Had to book an appointment a week in advance, their sales person showed no effort or care when we arrived. We were expecting to see a new 2021 unit, just to be told they only have a 2018 to show. When we arrived at this older unit it was filthy! Things were dusty and covered with cockroaches! Their sales person just stood in the center of unit, while we looked around. No questions that we had could be answered. We were inside this unit for less than 5 minutes and knew we definitely would not want to live in this community. Upon leaving the screen door was stuck, I turned to the sales person and asked if they could open the screen because I didnt want to break it, the response I got was, Its okay if you break it, it doesnt matter. Just a big disappointment and waste of time! Stay away!!!

Ive been looking for home and the staff made me feel like I was number one. My questions were answered by phone and by email same day. I am very happy that a home was found for me.

I am a resident here want to use the pool they said it does not open till June which is ridiculous they never answer the phone when u need something

If I can give a zero star or negative star it would be more accurate. They don’t have enough people working in the office to do the applications. The communication with the people that work at the office are nonexistent. I left over four messages on their voicemail or with somebody and lots of emails and never really got a response back until two weeks later. Then I had to redo my application because they change the system within two weeks.Hadmake an appointment ( after the two weeks once someone was available at this office ) to arrive after that to be told they only had one property available, and was seen twice that day already.and nothing until after August.!!!!!!As you can tell I am beyond frustrated with this whole system and it needs to be done better with the staff and management and the whole application process. So now I get to start over again at a different place cause I will never ever go to Bayside homes 🤬

After reading all of the bad reviews here I wont bother coming by to look. The managements answers are canned and dont address any of the reviewers concerns. You know you have a problem when this many people take the time to come write something negative, you have an opportunity to fix it, and you dont.

We just moved here from PA,we love are home and Ive been working on it for the month to get it safe and liveable. My question is, why no emergency numbers, or Street lights, Ive had a company for 38 yrs now and safety had to come first, United tree service LLC, I have the answers for all, #1 more people on staff, #2 get to know your people who live here, owners should have a cook out at the office, to meet people who live here. And see how we can help you, ( the owner) and staff, for a safety program, we all can be a team but we have to get it done talk is cheap, hurricanes I run 35 to 50 men at the storms, so if I can take care of all the employees I think you guys and girls can too, not saying its easy, but getting it done is the positive way to keep everything in order yours truly Karl Scheidt

Just moved down from Ohio, was told home was new which we love the home but was never informed there were bugs in it and had to be on a list to get a outside trash bin which we were told we’d receive the Monday after we moved in. Definitely an amazing place to live but them telling anyone they have to wait a week for bug sprayers to come when we have a 8 month old & a 4 year old is beyond crazy. Staff is rude most the time beside Monchel and Roberto. Need more than 2 good workers when there’s over 1000 lots.

Portside Eastdont see this place becoming the beautiful community it used to be.Too many people just dont care.The office has to care as well as the residents.Still the same. Nothing has gotten better.Unbelievable.Another day and same situations in this place. Not for descent family living. Not even safe when you leave for work.Oh yes, i forgot, one thing changed. Paying more for the same problems.This place does not enforce rules. Unless residents complain.Loud music, cars being fixed, speeding, Drinking alcohol outside, cars no tags, running stop signs, walking between homes and up to no good....etcEven selling cars in here.

The most vile human beings operate this place. Be prepared to pay all sorts of random fees. Your monthly bill will never be the same number.The people at the front desk may or may not decide to do their jobs. One things is for certain thought, they will find a way to stack on as many fees as they can.

Selectively enforces Towing and non towing my neighbors are always in violation. But since we have 3 cars and only enough space for two we get hosed by towing violations. Anyone else having problems contact me through google Im getting an attorney involved.

This neighborhood likes to nitpick certain people when it comes to their yards dont leave your car in the grass or it will get towed immediately unless youre cool with the office however they have awesome programs for the kids including the mark and Rising Tides every Saturday morning they do great things around Christmas time to help the community afford Christmas gifts for their children they do food giveaways as far as neighborhoods go this place is pretty awesome but they need to lay off of Towing peoples cars and nitpicking over little things left in peoples yards

Office staff is amazing. Every issue that I have ever had was always handled in a quick and professional manner. The manager of the community is the best manager that I have ever had to deal with. Me and my family were at the pool and the office staff was kind enough to give everyone at the pool cold water and ice cream. Love living here and hope to live her for many years to come.

I would give a zero to this bay shore community....as a home owner in another community this one has been the worst after four months of back and forth picked out a house and while waiting keeping in contact for a mont just to be told my app was never processed and someone else turned in a app after me to get the one we turned in a app for first

I grew up here and its an okay place. Every neighborhood has its ups and downs and this place is no exception. Most of the time its pretty quiet. Has a really nice large pool as well. Not the greatest but not the worst

RUN away from here. Dont walk. They never fix anything. But you better be sure you do everything they want the day they say. I have been waiting 2 months for my ac to be fixed since its flooding my ground and doesnt cool my house. I have also been waiting for them to fix the laundry lines since they just drain to the bottom of the house. That doesnt include all the small things like the house wasnt cleaned, my doors to outside didnt work and that took 2 weeks to get fixed. Just if you know whats good for you run. Please dont live here. Its a nightmare. You can never get ahold of the office, its always the answering service so for everything you have to go straight to the office just for them to tell you they will eventually get to it. This place is a major joke!

