Hello, Im living in Deerpointe for two years. Im Puerto Rican and I love this place, it is quiet, I have never had problems with the neighbors. Miss Beverly is very kind and respectful, my family loves her very much and the employees who are working and pending the maintenance area. The mobile homes are very friendly and those of those who work with my Beverly I also love this place and the good thing is that they are aware of our care of Deerpointe and the people who live here And I Buy my mobile home 🏡and Good area 🥰

Management tries to keep it up and clean, however in the low-lying areas flooding occurs.I may give it a 3-star, but the resident ducks give it a 5 star!

Management is fair and usually pretty helpful. Some aspects of the community could use some better attention. (Maintenance issues in both the units as well as the community; some of the residents are cringe worthy) Prices are good and competitive for the area.Edit in response to the the owner.Im no longer a member of the community (moved out). However, I have some friends and family that still live there, and I visit at least once a week. One such issue that I could mention is the flooded out road in back, directly across from the office. Say what you want, but the repair has been waiting for approval for at least two years. (I have photos from where I was using my own trash pump if this needs to be proved) Everytime it rains, the entire road floods. It has been so deep there that it has come inside the vehicle. Sorry to say, but that is ridiculous. I can provide many other personal anecdotes, but I believe this is enough for now.

The place is very clean. They have more ducks than people. All the home look up to date. And the yards are clean.

The management needs help on handling business.... One of my coworkers lives there and she had to go the test of the summer without air they then gave her a window unit after almost 2 months....then when it got cold she was without heat...until almost December.... My sons fridge went out and they been replacing with another broken fridge had to replace 3 times I just said forget it cause they wasnt replacing with a working fridge I went and brought them a fridge.... The place looks nice but they need better maintenance and management

The property manager Ms Beverly is super sweet and helpful. Whenever I need help or have a question, shes always willing to go the xtra mile and help. The maintenance guys are not only good looking but really know how to fix everything. This place is great and not that expensive. Love my place so much!

Mostly newer trailers but there are some older ones.

The residents are nice. Property owners/management are so-so. It takes forever to get call backs when you contact them. The office is never open as long as the posted hours are listed and repairs around the park take forever.

People were friendly but trailers are packed in tight .

I lived here for a little over a year and the staff is wonderful. Beverly was incredibly helpful with anything we needed. Any complaints I have are out of the staffs control.

Deerpointe is one of the nicer MHC that I have seen in awhile. They run a tight ship, and have rules set in place, but from what I have seen and experienced it is only necessary to do so in order to keep the Community of Deerpointe Beautiful & Inviting. They strive to have a Safe environment for all tenants & their families. I can say without a doubt that I feel 10×s safer living here @ Deerpointe on the Westside more so than living where I came from in Clay County, Orange Park on a privately owned property. My 6 year old loves it here, and her safety is #1.I am giving Deerpointe a 3⭐ rating because I have not lived here very long. I am still learning, & getting the feel of the place. I will come back and change my rating @ a later date once I have been here longer. I can say with the upmost confidence that my rating will change to 5⭐sI would recommend Deerpointe MHC to any family. As their motto says, Live life, live it here.

Ms. beverly is cool. But they say you cant have pit bulls out there when i was out there my neighbors. in front of me. That. Got the blue honda accord at the very back of the trailer park the hospanic peoples had 2. Big brown pit bull nothing was done about it and had they friends took pic of the way my cars was parked and want to the office on me and claimed they didnt have no parking in space and went to the rent office on mebut it was alright im pretty sure someboy know about the dogs at the hospanic peoples trailer in the back infront of lot didntdidnnonoparkinganspacespace

My husband spoke with the manager at 103rd street Beverly was very knowledgeable and friendly. We will meet with her on Friday to see about a property.

I would give this place a 5 but due to the rude neighbors that party all night long. almost every weekend when u call the office they pretty much try make u sound like you are making it up. They dont live on the property so they dont know. Unless you like hearing Mexican music all night then deerponite is the place for you. As soon as I pay my home off Im seeling it. Some people do work on the weekends or just wanna rest fom a long week of working nobody wants to hear music all night.

Deerpointe is beautiful. Its safe, quiet, and the trailers are well-kept. The entire neighborhood is dog friendly, and the people who live in it are friendly and respectful. 3 bed and 2 bath for about 7-800 a month! I actually plan on moving here within a year.

Clean place.

Great friendly staff. The trailer we looked at was just what we were looking for as a small family. Hoping to get approved but if not it was still a good worth while experience to be treated like a human being. Thankyou for being so kind.

I recently moved to Deerpointe and the staff has been nothing but helpful and kind and they all have worked very hard to get me into my new home and they. If I have any issues they move quickly to take care of it. Thank you all for such a great experience and excellent service.

Moved in 5 months ago and love the experience thus far. Ever have an issue, I call maintenance, within 48hrs its fixed. Joe is awesome BTW!

They raised my rent 2x without notice. The pond behind my x home had no spring and set stagnant like a sewer. The manager constantly harnessed me personally. It seemed like he finds joy in picking on old disabled single women as tho it full fills his disapointing manhood.

DO NOT MOVE IN HERE! THEY HIRE CHILD PREDATORS! Do not leave your kids alone here! The fact that Im always having trouble with the staff isnt even my main worry no more! The fact that they sent a child predator to my door while I wasnt home and my 15 year old sister answer the door thinking it was my stepsister to pick her up and some old dude stood there saying the office sent him to tell us to mow our lawn then asked if my sister was underage and then made sexual gestures at her and tried to come into my house! Next paycheck and Im gone.

Very good and good neighborhood

Though my stay there was pleasant and I loved Beverly and Juan in the office, I would never recommend anybody to rent from them again due to their corporate office. RHP Properties made a mistake from the moment I moved in and had me dated for a week sooner than I was actually able to take possession of my rental as it had not passed inspection. Because of this, my account was incorrect the whole year I was there. When my lease was coming to an end I provided the documented and required amount of time for a written notice to the office and got proof of such and also did a thurough walk through with a team of management. Turned my keys in on time and left the place undamaged as it states in my release letter. I kept in contact in regards to my deposit because I was aware that they still hadnt fixed the account. It took 3.5 months to receive a letter with a break down. I was aware and agreed to the final water and trash bill however the corporate office was attempting to charge me from the date I turned my keys in (11-29-2018) to The 12th of December for rent . It has now been almost 5 months and I have zero luck getting a response from corprcorp themselves. Ive left numerous messages with them. If you careless about getting your deposit back when you followed the lease to the T, then rent here .Otherwise Id stay clear of the RHP Properties. The staff and the neighborhood were great and the home I was in was brand new which was pleasant. But I would never rent from this Property again.

If I could give less than one star I would. This is not the place you want to live, they will tell you what you want to hear to get you to sign a lease then leave you high and dry when you have a problem! Management is the WORST Ive ever seen. Also the people at the call center for the after hours answering service are extremely rude. They dont like to fix things, they still havent fixed the majority of the things that were messed up since the initial walk through that was supposed to be fixed before we even moved in. The few things that have been fixed by their so called maintenance man werent done correctly. We also are constantly without water for 8-12 hours at a time and when you call about updates the office wont answer and the answering service never has updates and cant get ahold of the property manager Joe. We cannot wait for our lease to be up in December, this place is a HELL HOLE!
