April is hands down one of the most helpful managers ive ever dealt with!! I called her office looking for a new rental for me an my girls. But she went above an beyond an helped me buy our first home!! She cares about her residents an it’s obvious!!! She keeps food on hand for anyone in need. She makes sure to return calls even after hours when she should be enjoying her own family. I cant thank her enough for helping me an my family ❤️

I just moved in and I am already very happy. The manager April is amazing she is always kind and on top of what ever I need. The maintenance man Brett is also wonderful. They have made me feel welcome and have went out of there way to make sure I feel like I am at home. Very quiet park which is what I needed in my life. Nice mobile park location may be a little far away from a store but I believe that welcome thous who have rv or campers or trailers needing a place reasonable my friends who happen to be now live nice well security is always taking care of there park hear an nice folks who live there can feel good to know out away from corn viruse nay be alot better choice then being in right dab in the middle who says country life is bad your pets will like it there too

I live here and I love it! April, the manager, is great and if you have an issue they repair promptly. Maintenance is great as well. Even my fellow residents are kind and everyone looks out for each other. Couldnt ask for a better place or better neighbors!

I have not lived there but have had friends who did. Not a real nice nor safe looking neighborhood. I was glad I only had to detour through because of a train.

Seems like a very friendly place to live, maybe not the newest but all the neighbors were out being friendly with each other. My niece and her family really love living there.

Was trying to buy a mobile home here and have cash in hand and manager was incredibly unresponsive. I can only imagine how bad it would be if there was some kind of issue related to the lot. Im sure they love taking your money though. Ive seen other reviews complaining about similar issues so be aware.

Edit: Park does not answer messages or calls. We have requested maintenance to come out for issues we pointed out in first 30 days and they still arent fixed. Have water damage caused by a leak under toilet from before we moved in that they have ignored. Now they have charged us double rent and are charging us a late fee for not paying double rent. We have been here 6 months and issues continue. This double rent payment is happening during a pandemic. Asked for corporates number and was not given it. Maybe they will see this review. I have pictures as well.(April is wonderful and very knowledgeable. She answered all of our questions and got us into a great home.) Were good to get us into park but are not helping anymore.

Ive had nothing but a great experience April the office manager has been amazing she helped me and my family she has been nothing but kind and considerate and she has been very efficient on time and getting back to me an overall this is the best experience Ive had with any Mobile Home Park

I moved here a year ago and its a good neighborhood and the trailer park manager is great shes very tentative and sensitive to everyone in the parks needs very professional and just awesome Im definitely not going anywhere

Nice quiet community the people are friendly and helpful.

I love this park. My kids are in the Derby School district. Since they are now under new management they have been really working hard to getting the place cleaned up. They have now came in and trimmed and removed trees that really needed to be done. They have done a community wide clean up at no charge to the people here so that we had a way to help them and ourselves at the same time. We were able to clean our yards and the areas around us, and even the office staff came out to help. They have kept their word to making this a very beautiful and well kept community. I am grateful for the new management team because they actually care about us as a whole. If you are looking for a quiet and calm community this is the place for you!!!!!!

Was just visiting family and have noticed they are trying to clean it up compared to what it use to be.

Love living here! My Grandchildren are in some of the best schools Kansas has to offer (Derby). The ladies in the office are always willing to help in any way they can and they make you feel more like family then just another tenant. This is a great community.

Low cost and decent location.

Removed all the clothes lines, took half of our trash dumpsters, charges for water based on number of bedrooms not tenants, and had holes that are 4 or more feet dug a month ago and have yet to have them filled in when the premise of removing the clothes lines was for the safety of the tenants. when I moved into this park 5 years ago it was owned by someone else and everything went fine, since the new owners it has been nothing but more money more money. My family and I will be moving and I will make sure everyone in and around Cheney knows this dude is a clown, as well as cronies who work for the crook.

Used to live here. So many things could be said. Im still paying taxes on the house even though I never had a title and its had others living in it and is now demolished. We left because of the constant fees that we were given. We paid for the rent and the water. Never were told how much the water was so we guessed and paid what we thought. So we got 50$ fees every month. Didnt know this was happening until they gave us a pay or leave Bill. So we left. Water lines always broke we paid for the overage even tho they said we werent. Cars were broken in to things stolen constantly. Bugs came in from other houses and couldnt get rid of them. Just an awful experience...

An absolutely terrifying, evil, nasty place to even think about... And the managers fit right into that role... Terrible place!!

