Very nice, clean, quiet mobile home park. It is tremendous in size as well. Beautiful place.

Good place to live

Very nice place to live and such Missy is a kind person even if I am a minor living in the estate wish the pool would open in Mid to late May instead of late in June/July second curb entering the state needs fixed but besides that everything is fine and a nice place to live and have social life with others

This is a lovely quiet neighborhood. It is a large trailer park so to speak that is gated. Visitors can come and go as they please but must remain quiet thru the park. Dumpsters are located in the back and the park is shady cool and calm for anyone to enjoy life living in this area.

Very nice place as long as you pay your bills! The property manager there (Missy Gunn) is firm on rules and regulations but shes fair! Great place to live!

Lived here for almost five years, never had any issues that wasnt solvable. Missy always did her best to help us out and was a great help in selling our home in order to upgrade to something bigger for my family. Keep up the good work Missy!

If I could give less than one star, I would! I loved here for about a year and a half. I have never lived anywhere that raises the rent 3 times in the middle of a lease, but rest assured, they did and will continue. Also went through 3 managers in that time.

Says they are going to make it a better place to live but keeps raising the rent and not fixing the things like the roads that need to be fixed and when asked about it the answer is next year the pool is only opened a handful of times during the summer time but the rest of the time its closed there is issues that need fixed and with the rent increase every 3 months it should be able to be fixed we have lived there for years and the rents went up alot in that time frame

Really has come far. Missy the manager and Richard the maintenance man have done so much. The community looks clean a respectful now. And they go above and beyond to keep everyone taken care of and the area looking nice.

Lived here for over 10 years with my husband who passed away in 2014.Has its problems and always room for improvement.You may be asking yourself why 5 Star,well i have to say its because of Missy(manager)Richard (maintenence),they may not be perfect but they have been complete angels to me. They have heart and truly try their best to help and work with you on any situation. Oakridge Estates can be a good home for anyone, its very diverse and full of Gods love.

Eh I guess its OK if your fine with giving 10% more rent each month yet they removed the roof to the mail which is hard to get mail when it rains they still havent fixed the gate they charge us 20$ if you wanna get a gate card it the owner doesnt care what happens even when she says she wasnt notified yet you give notes and messages thx

I would give a zero if I could. The park is over ran with drug dealers I can watch it happen from door. My husband found used needles in the road and while back ground checks are mandatory there is a registered sex offender who lives on lot D9 who just updated his registry 1-7-19 so it’s not old so apparently the money collected for a back ground isn’t being used for its intent . There are children all over the park, it’s sad that sex offenders are aloud in a place like this. Police officers are constantly coming in the park and it’s not for patrols after speaking to an officer there are a few repeat demestic violence couples who constantly repeat. I could go on and on.. managment is terrible as they all have been. Extra charges on lot to empty dumpsters that aren’t emptied, extra charges to fix the gate that’s not been fixed in a couple years. It’s honestly a joke.

It could have been better they do try to keep it up, for me its more of the hills, the accessibility and the patches of trees/ brush,if it was more cleared off with a wooden 6/8 ft.fence it would help out alot

Looked at all the homes. Mobile homes are so much more than they used to be. So many choices and designs.

Great community, family friendly. The staff has been quick to respond and always willing to help when I had to reach out to them.

I would not ever live here again. Reported about a meth addict attacking this guy and it was bad she throwing fits screaming and crying all hours of the day or night. She isnt suppose to be living there but these people dont care. This girl was hitting this guy and he tried to calm her down or walk away she hit him in the head, her name was Kelly. No one can rest she was throwing fit up and down the road when we went to take trash off and hitting the guy there. She was ask to leave but snuck back in and she has track Marks from drug use all over her and you could tell she was on drugs using meth and we ask her several times to not act like this and she was out of her head high. If they can not keep it safe why live here lot m16 next to trash.

Oakridge estates is no more than a Taylor park getto the refuses to clean it up people go around threatening others with guns theres drug sales going on the police are always in there children running around in the streets with no supervision people flies threw there its a bad and dangerous plaxe to live and raise kids there slum lords they take your money but refuse to fix anything and they dont tell ppl that in sime ares there are flood zones several mobile homes in there are full of black mold and they refuse to do anything about it so if you have a mobile home and kids stay away from oakridge estates in karns its 👎

This place has really changed. The new manager Missy and Richard the maintenance guy have gone to great lengths to take care of the members of this community.

Love living here but hate how if something bad happens and your late past the 15th you have to pay a extra $200 for them filing to get you out.. staff is not in the office like they are suppose to at the hrs it says it will open and closed till

My church has been involved with this community for about 4 years now and the park has never looked better.Missy genuinely cares about the residents and its been a pleasure to work with her.

The staff is untrained and unprofessional. The property seems to be a beacon for lowlife criminals to sell and use illegal substances. The pool was closed three times for health and safety issues last summer by the department of health. Security gate hasnt worked in over two years. Its a disgusting property​ with run down trailers and tenants who seem like they would top the whos who list of classless, mannerless addicts and thieves. Sheriffs office said its the worst property they come to, worse than the actual ghetto.

Jarrod Blintz is correct, they continue to raise rent now to 276.00 Im predicting well over 350.00 next year (house payment) from 244.00 just one year ago. The owner is a fraud ! Melissa the Manager does a great job the prob is the owner.I apologize Melissa, your a great person and do a very good job the park is nice this started when susan/boyfriend which is still documented, stole many residents including our payments and disappeared the Owner lied directly to me and told me He didnt receive it that basically I was at fault for her stealing it theres no way of getting the message to him where he understands that everyone including us loves the park were just tired, like its a neverending battle with him. Anyway you have a nice park do a very good job my wish is that the owner just be thoughtful and grateful.

I have lived here twice it a nice quiet place

I have lived here for almost 5 years the current management and mantenance crew is the best Ive seen here since I moved in the amount of dope heads and junkies has declined tremendously they have filled empty lots with nice new trailers the pool was actually open all summer the manager missy is readily available a majority of the time if not she has her cell phone number posted everywhere and takes calls all day long even after normal business ours in occasion her maintenance supervisor Richard does what he can to help residents with problems that arent even the trailer parks responsibility just because he cares they are an awsome team and there help hannah and josh have been helping them all year this really is an all star team that cares you dont find that these days Ive lived in other parks none of them like this one I plan to live here for a few more years and look forward to watching these fine people improve my neighborhood even further THANK YOU OAKRIDGE ESTATES TEAM YOU ARE FREAKING AMAZING!!!😁😁😁😁😁😁

The pool is Tiny & not very deep. It has been alledged that management is a pain, but they are putting in a new $30,000 gate,,, you should see it.. it will be an excellent deterrent against Rape and other illegal activities. The speedbumps could be A TAD smaller and need to be repainted becuz it appears that at least half of the cars that traverse the mighty bumps bottom out on them. I could live here,😉

Not to bad just no place for kids to ride bikes

Its an ok place. The bad thing is that my motorcycle was stolen. It was parked in front of my trailer and the next morning it was gone. Its been months and I never knew who stoled it and camaras didnt catch anyone leaving the trailer park with my bike. It disappeared.

Ive never been more happy to move out of a place than here. Would not recommend to anyone.
