My daughter and son in law have basicly been lied to and mislead through this process. Lifeway had had 5 months and yet has not done on thing. I have heard conversations where there employees talk in circles so not to have to do anything. I truly believe there is some level of incompetence. They want to sell but not do anything after the sell. Integrity is where you do what you say and they have shown me none

*Update* Spoke with the owner; received the requested status update, addressed my frustrations and learned that on order is used to describe two different steps in the overall process. Our house was had made it to the first on order step of the process when we committed. Once the loan closed it was able to hit the 2nd on order step in the process. Assured me they are doing everything they can to deliver asap, took the time to explain some of that as well. Thankfully during the time I was waiting for an update, those efforts to reduce further delays paid off, so we are not pushed dramatically further.I appreciated taking the time to explain, clear up the misunderstanding, and the efforts being done to move things along as quickly as possible, in spite of challenges. I have a lot of respect for a business taking the time to listen and address concerns. Look forward to an update with a delivery date in another day or so, when they get it and eventually getting into our home.Ive updated my rating and look forward to a five star experience through the remainder of our transaction. Its very reassuring to know they genuinely care and strive for all customers to have a five star experience.Friendly staff, really like the Sunshine homes, but so far disappointed and frustrated with our experience.Currently waiting on our house. Was told the house we wanted to purchase was already ordered with an October completion, but not sold to anyone yet, so we could commit to purchase it and have that one. Even made a big thing about we might still be early enough to make some minor customizations. We were thrilled since we really needed it asap,A few weeks later found out that was a lie because our house wasnt/couldnt actually be ordered until our loan closed. Took over 30 days to get our loan closed even though we turned all our documents in within 24 business hours, were approved within 48 business hours and we chose a chattel loan for a faster process. Once I found out the loan was holding up the order, & what was holding up the loan, I was able to make sure they did their steps so things could move forward.During closing they advised a covid outbreak at the factory delayed completion to November. Now trying to get an update. 2 phone calls, and an email over 10 business days and no response yet. My guess is their focus is currently on bringing new customers in from the Fair and not much priority on customers, like myself that already committed.Meanwhile, our entire life is pretty much on hold while we wait to have a home, or even have a remotely reliable date when well have a home. Looking forward to our home, but so far pretty disappointed with Lifeway. Hoping the remainder of this process is a more positive experience.

I was seriously interested in their park model Champion when you first come into the lot but no one wanted to give me the time of day. I showed myself around it and fell in love then tried to look at other houses (they were locked) trying to give them the benefit of the doubt that maybe they were on the phone. Customer service score: 0. Guess I will go elsewhere for my home!

Really like the house but every time weve had an issue it has been difficult to get any response or any action. Now were having an issue with warranty. Make sure you understand the warranty before you trust that things will be ok. The home was sold with a 30 year warranty on the roof. Its been 2 and the first response we received is call your insurance agent not we will come check it out or any offer to help. I understand being busy but being busy is part of business. If youre unable to meet the needs of your customers then that should be addressed. Thank you for trying to make me feel bad for my opinion in your reply but what about my family thats having issues with the product you sold?I will say to any that need to hear from lifeway the quickest response Ive found has been to a Google review. They some how find time to reply to those fairly quick as for any other response it can be difficult.

We have been waiting for over a year for my house to be finish. Get told they will get it done this time or that time but still nothing. Call and can never get a hold of Mike always in meeting or out if the office. Was promise this and promises that but always dead end promises. Just blowing smoke. Are home still is not done and we are coming up to two years waiting

Do not trust these people they told me that if I paid a down payment of 500$ that that money is mine and that I would be able to get it back no matter what but when i tried to get it back they said they was not going to give it back these people are very dishonest and shade please don’t even waste your time with these people. And when you try and get ahold of mark or mike they are always unavailable

We started looking over a year ago, right after the Memorial Day flood last year, we went to every place in Tulsa and OKC, and kept thinking back to the Sunshine homes, when we got approved for a loan from the SBA Lifeway is where we went and ordered our new home, Fred is an excellent salesman and Mike was wonderful to work with, our home was delivered today, and so far I have nothing but good things to say about our experience, from ordering to Rick setting scheduling to Andy and the guys digging our footings and pouring cement I am totally pleased, I just hope our home completion goes as well as it has this far.

