Nice place, staff was very helpful.and very friendly. The drive into the park sets it apart from other parks with a pond on one side and divider median with nice landscaping as well. A pool and clubhouse and park are also available. Not to mention the pond offers fishing opportunities for its residents which I love to fish so this is a high five moment to the park for sure! High lot rent for amenities that arent available. Lot rent rises every year as well. Cheaply made trailers. They will critique your yard, car however. Very small yards with no fencing and no fencing allowed. Wish I had had more research available before I purchased
All the yards are dead because the park disconnected the sprinkler systems that they by contract were supposed to have up and running

This place is a very quiet calm and clean mobile home trailer park from what i saw. slow speeds they have an office, basketball court, park, pond, its right on the edge of Greeley Co. nice place for families or elderly.
Seems like a nice housing community. The community is clean and quiet a friend lives here so Im not sure how much the cost of living is but the front office person I spoke to was very kind and friendly so feel free to head on up to Stoneybrook with any questions you may have. Youll be greeted with a kind welcoming smile

It takes 8 years to have the trees trimmed they cut the lawn 3years ago and sunk the mower in the grass up to the bottom but they never reixed the rust that they did so ya we pay more then what should be 300 dollars over all are Moragaes are

The neighborhood is quiet and peaceful for the most part. Lots of hard working, retired and family people here. Lots of kids playing and the yards are fairly well kept but not the best. Lot rent is steep in my opinion for the lack of help and poor management, not to mention no ammenties besides a pool that closes early in the summer at 6pm wow. No snow removal in the winter so the streets are a drag. But overall my street and neighbors are good and its quiet and safe for my kids.
My daughter applied for residency was told she got the place they needed the ernest money by the time she returned less than 30 minutes was told someone else returned there money so she lost the place.. it is BS unprofessional need new managers that are more professional.. this place is NOT an equal housing unless you know someone in the office.. like Lisa
Ive lived here for some time. This is a nice quiet place to live. The new management is on top of restoring this park to its previous standards. A great place to spend your retirement years, and a place to raise your children. The best of both worlds.

We were interested in moving here as a friend lives here and mentioned that their move was rather easy and quick compared to other places. We started the paperwork before we moved and were assured it was going to be submitted (for the financing and the park approval). We moved from Oregon and thus had to leave our jobs and out lease for the place we were staying at was up. We got there and we were prepared to have to stay with friends or even hear the news we were not approved. We got there 5 days after the paper work was handed over, and keep in mind we were not contacted aside from that initial submission, they didnt submit anything. There was an issue on the paperwork. When we had first submitted it we had put our last jobs, which we no longer have, it was a mistake but she had pointed it out before and we clarified but then were never contacted that we needed to do anything further. So we resubmit it but now we have no place we were staying at, at least with our name on it. We had to explain this several times that we moved from Oregon. Which is 17 hours away. After we finally got it all clear we were told it would be 24-48 hours give or take. Wait a few days and we still had no contact with them and we called and they needed more identification. Which it weird but we found another form of Id and gave that to them. We wait again a few days and there is an issue with the paperwork again. We get the contact for the financing and call them and it didnt have anything to do with our id it had to do with the places we had stayed at before. We get that submitted. Again a few days later we get a call from the office that we are approved! We decided that we wanted to go see the place, cause why not, we didnt before just because we wanted the place. So we go to the office THAT SAME DAY, and ask to see it and they tell us it was already contracted out. There are no other places available and they ran our credit for something we couldnt get. They never offered us the ability to put money down to hold it, they never told us someone else was also applying to the place, they never told us it was even gone. We had to find this out only because we asked to see it and they couldnt show it. This is not only rude but illegal. You cant run someones credit for something they cant buy, or even have the choice to hold it. And talking to RHP about it was no help. I was essentially told sorry it wasnt what I expected. If we were told this was how they operate and, ya know, our credit wasnt ran, we would have been okay. Hell, I was perfectly fine with being denied, but we never even got that! This might not change anything but I just want them to inform people how their process is, and dont be shady and sell somebody something they cant get, and actually keep people updated on things.
Awful place!!! We have been here for 2 years, and hated every day!!! We cant wait to sell and get out of here! in the last 2 years, lot rent has gone up 4 times! The maintenance people are rude, and creepy, they like to peek through your windows! Your own your home but have absolutely NO SAY in anything you do with YOUR HOME ! The company TRIAD who they go through for your home loan is super shady! They never return calls, nor can they produce any info on the payments you have made!!! We were so excited to be home owners as we have poor credit, but this place is not worth it!!! Please Take my advice and avoid this place!!! The same goes for Friendly Village and Villa West, they are owned and ran by the same company!
Lisa helped my mom a lot. Its my mom first time doing this but she tooked her time to go through the process and faxing the papers. Even tho she had lunch at that time she still helped her. The cuminity is nice and sweet people.
It was pretty much awful. Seen a girl running out of stoneybrook and who ever was looking for she made sure to hide when they passed by so they wouldnt see her.
Stony Stony Brook is a very nice place to live clean atmosphere friendly and theres a little late you can fish there if you live there besides all that there a Lady in there that I love still very much

