Horrible place to live in. The appearance of the trailer park looks like it’s getting run down, the roads haves pot holes and there is always a new manger in the office. They never answer the phones and there not open 24 hours. They don’t keep up yards that doesn’t have a trailers but yet they will put a notice on you’re door to let you know your yard needs to be cut. This trailer park needs a management who can clean this trailer park up, paved the roads that needs to be paved, clean abandon yards and a management who knows what they are doing

I just want to warn anyone who is thinking of buying a home through Collins mobile home or Orange Park North. I have lived here for about nineteen years, They are kicking my neighbors out who have done nothing wrong. What they are trying to do is, they know that people cant afford to move their home so theyre evicting them out of the park so they can take possession of the home and get more money from renting it out. They are very nasty here and will tow your legal car as they have done with three people that I know of including me. They have told one of my neighbors he owes 1,500 water bill and another one a 2,000 dollar water bill. Im not sure exactly whats going on I do have legal aid looking into some things but something seems very crooked around here and I would not recommend buying a home in here, you will regret it.

They arent hesitant to raise the rent EVERY SINGLE YEAR but somehow cant find the money to pave the park roads or take care of the ridiculous cat problem. I can walk outside in the early morning and count literally 16 cats laying in the road and on peoples cars. If you like having your rent raised every year, ruining the suspension on your car from potholes in the road, finding cat feces in your driveway every day, driving through water a foot deep when it rains and having cats scratch the hell out of your car paint then this is the place for you! Come have your car ruined, move in today!

Ever since new manager came to the office the residents at the park have been getting harrassed. Ive had nothing but complaints week after week threats on termination of my leaseIve lived in the park with my children for 4 years now and never had any issues until now. This lady is rude and extremely Ill mannered. My neighbors have had issues as well. Apparently we cant have guess park at our property if there are 2 cars anyone else has to park at office so no holiday or birthday events.my children father was told to leave cause he was the 3rd car park in MY driveway. Its simply appalling the level of disrespect from the office manager.

Ive lived in this mobile home park, lane A, for 3 1/2 years. My experience living here is every time it rains it floods. The flooding is so bad I often cannot park in front of my mobile home. I have to park at the front office and wade thru nasty water to get home. I have only received empty promises, no fixes. They are attentive to other things though like ticketing my car that was parked on my grass in my yard. And towing my car that was parked in an empty lot near my trailer. And raising the lot rent every year! And the front entrance looks like the city dump! (Ill attach pictures)

Interested in helping them with higher class individuals and guaranteed money. The extremely rude and grotesque woman in the office who has no problem selling her homes refused to even hear what I had to say. Yes I am an investor, however while searching for a client, who is my dear friend she turned to a monster quickly and basically kicked me out from the office. Whats really funny is while they have no issues selling their homes, the one I was interested in fixing up, no one will take and hasnt for a long time. Its a shame when a small business is too stuck up to realize potential income. These women are extremely rude and callous. Try losing some weight, you might be happier. Its a shame you would rather eat than make money.