These homes are great. They are so much bigger and even nicer on the inside. I really liked the layout of the house at the Tulsa Fair this year. Seems like no space is wasted and the home is very well thought-out. The staff is also very nice and they dont come up to you and hound you.

My sales agent was very informative. Fred Setzer stayed after close to help my husband and I out with all the knowledge we needed to make our decision. We still have not made one yet, but as soon as we do he will definitely be our salesman. Honest and friendly staff with a great office atomosphere that makes you feel welcomed as soon as you enter the office. Beautiful options to choose from and we are pondering at this time on which one we would Luke to go with. Thank you Fred Setzer for the wonderful info on the homes and we will be back to see you as soon as we have made our mind up on where we want to be and find land. A 5 star rating is definitely not enough for the generosity and the information we received from Fred. I would recommend going by here to everyone if you are still on the hunt for a home!

We are happy with our new home from Lifeway. The overall experience was frustrating but I believe it would be when buying any home. The whole process took from end of Dec-Feb; from loan approval, delivery, maintenance, land/septic, skirting. Swan helped us in every way she could and was very sweet the entire time even when we both would get frustrated. Everyone we came in contact with was nice. We asked for a few changes in the home and that got taken care of. From the transportation the home needed a few adjustments with the doors, trim, shingles, etc & maintenance took care of that. We didn’t think about it being a show home- like had pictures and furniture in it. So, it has holes from the nails which can’t be repaired with that model. Not a huge deal I’m sure I will eventually cover a lot of them up. So something to think about there when buying one like that. We bought the 1st home that was shown to us. Swan got a general idea of what we were looking for and showed us 2 homes and she was pretty spot on. We got our skirting this week and now we are all set with our new home. Throughout this process I would have rated this differently but I kept in mind when buying any home there is going to be some complications & frustrations. Therefore, I gave 5 stars b/c we are very happy with our home and the overall process.

Mike Harrison has been a pleasure to do business with. I have been there multiple times to find the right home for our family. Every time they have taken the time to listen to our needs and wants but was realistic about what costs extra and what is standard on their homes. My overall experience was horrible. I felt great until my home arrived..... the wrong color. Inside and outside. Was told he would correct it when the weather was suitable. That never happened. Because then he said he never remembered saying he would get it painted. Thanks Mike. The contractors he used to come finish my home were a joke. Didnt fix my front door or backdoor or any door for that matter Im not sure what they did in the three visits they made out here my sons closet door doesnt shut properly . Told me the issues needed to be fixed by the manufacturer. Great lets do it I said.... then. I got a nice follow up call on how they did I told her it was aweful and needed alot of work.i was promised a call back from mike and never got one. After it was all said and done I felt helpless and was tired of pushing to get the things in my house fixed. The manufacturer I chose was bad maybe he has better ones Ive seen the demos on the lot and they look nice but that was not what I received. Mike did seem like a nice guy but he seemed too busy and once my sale was final he didnt care to address the issues I planned on buying another home in a few years I guarantee it will not be from here

Lifeway homes was the only dealer take me seriously. I have good credit and wanted my home done in a timely manner and expressed this from the jump. Mike Harrison listened to my needs and helped me from start to finish. He is easy to work with and shoots straight. Once we agreed on numbers he got his team ready to go. Jimmy took over at the construction phase, and got it done. bottom line : I would recommend these guys to anyone looking for a quality home.

Amazing! I recently traded in a very old home for a brand new double wide. Owner Mike Harrison helped me with this process And giving me all that I asked for. House is full of mold from water damage floors are messed up. Roof wasnt fixed right the walls are already falling apart. I would not recommend anyone to this company. They do not make sure nothing is fixed and done right before selling a used repo mobile home.