Office staff are just completely rude. Had rented the hall for a birthday party and on the day of the party, the lady upfort started yelling at us for being too loud setting up for a party and told us to leave if we continue and come back later after she left.

By far the worst place I have lived. Management is terrible and constantly making up new rules. They are super unorganized and unprofessional. You cant do anything here without getting a notice on your front door. Lot rent goes up every year and I wouldnt mind if the the community was actually worth it!!! There are other just as equally nice places to live in Greeley With a whole lot better management! Cant afford to up and leave or I would have by now.

The positive first, the Neighbors are pretty polite and our street is pretty peaceful overall, if i had any complaints on this its parking but I cant really blame the Neighbors on that, the Streets just not designed for the large SUV & minivans common to most families these days and the lot parking is often not used to the best advantage. So sometimes just trying to leave can be tricky. But thankfully the Neighbors are good about keeping their lots clean so it does feel more like a community and i would not describe it ask a trailer park really.That said, now for the bad. In the couple of years weve been here our lot rent has increased over $200 (they increase it at least every year) and is now 50% more expensive the what we pay per month on the unit itself! We decided to go this route because it was the best, cost affective option, but now we pay more per month the the average house rental here. Now if this money was actually used ON the community i might be a little more understanding but the only change Ive seen in 2 years was regarding speed bumps. I have not noticed one single improvement to the community its self.Also, you simply Can not get anything done, at least not in a timely manner. We had several issues when we first moved in and reported them immediately but the staff procrastinated or lost our complaints then when they did get around to it they said we where passed our warranty period and/or said they had no prior complaints put in?? (List during major management change) Park maintenance is also very rude we moew our own lot now as the facility staff has torn out chunks of the yard twice and they took over six months to fix it the 1st time, never fixed it the 2nd time.Point less rules are also in forced such as requiring us to repaint the storage shed to approved color after only living here 3 months or towing a car that has expired plates even if its parked in your own driveway and not on the street (some of the cars here are understandable old and need work), most recently was a demand for the removal of all trampolines (sorry kids, you awesome Christmas present has to be taken away from you)I find the whole thing very said and disappointed. We where trying to pick our selves back up after a very crushing previous year and felt we had found a place to get back on our feet and recover. But after never ending rent increases, repairs we have had to cover our selves (the unit is barely 3 yrs old), many of which were due to improper unit installation or flat out negligence, and money spent onkeep or contract in the form of pointless regulations... Now were almost as bad off as when we moved here.

I have not had any complaints about this place up to today when the older lady in the office was very rude to my husband and said things that were very un profesional. We have never been late on the lot rent, we painted our place to look nice, and never call on them for anything. We both have careers and take care of our kids unlike most people in the park and this lady had the nerve to tell my hubby that she cant believe that he passed the back ground check just because he has old prison tattoos. She knows nothing about him. She is a judgmental, hatefull woman, and has no clue that we both probably make more money on a 40 hr week than she does on a 60. JS
