We decided to go with this place after alot of searching for homes. Nice people very helpful. It was quick to do final papers. Offices were nice and clean.

We had just started to inquire about these homes and stopped in to look at a few. The man we spoke to was only interested in dollars and cents and didnt even offer to show us any. Dont bother with this place people. If you dont walk in ready to buy, the customer service is horrible.Just really, really 😥 We were interested in 2 bedrooms for sure, but had we been given the opportunity to view some, we may have went with more. The sales person didnt even get up out of his chair and greet us. Just asked questions about money and how we plan to finance. We said we were just checking into modular housing, to see if its what we be interested in. He did not offer to show us anything on their lot or online, as their reply stated. On the contrary, he told us we could look online ourselves. Thanks for not caring. Fortunately, we found a great place and ordered a package deal with home, garage and land.

Do not buy a Palm Harbor home. The materials used are cheap and the workmanship is awful. One of my doors wont shut. The wood look alike floor covering is bubbling in spots.The plastic siding is wrinkled and obviously purchased from a batch of seconds, and even the application is bad. And the cabinets are covered with thin layer of plastic that is peeling. And my shower door keeps falling off. I am really disappointed in the quality overall. Especially with the hype about quality. You really can not repair a lot of these problems without tearing stuff out and replacing it with better quality materials. However, years ago, I was taught that you pays your money, and you takes your chances. So the selection is partly my fault for not doing more research. But I do wonder how these people stay in business..

Where do I begin, My sales Rep Kim was great. Unfortunately she was the middle man in this. I was 1st told my mom could not be on my dads VA loan because she was not in the service, then I was told my closing cost would be at 17%, I was quoted 20k more for the same home and when i questioned this he said oh their price is without set up and delivery, the list goes on with a lot of exaggerated numbers and when I questioned them his excuse was they like to give high estimates so that when it comes back less we would be happy with them. Closing cost are 3%-5% padding would be saying it could be 7% but they tripled the #. The difference in the price of the home from them to another Palm Harbor was 14K, I told them I no longer wanted to do business with them. Eric called me to tell me I could 1st talk with his lender to get clear #s next morning after I had already requested to stop the transaction and agreed to 1st speak to the lender before pulling out, my credit card was ran. Of coarse I was furious. I sent the message to Kim because I am at work, and then ended up speaking to Eric a few minutes later. After I explained my issues again with them being unclear with #s he then said they dont play games and they are very transparent and I was asking too much and I was probably going to question everything they did so that he no longer wanted to do business with me and hung up in my face. With a big transaction like this I honestly feel questions should be ok but not according to Waco Palm Harbor. It was shady from the beginning I should have listened to my gut but tried to give them the benefit of the doubt. DO NOT DO BUSINESS with Waco and if you do be very aware and DO NOT take anything they say without doing your research 1st. You have a right to ask and question all you want when you are looking for a home this is not a small transaction. If people have issues with questions then usually its because they are hiding something. That is a fact. Also let me add none of them wore a mask when I visited their location, that was a 1st Red Flag but again I try not to judge immediately and respect people decisions but this time my feeling where right.

Bad customer service, almost none of the keys work for the doors. I was told I would receive a call the coming Monday. Didn’t hear from anyone so called Tuesday, the guy that answered didn’t want to talk so just rushed and said he’d get a message to Eric. The next day came I called again, this time he was off was told he would call me back after calling him. Received no calls, call back the next day and was told he would call me back again with no call. Came to check out reviews and am really glad I did not do business with these inconsiderate people!

Went to Palm Harbor in Waco today. The one guy working gave us a set of keys and told us to go look at the homes. We were fine with that because we didnt want to be followed by a salesman, but none of the keys opened the first home. The second home we looked at was unfinished. The trim was still missing, the carpet was incomplete and the seam between the front and the back was still visible. When we went back to the guy in the office we told him the key didnt work in the first home. He said, Yeah we need to level it. The door doesnt lock anyway. You just have to push on it. Needless to say, we ARE NOT purchasing from Palm Harbour in Waco. We went to Palm Harbour in Austin and got the opposite treatment. If we purchase a Palm Harbour home, it will be from that location.

Disclamier: I havent purchased a home yet!I will say that the service so far has been absolutely great though. My girlfriend and I are first time home buyers and was very unfamiliar with the process. Kim Arana has been so helpful so far and really great with following up. She spent a significant time finding stuff for us within our budget and is going above and beyond for us.Ask for Kim if youre going to shop here! Ill update my review accordingly once I get the house. This is purely going off of the sevice Ive received in the early stages of home buying.