Lifeway Homes is the only company in the state of Oklahoma who does a true modular home. The manufactured homes on the lot are built to the same quality if not better then a lot of site built homes. They are a turn key business which means they do everything from septic, storm cellars, garages, storage sheds, shops, carports, play sets, add-a-rooms etc... They offer land home deals and take in trade homes. They have local service as opposed to out of state. The staff is highly trained and does their best to exceed the customers expectations every time. Ask about the referral program. You can visit Lifeway from 9am-7pm Mon-Sat. and see them at the Tulsa State Fair every year.

Love love love our house! Its exactly what we wanted! We had some miscommunication with the staff at LifeWay in the beginning. Some on them and some on us. However as soon as Mike got involved things got done! Quickly and efficiently. LifeWay sells an amazing product. Only recommendation is if you need something from them continue to contact them untill something is resolved. We finally have our dream house! Thank you Mike and LifeWay!

My daughter told me about a manufactured home company she was going to visit being a native of California and never living in a manufactured home I was also skeptical of mobile homes. I know the way a home is supposed to be built because my ex-husband is an expert craftsman. I know about the building codes and foundation requirements etc.. But to my surprise the home my daughter told me about was a modular home that allows all the building requirements to be satisfied. The sunshine home she said was billed with same 2 x 6 studs and half inch drywall. Long story short, these homes have come along way and are by no means what I remembered from 30 years ago I would love to purchase one of these for an add on to my property!! I give it 5 stars for sure!! I really like that they are a Christian company and that they honor God !!! Everything is very professional uplifting and I had a positive experience looking at the website!!

We had to leave this place one star, otherwise it would have been none. We went there looking to trade our 5th wheel in on a home, it was a 2004 Regal Prowler ax6, 40 4 slides, and what Mike brought us to trade, what he called a fair trade, was a 1970 falling down trailer. The electrical was so outdated that the wall started smoking and almost caught on fire. They brought it to a trailer park in Salina and we got kicked out because of it, and we finally found a place that would let it come in, they brought it there and left us with no electric, the second week in November, and we had a then two month old baby. Mike said it would be turn key ready to move in, yeah right. We didnt even get any stairs brought to us to get into the home! He seen people that needed help and completely took advantage. We had $15,000 in the camper and couldnt even hardly give the trailer away. Im going to see if it will let me post pictures. It sickens me that people use God and say they are proclaimed Christians to get people to trust them and make a sale. Shame on you Lifeway Homes!!

Im not one to leave bad reviews but when I get screwed I cant keep quite!Recently inquired about a few homes picked out the one we fell in love with talked to the sales person he said he could get us a lower interest rate then the place before with a lower payment. Got our approval for $297 dollars more then the other place interest rate was the same. Then when I declined the offer they refused to return my earnest money! I will not return and will not send anyone and I hope if your reading this you will stay away from them!

My husband and I are just at the beginning stages, i.e. just looking, at Tiny Homes to find be right one for us to move into. This company has spent time with us to talk through Tiny house options, as well as some mobile home options. Each person we have talked to has been knowledgable & friendly, right up to the owner. As we continue this journey, I foresee a lot more work with this company. They care about people as people, not just sales, which makes them much more appealing to work with. Beautiful models, wonderful craftsmanship from their builders, and willing to work with you on your wants/needs. Highly recommend.

