Welcome to Canterbury Park MHC,Before you visit or plan to move here PLEASE READ & CONSIDER the following:LEASE - The lease is mostly symbolic and only applies sometimes and to some residents. When a new manager comes in, they interpret the lease however they want and enforce whatever they want. If its not on the lease, theyll do it anyways (because who cares about the residents opinion right?). The residents only receive a letter with the new changes (no questions, input or feedback required or considered).COMMUNITY MANAGEMENT - The managers, people in charge of running the day-to-day operations of the community are always changing. Here today, gone tomorrow. The turnover rate is ridiculous and unfortunately there isnt one specific reason. Also, good luck finding someone at the office or the office open or someone that will help you that is not the corporate secretary/voicemail. And honestly, sometimes even if there is someone in the office they arent much help at all.To be fair, a couple of the past managers and assistant mangers have actually been nice and willing to help/work with the residents but this is not always the case.COMMUNITY MAINTENANCE -Question: Who is in charge/responsible of maintaining the community?Answer: Who knows? Your guess is as good as ours.Evidence: Just take a drive around the community and you will notice a few things including: the state of the roads (huge potholes), the state of some of the fences/gates, the state of the pool (heater) and the state of some of the homes. Its so sad to drive around this community and seeing how bad the roads are. It is also a common complaint from residents that requests for maintenance/fixing something made to office more often than not go unheard (fall on deaf ears).VEHICLE PARKING - The simplest way to explain it is that it is a COMPLETE AND UTTER MESS. The judge, jury and executioner of all matters relating to parking is a guy who rides a white tow truck from Collins Towing Inc. This man and this company are the textbook (and real world) definition of predatory towing. He rides around in his tow truck like a vulture day and night just waiting to strike. He often gets off his truck and examines each vehicle very very very closely to find any fault and then quickly hooks them up. He also likes to intimidate and threaten the residents about towing their vehicles if they dont do what he says. He also likes to stash/pile cars on some neighboring streets outside (but near) the community so that he can tow as many cars as possible. But one cant put the entire blame on this guy/company since it is the community management that allows it and wash their hands each time you try to discuss the issue. Vehicle parking rules also seem to change with each new management as evidenced by the last 12 months. If you arent a resident (and honestly even if you are) always keep an eye on your vehicle (dont get off if you dont have to) and dont believe/follow the signs since they dont matter (especially to the tow truck driver). At the time of posting this review, the community residents and visitors are genuinely scared to park in the community hence why the parking lots are empty.MANAGEMENT/RESIDENT COMMUNICATION - The communication between management and its residents is very poor. All you get is your monthly bill/invoice and a sad letter from the office each month. The office will only contact you when there is a problem or needs you to follow the rules. As mentioned before, residents dont get the chance to provide input or their opinion on any changes to the rules/policies. They only get a letter with their bill stating the new changes and when they will take effect, no exception.ANNUAL RENT INCREASE - Every year you can expect to see an increase in the base rent price, no exception. This is a bit ironic since one of the common/main excuses used by management on why they dont fix or maintain any of the above issues is the lack of money.

This is a nice place cheap and in the price range. This is a family friendly part, with individuality. Neighborhood is peaceful and quiet. The potholes though are to much.

I am a caregiver 3 days a week here for someone. Some of the areas are nice others not so much. The bad thing about this place is the huge pot holes in the roads. They have been there a long time and are getting bigger by the day.

My parents have lived in their mobile home for 8 years now, and the one thing I can say is how sad it is to see management so unwilling to help the community. Instead of helping resolve any issues that pertain to the community, they immediately become defensive as if they’re being attacked for a simple question. Spoke to the office this morning in regards to having my little Ford Ranger towed for parking in the visitor parking, and as I’m trying to get some answers she immediately begins with “If you would have read the sign,” which for the record, this sign in bold letters says, VISITOR PARKING, just as it had when you didn’t need a pass to park here two weeks ago. She also stated “All the tenants keep complaining so the towing might change again.” So weekly update to anyone hoping to park at Canturbury Park, please know you need to stop by the office and register for a visitor’s pass to park in the neighborhood. If you are considering moving to Caturbury Park, please note that towing agreements change with the passing season and if you have any issues don’t plan on the office being much help.

Used to be a great place to live but the trailer park has made a lot of rules, especially about parking. And they dont tell you parking regulations so people get towed and they can split the profit with the tow company. Whats the point of giving out parking passes if yourr going to get towed for not moving the car 72hrs .

If I could give no stars I would. My husband and I have been looking to buy a mobile home since August 2019 and Canterbury was our first option. They kept saying that the units would be ready in a few weeks however its November 2019 and none of the units are ready. I wish I wouldnt of wasted my time working with them and now we have been living in a hotel for three months waiting for them to figure out a closing date. You are better off going to the nearest apartment if you are on a time crunch for a place to live because Canterbury sure wont get everything done in a timely manner.

I come to this area frequently. Its very quiet, a bit cluttered with the amounts of cars to no parking space availability. An Tow trucks company dream, if you happen to park outside of any parking zone you will be towed. Other than the parking issues, i believe the area appears safe and functionable.