Owners unable to take criticism or fix anything. Youre either not in the system, a fake person, or its somehow always someone elses fault. Owners refuse to take culpability for anything. A bigger group of narcissistic people you wont find anywhere. Recommend you look elsewhere as these reviews show what youre getting into.

I wish this review was better Im posting because my daughter just moved in( April seems nice) this is for lot#91. Just today had pest control out for roaches, mice, ect. Told before moving in no problems (wrong) Hopefully this will be a nice place for her to live. I will give credit for the things they have fixed. So now on top of moving the cost of pest treatment. Its not even been 30 days. To better days!! Well as of June 8 2018 Not happy that mold and the roach problem was covered up. Now have to have new kitchen cabinets and countertops. Falsely presented the home as safe- its not.

Every person that wrote a review above mine are part of the on-site management or its family. The rotation in persons moving in and out of the park and empty lots is at an all time high because of the management on-site and their lack of professional behaviour and favoritize to their family member they have moved in. As far as the streets and improvements there are none to report yes one time in the last almost 3 years they had trees trimmed because it was soooo bad the electrical lines were being affected. Drive through here youll see yourself about the roads. The play ground is directly under the power lines in a field of stickers so it is completely unusable. Not to mention the miss charging for the water bill late fees and how they handle who they choose to charge because they do it at their discretion. Had to post this when I read those fake reviews.

This place is terrible. Think about the very worst neighborhood you have ever seen in your life and multiply it times 100 and that’s exactly how this trailer park is. There is nothing good that can be said about this place.. buyer beware! Roaches and rats everywhere.

My wife can i are buying a home here an this place is so crappy. Raised our rent for upkeep on place an they havent done anything to improve. They put water meters on our homes an still dont send bills. Just say hey you owe 90 for water. An when i call to talk to office i get no answer so i block my number an call again. Then they answer. Ughhh this place makes us sick!!!

Let me start with Yes I have ties to your park and No I will not give you names on the chance you chose to take my review out on them.I have children who live in your park and it has become a money hungry pit. Since the new owner took over 3 years ago lot rent has gone up at least 3 times $15 + everytime.  In addition to having to pay water that is divided up by the amount of people who live in the home not by the amount of consumption.  There are holes in the roads that have gotten so big that they are impossible to avoid. My children have had to replace struts, CV joints and tires on more then one occasion, which I am sure that the roads are having a huge impact on these. They have had there cars boken into, bikes have been stolen out of the yard and Strang people walking through the yard all hours of the day and night. That playground is a danger to childrens life and body. There is a tow strap attached to the top as a make shift safety bar. There maintenance man has chickens in pins and running loose. There is trash everywhere, Furniture, mattresses, cars on blocks and so on. They give notices to people about small holes in skirting yet there has been a home here for almost a month that hasnt been set, or skirted and people are living in it. The new office manager is never there and when she is the door is always shut and locked so you cant go in. She is rude and has no respect for the park or the people in it. She makes people feel like they are below her and she is always looking down her nose at them. The two girls before her may not have been the best managers but at least they took the time to listen and try to help or work with you to fix the problem. You always seen them out in the park trying to make it look better or just walking around unlike this girl. Now you have raised lot rent yet again and you will say that its for up keep of the park, yet not a thing will be fixed. The only thing you have put money into was cut trees that were over homes you owed not tenants homes. You dont pay for the water they do!!!! Was it to buy those new homes?!?! Again something to line your pockets and not help the park. There are homes all over this park that sit empty year after year looking like trash. Its a wonder no one has turned you in. Most of the people who live here have homes to old to move or cant afford to move their home to a better place. You are a slumlord and unfortunately the people in the park have no other choice but to remain your victims.My advice to anyone wanting to move in, talk to the people who live there not to management or the people they guide you to talk to.

This place has the worst management ever! And alot of health codes are being broke, along with a roach infestation. Of course any problem over there and you get charged to fix it even if its their ancient water lines causing the problems... oh and if you are ever late you will get hit with a 50 dollar late fee every time... I could go on and on..... if you have ever had a problem, this place is 10× worse.

The owners of this park are the worst slumlords you could imagine. We are so glad we no longer live there. We moved into a brick house in a neighborhood for cheaper than we were paying to live in a run down trailer each month. It’s bad my neighbor got robbed at gun point and people’s house kept being broken into. Just too dark for me.