I do not recommend Palm Harbor Homes to anyone. Ive had numerous complaints however at this time Im trying to get the trim out taken care of. My home was delivered 6/22/2020. Ive been promised numerous dates for the trim out however non are met. The tech told me they keep pulling him from my job so they can place him on others. This is wrong. They care nothing about you once they get your money. No communication at all. I keep calling they promise dates --- I still need trim out. I will post my complete travels soon however felt people need to understand what happens after the sale. If this post is up - I still need the trim out, I will remove after the trim out is completed.

Our experience with Palm Harbor - Waco has been fantastic. We are currently in the process of acquiring our new home and everyone we have spoken with has been both polite and knowledgeable. We are very thankful for Oliver Mayr (our salesperson), who helped us pick out our new home. He is a very professional and very friendly person. The first day that my son and I came in, we were welcomed by him as soon as we arrived. He asked us several questions as to what we were looking for specifically and then proceeded to show us a few models. Showed up aiming at looking at houses, only one person was there working. They asked us to sign in and proceeded to hand us a set of keys to look at the houses. This may be a good way for someone but not us, there are too many questions we have when looking at houses. Needless to say, we did not stay and looked elsewhere.

These guys are the best! Erich was very professional and made sure that me and my husband were happy with our home. Its been a little over a year now and we love our Palm Harbor Home!

Terrible experience, been given the run around since day one! Unprofessional team that is extremely misleading and does not follow up with customers at all. We were told we were approved and our land would be our down payment. Then ended up coming out of pocket $500 (which were still having to wait 10-15 business days for refund.) Finally after several weeks of waiting and being told were just waiting on finalized paperwork (which also had errors due to sheer incompetence) were told our credit score is a few points too low. Definitely taking our business elsewhere! Would not recommend Palm Harbor to anyone!

Oliver Mayr is the one to go to! Hes nothing short of phenomenal! We to Clayton in Waco and Palm Harbor in Burleson first. While everyone seemed to be very nice, we still felt like we were kind of left in the dark about alot of things. This is our first time buying a home so we wanted to figure out the best way to go about applying and which lender would work best. No one offered to show us any homes and just gave us keys to look ourselves and said theyd catch up to us in a few mins. We were out there for a good hour and no one caught up with us until we came back to the office. The person we worked with seemed very eager to help at first but then started putting in less effort to contact us or would contact us end of day so we would be stuck waiting for a response or phone call next day that we sometimes didnt get. We usually had to reach out and alot of the times they would go home early. This went on for a few days and we still never received an answer or solution... We were ready the day of to get an application started but they kept putting it off and wouldnt even run a credit report because they said they want to make sure its done right and so they could find the best lender. We only have fourteen days to compare lenders before it affects our score and we mentioned that too. At Clayton our sales rep seemed just as confused about the application as I was as to what to put down on some stuff, instead of asking someone who may have a better idea he just guessed so I didnt feel very comfortable about that and it turned out to be a mess in the end. He also never followed up with us even when I left my drivers license in the office... I had to contact him myself the next day asking if I left it there and all he said was you did when I picked it up he said he tried to wave my car down as I was leaving ... A phone call or something would have been nice. I tried following up with him with several questions and to see if hes heard back from the last lender since it had been a week since the application was submitted but no response or call back. I even said I wanted to look at other housing options in case I didnt get approved for that specific home and he responded and said okay. When I drove up there he didnt even show me houses he just told me about an update to one of my applications because of an error on it from information he told me to put down that I was going to omit because I figured it wasnt needed and turns out it wasnt.. so I basically drove there for nothing for something that he could have called about. After that I didnt hear from him. So, those last two experiences started to cause us to feel a little discouraged. However, right before we were ready to throw in the towel, I took a look at reviews for Waco Palm Harbor and saw outstanding reviews for Oliver Mayr so I made sure my boyfriend and I set up a meeting with him that same day. Oliver was very knowledgeable, attentive and seemed very interested in gaining our business. Hes been great about keeping in contact and always makes sure to follow up with us. Not only did he get the ball rolling same day, but, unlike everyone else weve dealt with he stayed late and went ABOVE AND BEYOND for us to make sure we had all our questions answered and everything covered. We never felt rushed he was very kind and personable and told us all of our options with no pressure at all. Any questions Ive had, if he wasnt 100% sure, he went out of his way to find out that exact minute. Whether it be a phone call about a certain upgrade or option, or him asking his GM Erich (who was also kind and helpful) to make sure we were getting all the information we needed. Hes been incredible so far! Hes relieved a TON of stress and has been a huge help! Its nice to be able to work with someone who actually cares and goes the extra mile. We are currently awaiting our approval but so far the whole process has been a breeze so if youre looking to buy, do not hesitate to contact Oliver! I promise you wont be disappointed! :D