Kind of a big trailer park, you can get lost in here. Not enough green space and only 2 ways in and out. But its a normal trailer park as far as trailer parks go, lots of cops

It says I visited here one month ago .Funny as I live here for 13 years .must be good I been here this long..it has changed over the years but they sure do fix up there places really nice and friendly they are..but down side is shortage of parking in overflow parking and no parking on street tow company hovers just to get a chance at towing you .

This place used to be a great place but they have placed some rules that kind of makes you think who runs this place. One of this rule was no trampoline which is weird since they use to allow them. But one rule broke my heart no pitbulls which is the reason why I gave them a bad review I hope you see this canterbury and change this.

Dont pay cash anymore thay have to accept credit cash make sure theres a paper trail get a reciepts all that cash gos in his pocket the law also states that if you catch the truck drive and hes got you car in the air but not secured he has to drop it without a droping fee if hes still in the park do your self read colorado springs law that drives have to follow

The only reason I give this mobile park a one star rating is due to how awesome the mobile park manager Gabrielle was. I deeply expressed how interested I was in buying a brand new mobile home with the sales lady Lori and also how urgent my needs were in purchasing a home as quickly as possible for myself and my family. I spent about two weeks going back and forth with Lori and her rescheduling my appointment to even start the pre approval before I just got fed up and decided to take my money and business else where. I was sincerely excited about living in this park and in a new mobile home which were built beautifully. I was so disappointed in the lack of professionalism and especially coming from the sales end of the whole ordeal. As soon as I mentioned my interest in purchasing a 62,000.00 home I should have been made a top priority but this was not the case. Lori is obviously an older woman by the sound of her voice and the lack of organization she displayed, they need to consider someone stepping in her position and relieving her of her duties as she just threw away a sale; both money in her pocket and for this mobile park. I would never recommend this park to any family, friends or acquaintances. I could just imagine the lack of maintenance and consideration they have for their current residents here.

Ive lived here for over 25 years & generally didnt have any problems. It was sold to another corporation & theres been a lot of managers come & go. Most of us drop our rent payments in a drop-box so we dont get a receipt unless we ask for one. NEVER had any problems all these years until now. The manager here now, Gabrielle something, shes Hispanic & seems to either be racist or just a SNAKE. One of our long-time mobile home owners dropped their payment in the drop-box like always & this manager accused them of paying late which they adamantly disputed. The manager has refused to accept their rent payments because she says they owe imaginary late fees & is now evicting them for non-payment of rent even though theyve paid their rent on time! I am now avidly looking to move out of here if this is how they treat us long-time tenants who always pay & never cause problems. I recommend anyone thinking of moving here to think twice, because as of right now its being managed by Slum Lord.

I wish I could give more feedback but for 3 weeks we’ve called every single day and we went by in person. We waited at the locked door under the “Open” sign for 45 minutes. Finally, a lady shows up and hurried past us. I stopped her and asked her if she could help us as we were looking at buying a home there.She literally said, “I don’t know nothing about that”I asked her if someone did know something or could help us.Her glowing response, “Yevette, but she’s real busy so y’all just have to keep calling til she answers”. Then she walked away.Unbelievable.

We have lived here for 13 years and the lot rent just keeps going up but nothing gets done around here for the money. When we moved in the lot rent covered water sewer and trash but now they divide up the water bill and everyone has to pay the same amount regardless of how many people live in the home . But still the the lot rent increased

The staff is very friendly and willing to work with you, she even tried to get my lender to fix a burst pipe, and when they wouldnt, she replaced it for us for free. My only real concern, so far, is that there are a lot of rules that I believe either make little sense, or are of a private matter that do not affect anyone but myself therefore shouldnt be any of their business (like my car registration)

The current issue is the outside lights. In the past they replaced all burnt out bulbs in front of our homes. However, now even on the main streets the lights are broken and my street has been dark for three months. Please let us know if the policy changed and if we are responsible now for changing the bulbs in the front yard. On a positive note they did a cat Human Society program to control the amount of cats in the streets. For that reason alone they get 5-STARS.

Friend got vehicle towed away. I would agree if it was during business hours if he/she was not conducting business with the office, but I guess their policy is not to park at any time during the weekend. There is usually no overflow parking available and those spots in front of the main office could be used during those odd hours of the day/night. We tried finding the vehicle and still two days later cant find out where it is. Contacted CSPD, towing companies, impound lots, and will have to wait until after the holiday just to see if CSPD updates the website for impounded vehicles in order to verify if it was transferred there. The main office also failed to update towing company information with signs or contact info to try to find their vehicles.Hope office clears those available spots for after hours and to have vehicles move by 07:00 am during business days.

This place is dirty, management does not seem to care when a complaint is made. They treat you as if you were just a number even if you have lived there for 9 years. Trailers are falling apart and yards look horrible. Cars park in the street not caring who cant get by them but dont waste your time complaining once again if management did their jobs this would not happen in the first place.