Stopped in today and asked to see a unit they have advertised for sale. I was told that in order to even view a mobile home, that I would be required to fill out an APPLICATION, provide income information, and a valid id. Having a valid id is pretty standard when viewing apartments/properties. However, Monday morning I will be filing a report with the fair housing act office. I feel that to apply to buy/rent a unit you are interested in then of course you would need to fill out an application, but not to simply see a unit for sale. I think this may be a violation of the fair housing act and I intend to followup. Buyer beware!

I have seen a large improvement in the Portside neighborhood since the new company took over a couple years ago, the public areas, including the parks and roads are better maintained and the sports areas have been upgraded and painted. The staff is always ready to address any concerns in a timely manner and have several large communuity events a year

Manager is a joke like rest of her staff. Just straight ignorant and raciest. These guys really dont like white people. Its sad that the world has come to this. But I see them all smiles until a person of no color comes up. Then its attitude. They had someone come out to my trailer to replace the door and they change the key without telling anyone. They had no idea who change the door. Didnt know what company or who it was. So now someone out there who no one knows who it is has a key... This place needs better management. Please stay away.

The neighborhood itself is fine, but they have the most horrible service. Nothing ever gets repaired in a timely manner, and the staff doesn’t communicate effectively. I’ve been there since June in a brand new home and my plumbing hasn’t worked in one of the bathrooms since then. They could careless as long as you’re paying your rent on time. There’s also no way to complain to a corporate office.

The new staff is horrible and unprofessional i sure do miss Mrs. Angela. They sit in the office dont answer no phone calls they leave you standing outside for a very long time even when you knock on the door they sit there and ignore you! Smh

My sister Shawna applied over a week ago. No one is the office can give her an update. Its as if they would rather have vacant homes than to rent them out. The third party company they use is horrible and is not looking out for the best interest of the company. Luckily she has been approved elsewhere. I am sure this is a blessing in disguise. There is nothing to like about this place. Every year they raise the rent. The computer automatically adds late fees. Iv been threatened to be kicked out of my home. I constantly request for stray animals to removed from around my house. It never happens. The neighborhood floods all the time. So bad in fact I have to be late for work or miss work entirely. I have given them a cheap and easy way to fix the flooding issue...falls on deaf ears. The hood rats get off the school bus and block the path for the cars everyday since there is only one way in and one way out. There isnt any sidewalks. People get drunk and run over the Internet connection all the time. Did I forget getting broken into? My A/C unit stolen off my own lot. The security is a joke, they have flashing lights that warns people that theyre coming. NEVER NEVER NEVER live here! Id give it zero stars. I might even picket to warn people not to live here.

I live close to Portside, but I have to drive into the community twice every day, as this is where my little boys bus stop hub is located.There is trash EVERYWHERE. Random dogs/cats/roosters (?) walking around. The worst part of it all is that the cars DO NOT STOP for the school bus, even with her flashing lights on and stop sign out. They blow right by.We walked our son to the bus this morning and a resident was trying to zoom around the bus. When we reminded him that he needs to stop until the kids are on the bus, he threatened to get out of his car (with his OWN children in the back, mind you) and beat us up.There is loud music late into the night that we can hear in OUR neighborhood, located behind the mobile home park.All in all, from every experience we have ever had here on a daily basis, Id HIGHLY recommend going elsewhere. The place is filthy and scary.

I own my home. I have no Water leak. My water is through Portside and went from an avg. of 80- 100 a month to $250 for a single month. Considering I am rarely home now, my water bill should be a fraction off the previous bill not an addition to. When speaking to the office to resolve this situation. I was cut off and told its your responsibility and was hung up on. I have had patio furniture broken, water hose stolen, and My Childrens toys out by the street. No one has respect for others property. I asked the park not to tell me the water bill of the neighbors but to atleast to help me investigate into why my bill was so high because they had a huge pool up next door and again my water hose went missing so something is not right. Their bill SHOULD have had a significant increase and they (PORTSIDE) would be able to notice it on the computer. I have lived in Portside off and on since my Childhood and never experienced such rudeness from a community. I would give less than a 1 at this point.