Bought a home from Javier at Palm harbor Waco last October, Javier was great to work with through the whole process! He really went above and beyond to take care of all the small problems that inevitably crop up during a major purchase be it car, boat or house.:-)What has really surprised me has been how energy efficient this home is! I keep my thermostat set at 72 all the time. My August electricity bill was $155.00! Thats less than Ive paid for much smaller houses that I was trying to conserve power in!!All of the delivery and other support folks have been great to work with also. I highly recommend Javier and Palm Harbor!

When we first showed up Javier greeted us! We had been to a couple of places and felt very pressured. When we stated that were just looking at other companies would igore us but not at Palm Harbor. Javier was able to keep his cool even with our many children running around. When we decided we were going to purchase everything went very smoothly. When I went to Palm Harbor in Waco and met with the manager he was very courteous and understanding. He even got me in touch with a credit repair company and I am now ready to buy my new home! Worst experience ever. They sold our home that we paid Earnest money on. Took a lifetime to send documents over to lender. Had paperwork drawed up on wrong home. They pulled out of our deal after three months. Took forever to get our money back. Went to Budget Homes and closed in less than a month. With a nicer home. You are going to say that i cussed out your thin skinned staff, when in reality the worst i said was that it was piss poor management. Im not sorry for speaking the truth. Your hurt feelings mean nothing to me when you did to my family what you did. Go find your safe place.

The company calls me, now 6 months after purchase to make sure that everything is going good and i am satisfied. I was told the house I requested to see was available in Waco to view. Drove 4.5 hrs to view it only to find out it wasn’t even on the lot. Wasted trip and wasted money.

I would not recommend anyone going to this place. We were told that we would be accepted by two sales people to get a Mobile home and didnt get it and we put money down which took forever, little over a month to get back. Before you put money down have them run the credit check before cuz it will take a long time to get it back.

Erich Adams the General Manager was very helpful and provided us with a few prices that where very reasonable and within our budget. Very relax sales staff no one was pushy about trying to get us buy anything right then and there let other places that just want to sale you thing they can to get a sale.

Palm Harbor Homes of Waco, I am writing this review in 2 parts.1. The HOME we bought, we love, even though we are STILL not living in it because it is not finished yet. But the home itself and the value of it we totally love.2. The sales people at Palm Harbor Waco, well, thats an entirely different story. While our salesman Shannon and the general manager Erich are professing to be Christians, and along with that, the ethics that associate with it, well, the truth is far different. We started looking at these homes in May 2018, wanting a move in date of June 1 2018. Our salesman Shannon assured us that shouldnt be a problem. Well, it is now July 16th, and we still are not in our home.We were also told our home was 1500 sq ft, but when we asked for the plans so we could plan the inside, well, the truth was far different. The home was actually only 1320 sq ft. But that aside, we still loved the home we chose. Then we asked our salesman Shannon to speak with the GM Erich regarding having the bar stools and dining room table thrown in. Over the month we were working with them, he assured us he was. When we got to closing with GM Erich, well, he never heard any of that, or he lied to us. Either way, the bar stools and dining table were a no as they werent in writing.When we spoke with the salesman Shannon we explained that I was a 100% Disabled in the line of duty vet, and that we needed bigger, wider steps. We even showed him the steps we wanted, which were also on site, and we were assured by Shannon that these steps would be included for both front and back. Well, as we get closer to home completion, we get informed that the steps are NOT included, and that we would have to pay for them ourselves. After speaking with GM Erick about this, we got the Its not in writing answer. So basically, screw you, you pay for them.When they delivered the home on site on June 15th, the mortgage company called and asked us if everything was finished to our satisfaction ad ready to move in. I told them no as it wasnt, and they told me to call back when it was completed so they can release the funds. I then got a call from the GM Erich, and he told me that I had to say yes or they wouldnt release the funds, and all work would stop on the home. So in essence, he told me I must lie to them in order for the work to continue on my home, so I called them back and said yes. Fast forward a month and we get a bill for our mortgage to be due. i called them and they said since the house wasnt ready I never should have said that it was and e-signed the documents saying so, but since I did, my mortgage payment is now due as I have technically been in the home for 30 days. So of course I called GM Erich back to speak with him, and he of course does not return calls.So, to sum up, the home we purchased, we love, and are looking forward to some day actually living in it, especially since we are now paying for it. BUT, I would avoid, AT ALL COST, dealing with Palm Harbor Homes of Waco, and their sales people Shannon and GM Erich Adams. They are not honest, nor are they ethical, and in fact I would line them up more with a shady used car salesman. Hence, the 2-star review. It would be a 0 star review for the dealership of Palm harbor Homes of Waco, and 5 stars for the product. They said We hope you give us a 5 star review on all our customer surveys of which there are 3, and unfortunately, even though they will probably mess with us and our home because of our reviews, you MUST know who and what you are dealing with. BUYER BEWARE.

