and price of the home and he was very knowledgeable and responsive, he kept me very well informed with frequent updates as to the status. I wish we could have put a modular home on our property because I was so impressed with Pratt Homes!

We visited Pratt Homes last Saturday. They were very busy, but Mr. Pratt himself stepped in to discuss our needs, then showed us several model homes. He was very upfront with pricing information when we told him what we were looking for, and shared some wisdom on what was reasonable and appropriate for our situation. We have land and are looking for something turn-key as my career is very demanding and I travel quite a bit. Everyone there was very friendly, and the quality of the homes really opened my eyes on what is possible with pre-fab homes. We are just starting this process and will post further updates as we go along. Very positive experience!

My husband and I just moved into our new home and we absolutely love our home!! Mindy was AMAZING!!! We had such a great experience with the staff, they were always there to answer our questions. I was super excited about starting my tiny home process. However, the communication has been difficult. I have asked for my deposit refund and cant seem to get a response... someone please refund me, i would like to go with another builder.

My wife and I actually built a home through Pratt Homes and have lived in it for over 2 years now very cost effective without sacrificing quality we plan to build another home with them in a few years.

My husband and I are interested in purchasing a modular home. I had an awesome experience today at Pratt Homes. Aaron was so helpful and patient with me and showed me several of the most popular homes and gave me ideas on a couple of floor plans that I am excited about. After that he allowed Eric to generate the plan and worked with me on picking out all the specifics such as floors, countertops etc...Both of these guys know how to treat people and I left there with no doubt that I was in the right place for our forever home!! Thanks guys!

So I just spent about 4 hours online looking at ever single layout bc that is how interested I was in purchasing a home. I always check Google reviews as it tells me a lot about a company. Seeing complaint, after complaint and even discrimination against a couple, Im good, its a NO GO for me. I also see the company responding to complaints and justifying each one.....yeah no. 1 complaint was good enough for me to say NO but I see multiple. I was going to drive 2 hours away but now, Ill stay within DFW. Not wasting my time or money.

When Aaron Miller met us at the door, we thought we were going to start our home search and look at a few models. Everyone in the office was so friendly & greeted us as if we we old friends! Aaron talked to us about what we were looking for and really paid attention to our needs. He took us around their lot showing us what they had ( even went back to some when I had questions) and we left that day having made a choice!Aaron helped us through the process and now we are anxiously waiting for the build to begin.You must go to Pratt Homes, they are very attentive to customers and you will have a great experience.

My husband and I were searching for a new home and Jessica Orsornio from Pratt Homes helped us throughout the whole process. They have beautiful, high quality modular homes and manufactured homes. Very friendly and welcoming!

Filled out the contact form to get some information before making a 2+ hour drive(on top of COVID going on). Got a response from Blake a day or two later. I replied with some questions and then nothing. I even sent a follow up email, and nothing.The houses are gorgeous online and we were very interested, however the lack of communication says a lot.

BEWARE, they are nice at first!!! When doing paperwork with PRAtt Homes please allow a Lawyer to look over your documents before you sign. We were robbed from our request and was given what the Lawyers told us was a ‘Bate & Switch’! I spoke with the sales rep & MS. PRAtt about the exterior structure of the house after seeing it being delivered to my property. After she realize what they did from the pictures I sent she wouldn’t respond anymore. The home that we thought came from them actually came from Champion Homes. Their Contractor made our foundation pad too small which caused the skirting to be crooked. The contractor hired workers to do other jobs and many of them were unskilled, Ross Designs in particular was very arrogant, and had no business being in business! Pratt homes administration was found to be dishonest and unorganized. We had to do much repairs on our own to make what was given to us decent.

Everyone was friendly however not all of the information was given to us. For instance we decided to pull our application and get our refund and no one told us that they keep 30 dollars of that 1000 dollars of you paid with a debit card. I think thats an important bit that the consumer needs to hear. I also had to call multiple times to get the release paper sent to my email.

They offer EXCELLENT customer service, quality home designs and with beautiful interior fixtures . EXCELLENT pricing and they offer lots of different floor plans and options. Aaron at Pratt Homes was very helpful. He really knows his stuff, great customer service, he is prompt and takes care of business. I would highly recommend working with Aaron.

Very clean. They have a nice inventory. However, when we were sitting at the desk, after looking at a couple of homes. I was speaking, and asking questions, and they guy was on his cell phone behind the desk, and didnt hear a word I said. When we got up to leave. No hand shake, no goodbye. Didnt walk us to the door, no thank you for coming. Nothing. So I dont think we will be back.

I have champagne taste on a beer budget thats what I was told lol if only they knew my credit score or how much I had to pay down🤣 Their loss