If you come to visit a friend that own a home here at Portside and you park your on the side or grass even for a few hours, be aware you will have your car towed with no warning! But yet this community wont do anything for all the trash left on the curd for months, all the drugs and theft! This place has definitely gone down hill! YOU WILL HAVE NO SUPPORT FROM THE OFFICE! Most ridiculous place to deal with. And cars only get towed when they want to enforce it. Make sure to kiss ass to the front desk its the only way to resolve anything. Cats and stray animals are always an issue. We just deal.Even after the reply to this review, issues still have yet to be resolved and I have numerous pictures of cars in violation. Being allergic to cats Im sure we do not feed them! Just yesterday cat feces all over a $200 grille and our toddler places his hands in it on the ledge on our deck. The stray animals are a huge issue.Notices about mowing our lawn but a vacant property has grass and weeds taller than some vehicles. Obscene language spray painted on another vacant property that was reported when our 7 yr old asked what D*ck was. But we were told we have to report when we see people to police not the office. Rude and bitchy people are working in the office. I had a car without tag. And I walked into the office to help out for a couple days for getting tag from dmv. Meanwhile, they were busying themselves whether I am living in the Community or not... I didnt care what shed been telling me because landlord must tell them people are living in my trailer. However, they told me you cant park cars without tag and will tow it.

Its a good middle class neighbor hood, you have like any other neighbor hood its the people who make place. fortunately we have more good families living here that our weight the bad apples. Kids play safely on the streets because people are vigilant. I feel safe here and the area is always kept clean, nice pool. Even if the rent goes up its still lower than whats out there. Cause I cant afford to move and most of my neighbors either. Oh and besides like other places of course you get the credit check but also a criminal background check. I live in NY and CA, trust me this is heaven.

Money hungry . illegal immigrants every where . if u are Spanish u are on the good welcoming side . one way in and one way out and unless u have an SUV or truck u are flooded in. But thats not important spray painting the curbs is what is important . the pools are horrific and the playground in the back is a nightmare. The roads get spray painted instead of replaced . How about at least 3 murders in 2 years. Yet this place is safe!? How about all the drugs and crazy people ! Any one is allowed in here . its criminal heaven. Dirty trashy yards but that is ok ...until the city steps in and then uh oh here comes asap towing ! No one has respect for your yard if it is maintained . Loud music . speeding ! If you can avoid this place please do so. They charge way too much in rent and it goes up every single year. We owned our home and the lot rent ran about $600 a month. Ridiculous amount to pay for just a lot! They wont let you have a fence so people walk through your yard every single day and steal anything you happen to leave out. People walk there dogs on your yard and do not pick up after them so its always nice to step in dog mess before leaving for work. The security they hired is a joke because all they seem to do is worry about towing cars and its usually the residents cars they tow because there is very limited parking space and you cant park on the grass so their solution is to park and walk.

I love my neighborhood. Close to beach and major shopping...So involved in the kids. All 5 star school, except sandalwood, use flwtcher high instead. Constantly fixing things and very helpful. Excellent clean amenities... Wish they opened the pool in time for memorial day tho...hint hint....I do wish they would stop towing their customers vehicles tho...I think this is very wrong. We pay to live here, ur forcing people to choose between having a vehicle or paying house which both end up with people homeless. And be more strict about having more than 2 cats like 50, bc they keep having baits under my house. And make the lots around you smell like a litter box...Anywho overall good stuff tho

Ive been here for 4 years, bought a double wide.. big mistake.. Every year the lot rent goes up. I live in the back where my rent is due on the 15th of every month, this side of the neighborhood has until the 21st until late fees are added, so I normally pay on the 21st.. however, they send the maintenance guy out to tape sh** to my door, and now they call me on my phone and want a verbal promise to pay, which I just cuss them at this point, living here for 4 years, and been late maybe twice in those years, by a day max. roads are crap, around every October ppl start trying to break in cars.. every October. . security is a joke. they did get a new park in the front of the park, but the one where I live, is broken, rusted down, tree stumps coming out of the ground, risen bubbles in the slides with cracks that pinch kids, needless to say Im definitely getting out of here next year, what a way to disturb a loyal resident who doesnt have paying the rent issues other than not paying on the 15th. keep in mind when I signed lease I was told by the 21st with a late fee. Dont sign here.. you will regret it.. oh and there is a major cat problem. crime rate is high, 4 murders in like 2 years. registered sex offender lives in neighborhood. and they are worried about me not paying on the 15th.. ok

July the 4Th and its closed..My Only Day Off to Enjoy for the amenities I Pay For and the pool is closed not just 1 Pool Both Pools..I Dont want to Hear you were Cleaning The Pool..I Been Waiting All Day And No One Has Been Here Cleaning..They Locked It last night and didnt open it today...They Are Always Droping The Ball..And Another Thing..Dont try to tell me There isnt a Life Guard On Duty Or There Isnt Security Here In The Park..Because There Isnt Ever A Life Guard..and Security Patrols The Park Not The Pool..

This place is a good place to live very quiet but in a lot they are involved in what is in the patio you can not even have a sun umbrella they send you to clean the patio and they charge you a fit of 75 dollars when the patio is so small that is only worth about 15 or 20 dollars they do it and they dont even give it a break I always pay for my patio and there have been so many rainy days that it is obvious it is incredible to constantly wipe in those things they exaggerate and I think they are very abusive with that amount . Oh but you call Aras office to make a complaint and they take days to answer they say he calls you back and they never do