When my wife and I decided to buy a new home we were not sure what we wanted. After checking around we went to Palm Harbor Homes in Waco, Tx. It was great to find out that they could help with the two of us with our handicap problems. In order for me to get help from VA Grant,they had to meet a lot of ADA specifications. Now that we found a place to buy the home, we talk to Javier the manager in Palm Harbor Waco. Of course with me I want to know that who I am buying from is trustworthy. We knew we wanted a modular home. After we got all on paper and were satisfied with all the trimmings. There was not one problem or question we had that Javier didnt solve for us. The home we love. We have been in it for 6 months now, we had a few issues that needed to be corrected and Javier and Palm has taken care of the without question. The fireplace is super and warm. Have not purchased a home yet but went by to check out there inventory. Super nice peppeo. They were not pushy and they listneli to me and my wifes wants/needs in a new home but took all aspects into consideration. They were not just trying to sale me the most expensive home I could technically afford and they meant a lot. I have only not ourchpurcyet due to things on my end I need to take care of. So I definitely recommend this place!!!

They had us sign papers stating we had to pay appraisal and survey fees no matter what but told us verbally multiple times that we would get our money back if the deal fell thru. Always get it in writing or walk away. It cost $1,000 to learn that lesson.

Good service and choices for us to think about better CSR here than Buget

In response to the previous post about competitors writing reviews I would like to say I recently tried to purchase a palm harbor home and the location tried their absolute hardest to have me leave my earnest money and then deny my application and keep the money. They lied to me about the floor plan I wanted and the options I wanted. They basically tricked me into signing a contract before any details were ironed out and locked me into a non negotiable price. they rushed me through the paperwork without following even the rules written in their own contract. I turned around to a real estate friend of mine and showed her what had happened and she warned me about how crooked this place was being. when I tried to contact them about this they told me they were not available until after my earnest money was non refundable. I immediately mailed a letter of cancellation and returned to the store when they would see me with my realtor friend. By the time I returned to the store they had already changed my floor plan without telling me and had made no progress on the loan application. when my realtor friend started picking holes in their contract defined by their contract they became aggressive and started calling us names. Then they brought my letter out and got offended that I called them dishonest in my letter. the general manager stood in my face and called me a liar and told me that everything was legit and there was no lying. He then let it slip that they had changed my floor plan on me behind my back in the very next sentence. I cant believe he had the gaul to insult me and my friend and claim he was being perfectly honest and transparent. Then they refused to give me my earnest money back and told me that it would be refunded in the maximum allowed time stated in their contract. My name in William Capps and I promise you when they read this they will remember the name, which they never could get right in all 3 visits. I absolutely cant believe what these people did and it is absolutely appalling to me that every time I revisit this story I uncover more and more lies. I probably never will know the whole truth about what happened but I STRONGLY URGE anyone considering a palm harbor home to get it from somewhere else and I hope this place goes out of business very soon. Even other palm harbor locations Ive contacted are absolutely shocked by what they did. These people are sharks out to screw you over. NEVER buy ANYTHING from this location, they will absolutely take advantage of you at every opportunity and they will absolutely lie to your face, even after you bust them on their lies they just tell new ones. I am still in shock about how deceitful this place has been with me. This was my first attempt at a home purchase and I am scarred for life, I will never look at any realtor the same again, to the point of next time I sit down in negotiations Im probably going to bring a lawyer and a realtor at the same time. If there was a rating worse than hate it I would pick it because that doesnt even begin to describe my level of disgust. please shop elsewhere.

Management here is cruel and all about themselves. They will take your money just to get them a pay check. These people do not care what happens to or what they do to you. They try to manipulate and take your money! All about themselves. Idc what they think about me when it comes to my family and our needs thats one thing you dont play with. Theyre fake and will lie to your face.