Let me start by saying I dislike leaving negative reviews but when the company wont communicate or follow through or even try to do so, sometimes youre left with no choice. Aug. 13 - stopped in to look at a home Id found online. Keith greeted us and took us to it, even though it was incorrectly labeled online - he knew the one. We talked about how we wanted something ready to move into but also we could work on. Mike (the owner, we did not know this at the time) was walking another couple through one we had just walked through with the spongiest floors known to man. Keith openly admitted they were really bad and needed replaced while Mike told the couple he was with that nothing needed done in that part of the home. The entire hallway and all bedrooms on that end were scarily spongy! Red flag - should have walked away then. Aug 14 - went back to place deposit on the one we wanted, Keith was out so we got Mike. Turns out, he sold the spongy house to the couple. A couple of days later, we went back to purchase the home and nail down details. Skirting, roofing, installation of AC unit and air testing of plumbing was agreed upon. Aug 22 - home was delivered. Aug 25 - utilities were hooked up. We were told to call as soon as the lights came on so they could get us on the schedule because it could take a week to a week and a half for heat & air company to get out and install AC unit. Aug 28 - called and spoke to Mike to let him know all utilities were hooked up and working. He said he would put us on the schedule for everything we needed. Aug 31 - called to speak to Jimmy with a question about the AC shut off we needed and spoke to Keith who answered my question and found out Jimmy was in Kansas dealing with an issue with a home they sold up there (very likely the home in the most recent review before this one). Sep 1 - after replacing tons of plumbing and cleaning up water leaks all over the house, we called Mike to ask about that air test and he admitted he didnt know if it was done or not. Obviously not because it would not have passed and surely someone would have let us know? Maybe they did but odds are, they didnt. Mike said he would send someone out first thing Tuesday morning (after Labor Day) to repair ruined insulation and reimburse for our plumbing repairs. No one called or showed up. Not a peep. Sep 6 - Jimmy (finally) returned my Aug 31st call where I spoke with Keith. It was this phone call where my patience with this company up and left and will not return. I learned that we were not yet on the schedule for any of the promised work and Jimmy had no clue that our utilities had been hooked up and he seemed to not know that no, we dont have our AC unit - the heat & air company does. Or so we were told but who knows? Sep 15 - spoke to Mike to get an ETA on when things would be getting done and Mike didnt seem to know a thing but said he would find out and call back Monday (17th) with dates for completion. Again, not a single word. No call back. No dates.Moral of the story here folks - dont buy from them. After reading reviews here and other places it looks like the only time they get on the ball and make good on promises is when you buy a new home from them. You want something you can pay cash for and work on for yourself? Go literally anywhere else! Sherlock Homes in Henrietta has some really good deals, check them out. Were happy with our house except for sweating our faces off in the heat and having nothing done from their end but if we could go back and do it again, we would not have done business with them.