We have been here for over 13 years now and make sure we pay our lot rent on time and take care of our property. We recently got new management and we had stickers on our cars for parking and it made parking for the residents so much nicer. Now the park has taken away the stickers and expects residents to park in the overflow parking by the office which will only hold approximately 20 to 25 cars or park 4 blocks away and walk home. I have 3 autos registered on my lease and have had and now Im being told if I park that car across the street it will be towed and I cant even get a visitor pass to put on the car so it wont be towed. All 3 autos are used on a daily basis and do not just sit in the same spot. I feel whoever changed this has no idea of how much the stickers on the cars were working.The cars that are parking on the streets do not even belong in the parkand if they are visitors there is plenty of parking for them in thevisitor parking and overflow areas. Why are the residents beinginconvenienced. We are the ones paying to live and park here. I wastold per my lease we are only allowed 2 autos. Well per my lease ofover 13 years ago, it was approved for 3 autos. I did not sign a leasewith the new company that took over, so why are they allowed to changethis on us?The fencing in the park is terrible. There are several fences that thepark is responsible for that have not been fixed. Work orders are put inby residents and we are told there is no money to fix them.Potholes are terrible as well. There are potholes at the entrance of thepark and throughout the park along with near the mailboxes are so deepthey could almost swallow a little car. Why are these not being fixed?Also, the pool is a really nice pool. The heater has been out of itsince I moved in. Why is this not fixed where residents are able to goto the pool and enjoy the water without jumping into a deep freeze ofwater.I feel with the amount that we pay for lot rent, that the park would beable to keep up with the property and not let it go. This use to be thenicest park in town. Now it is looking shabby and the riff-raff is beingallowed to take over and call the shots on parking and being able to have10 and 20 people living in their homes with all those cars.Without the stickers on the cars for residents, we will have all kinds ofparking issues again along with the police coming in and finding stolencars in the overflow, visitor, and storage areas again.We are very dishearten and considering moving our home out of the parkor selling and moving elsewhere. I really loved this place and we havehad some really good management in here that were really on top of fixing the issues and they left, because of politics from Corporate.Its sad when a company cares more about Money than the people that work for them or the people that are paying their rents and trying to keep the park nice.We are not the only ones that feel this way in the park. I hope thiswill be resolved and we will not be threatened to move our home out orsell and or be removed.Resolution we would like see happen:Would like the parking stickers back, fencing fixed, potholes fixed &pool heater fixed and care more about your residents

Bad very bad there is no enjoyment of the place you are paying rent for. You cant have anything outside they always complaint this girl Sarah love to leave notice on doors complaining for the most little things am like what am paying rent for the space if they dont like you to have anything on the yard they should put it on the contract and tell you before you go in to a home water is shared everybody pays for the water so is not cheap 100 for the water everymonth this is something that should get to better business bureau who spends more than 100 dollars a month I dont think this is fair. The water get shut off very often. They are constantly harassing the tenants. Their fence is all f***up and I got robbed once they have a f***up Mobil home in the parking lot why dont they get rid of that piece of trash they have on there. Water is my Main concern. Not peaceful at all from the management side. People are good but management is bad.

Horrible experience! Seems the manager is either gone all the time or sick all the time.. and when we did finally get to meet up with Dawnita, her attitude was very unprofessional and I am kicking myself now for not reading these other reviews first. Yep, she got me too. My deposit has yet to be found!!!! Luckily I have bank records from my cleared check and it was made out to herself, and cashed at an ace cash express.

I used to live here we moved because the park was slowly turning into a cesspool of gangbangers and trash and broken glass everywhere. And the ridiculous rules and regulations that they had were terrible you cant park on the street and theres only two parking spaces per house so if you have more than two cars you have to park one far away from your house and walk all the way home even if you got home late at night. Also ridiculously expensive for the raggedy area that youre living in. It seemed as though the lot rent shot up by $100 every other month. If you have half a brain in your head avoid this place.

If you want to have money stolen from you, buy a home here! The property manager embezzles your rent/deposits and any other monies owed and conveniently misplaces or never received them from you and destroys any evidence of it to cover her own butt. Make copies of EVERYTHING!! Get receipts for EVERYTHING!! Because you WILL need it all in court because when you report her (Dawnita Cardona) to her manager they will ignore all calls from you and never return any calls if leaving a message. Shes been doing this for years and getting away with it because people brush it off and think its not worth going to court over! DONT DO IT! You WILL get screwed, I promise!!**UPDATE** I ended up taking Dawnita to court over her sticky fingers and my deposit she conveniently cashed at ace loans... not only did I win my judgement for more than I expected.. but the company also fired her! She is no longer there!! They found her guilty... your welcome Colorado Springs! ;)

Management has exaggerated about the repairs done last year. The pothole patching was started but never went very far. The holes have become craters that swallow your tires and are unavoidable. Speed bumps and extensive potholes is treacherous for vehicle maintenance. Rent goes up while services go down. you dont have to take anyones word for it. Enter from either end of the community - holes right at the Powers entrance and Eldon is a wreck.

This place is as shadey as the people who are luving there. Drug users and sellers the background cchecks are not done on actual tenants. There are 20-30 people per house. Truest dorm of trailer trash at its best except for one thing. This might be due to the screening process NO COLORED peiple. SAD :(