Move-in-Ready! It NEVER happened!! I didnt want to leave a review but at this point, I would be wrong to not let others know what they could be facing. Its obvious I am not the only customer dissatisfied. Our home was delivered in October and hasnt been completed at any point. Paying Rent, Mortgage and utilities is exactly what we had in mind for the holiday season with 6 children! As first time buyers we were not properly guided through the process, which we believed was leverage for an excuse on their behalf & of course Mike (Lifeway) did use it against us. In January 3 months later Mike also told me that I needed to make it a priority to make a work list of things that needed to be completed for the home. Not at all my responsibility! Im not on his payroll but I do deserve a check for cleaning what he promised us would be cleaned by his company bus was not, BREACH. The home was delivered in Oct!! Of course we enjoyed paying Rent, Mortgage, & utilities X2 DURINGTHE HOLIDAY SEASON priority you say! Why would it be a priority? The word priority shouldnt have been a choice of words on his end. The ONLY time our home was a priority is when we needed to call the bank, so they could receive a check for the home. We were also told nothing was stopping us from moving in, in January. There were several things stopping us. We witnessed sloppy work for one. Paint on the floors, mud on the walls, muddy shoes scraped off on boxed brand new furniture, smoking inside the home, etc. Mike has been contacted several times, most emails ignored by him. Some I received a response but with no actions behind it. Yet he tells me the contract had been fulfilled which was a lie. Not a soul showed up to clean all the mess the work crew had left behind. I have a sink that does not work & never has BREACH. Somehow we became part of the crew when I was told to make a list of things that need to be done, then had to clean up after the crew that had barely been completed. Majority of the time, if and when the crew showed up 3 hours of work was max! I went to school for nursing, not construction. I would lose my job & most likely my license if I told my patients family Im sorry, you didnt let me know to perform chest compressions during CPR when your loved one coded. Extreme I know but you get the drift. I shouldnt be shocked of the poor service weve received the way the world is now but I am, simply because this company is suppose to be God Fearing! I come from nothing but a God fearing and hard working family. My father is disgusted with how horrible this process turned out be. A man who values quality work and would not allow anything less when he works for someone. Who is also Pastor. Jesus was a carpenter and I know he would not very pleased! Lifeway is not the way. I pray that Gods will be done with lifeway on our behalf in the name of Jesus! We were definitely mistreated, taken advantage of, overlooked, pushed aside and dismissed. I can say Swan was absolutely amazing & as helpful as she could be but limited! The situation has never been rectified and I have sent email after email. I wanted to let others and I am putting it in the hands of God to what he pleases!Its a fact that NO 1 came to clean the home, not an accusation. We cleaned it ourselves after requesting services. I do not have a response from Mike 3-5-19 in my emails. I did mention we were not properly guided as 1st time buyers 2 month utility setback. Our roof still leaks which was mentioned & was painted over. According to the contract and 21st Century the roof was to be replaced. It was not. RECENTLY thought there was a leak in plumbing but found 0 pipe under the kitchen sink. Which we purchased pipes to fix the issue. Heat & Air is not connected, ONLY heat. Sent an email earlier this months for date on AC, still no reply date for instillation. Im just now seeing your untruthful response. Sorry for the delay in my response. The issuesssss in my home still have not been resolved. 4/23/19.

I had to give this outfit at least 1 star. They dont deserve it. They have been deceptive and truly unprofessional throughout the whole process with someone very close to me. Not only are they LITERALLY months overdue on completion, but every step in a forward direction has had to be forced for the work to be done by multiple calls. The professional movers consist of a family and a dog. When contractors did show up, 90% of them would show up for 1/2 to 2 hours and leave. NOTHING has been done right without several calls to force attention except for the concrete workers. This project is due to close next week and still has a long way to go being completed. As for Lifeway Homes and Mike Harrison (president and CEO), that company and that person cannot be trusted. Please know who you are dealing with before signing the dotted line.

READ THE RIPOFF REPORTS AND CHECK TULSA COUNTY COURT RECORDS BEFORE CONSIDERING THIS COMPANY. (President/CEO) of lifeway refuses to refund my earnest deposit. My finance approval was denied based on the appraisal value and as the contract states Contract is pending finance approval otherwise contract is void and earnest deposit is refunded in full. I also sent a refund request form via certified mail weeks ago and have gotten a response. They havent responded to correspondence from the BBB either.

I am appalled at the way lifestyle homes does business. As a supposedly God fearing operation I have seen first hand the quality and time element of work that borders on fraud, deception and bad business practices.I would urge anyone doing business with this company to be sure get a contract for what you expect them to do. Then scrutinize that contract and any additional paperwork you are given. Do not sign if everything you expect is not spelled out exactly as you want.Always stipulate in your contract the time frame you expect the work to be completed barring bad weather.Experience shows they hire non- qualified workers at times and drag their feet at completing the work in a reasonable time period. BEWARE!!!!

The trailer park on 193rd is a joke, there is no office on site anymore.I have lived here for seven years, it took six to get them to fix a water leak that was on the property, not my trailer. My lot also has a drainage ditch that runs through it that they mowed for five years now they have stopped and expect me to do it all of the sudden. They have a rule about no dogs over 35 lbs allowed, so they made me get rid of my dog, an australian shepherd blue heeler mix, but now there are people that have pit bulls. I dont have a problem with the breed, I have a problem with the fact that I had to get rid of my sons dog, but it is ok for other people. IF YOU MOVE IN TO THIS PARK YOU ARE DUMB!!
