If youre on a limited income like me this place is not for you. The they keep jacking up the lot rent. I thought that this would be a nice place for me and my children boy was I wrong. My boys and I havent even lived here a year and its been bad.They absolutely will not work with you for any reason it seems like. Sometimes I wish I had stayed where I was at with my boys and saved my money for something better instead of settling. If lot rent continues to go up my boys and I will be living on the streets.

I moved in March of 2017. I purchased my home. I moved out in September of 2020. During my time there the office staff changed 6 times. Every new person running the office had their own set of rules. My home and my vehicles were vandalized numerous times, to which I was told they refuse to pay for security. I then installed cameras on my home and was told I was not allowed to get anything other than my own home. There were numerous dogs that came into my yard and even up on my porch try up my to come inside my home. I received countless rule reminders for things that were not against the community guidelines. In August of 2020 I was charged by 6 individuals from a different home in the community. The community manager told me I was not allowed to be outside of my own home and demanded I go inside. The next day I received a eviction notice for disorderly conduct. I decided to cut ties with RHP and sell my home. I sold it early September and moved out the end of the month. It is now 2 months later and I am receiving calls about past due balances and given a 12 hour window to pay or they will seek legal action. After speaking with their attorney they have NOT paid off my home. I highly suggest you stay far away from here unless you want to be constantly harassed, wake up to vandalized property, and be threatened by other residents in the community. Save yourself the trouble and find somewhere else to live. It is not worth it.

I want to sell this mobile home, I have emotional issue with this community. At the beginning everything was fine, but pass the time all is trouble, trouble and trouble for bad communications with me. I was have Psychology problem for situation. First was the rent, next grass, next my son, next window, next trash can, next balcony, next storage, and now is the roof. When I but this home old manager never told me you have to check your roofing by yourself, now I have problem to fix that and I can’t stay here more time or I make something bad, that situation affect my emotional mind. I have to visit my therapist 4 times a week. I feel terrible I can’t anymore. No more, I need to move as soon as posible

While moving into our new Melissa and Tasha made sure everything was going great with the transition process while my husband and I were moving into our new home. The trailer park is clean and quiet.

We loved living here up until a couple months ago when a new office manager took over! They nit pick everything. We mowed our grass Thursday and we got a notice the following Tuesday that it needs mowed again. Mind you it has rained the past three days and it was currently raining when the notice was delivered. They get mad and want to charge you 50 dollars if your trash can isn’t placed exactly against the house just like they think it needs to be. Rules apply to their tenants and not to them. We were requested to pick up leaves in our yard but they left a pile a leaves in the alley behind our house for well over two weeks. They want us to move a decorative rock that was on the property when we purchased it. We did have things in our yard that needed cleaned up...that was our fault! But once you make the effort it still isn’t good enough and they find other reasons to give you reminders about! They are literally looking for things on each property to tell tenants what they are doing wrong. We have gotten “rule reminders” almost weekly since the new management started!

The experience that my dad has received with this place is that management knit picks about every little thing from trash can not being in the proper place in a reasonable amount of time, lawns can not be more than 4 inches tall and blinds that must be nice and neat. I recommend not going there unless you want warning every other day on your place when you come home from work.

Nothing but problems since day 1 today they over charged my account by $900 took rent out twice. Call to ask they just say we will figure it out idk sometime maybe. So now i get to pay over draft fees if i ever get my money back. Cant pay any other bills now or eat until they decide to fix the issue they caused. Just another problem in longgggg line of issues.

Really they start to put note about yard. Look the day said violation 4/6/21 11 am and completed it 4/12/21 and they put letters today REALLY. I hate that

Ive lived here for a year and a half and Ive had a great experience. Everytime something breaks, they come and either fix it or upgrade and replace it. When they come and fix the issues I called about, they seem to always fix other little things if they were close to breaking. The maintenance guys really are amazing. Joe is the only name name that I know but Ill definitely be getting these guys something for Christmas to show my appreciation. If I owned my house, I would have spent a lot of money on repairs over the years. They are picky on how tall your grass gets and making sure you the yard is kept nice but I cant really complain about them wanting the neighborhood to look nice! My kids love the pool, park, and fishing pond. I love the random drawings and the day that they give away meals like pizza, hot dogs, ice cream, Panera Bread for breakfast, tacos, and more. They also give away free school supplies for all of your kids and much more. It really is a generous community and I love living here. Its quite, safe, friendly, and fun. Its close and convenient to gas stations, parks, schools, grocery stores and more. I can honestly say, I really love it here.

Our company has been working with the RHP staff for over a year now and from our perspective they seem to be genuinely concerned about maintaining the properties. They want to know about possible issues and go to great lengths to repair and maintain the homes. They’re conscientious and personable – great people to work with!

My daughter lives in a trailer here. The place is clean and well-meant signed. They have periodic inspections to keep you and your neighbors from getting trashy. It also serves as a way to keep up on maintaining the properties both inside and out. They are pretty stringent with yard upkeep.

That bother a lot with the grass, in this community

They are very friendly, and have some nice trailers. Plus they have a fishing pond, which could definitely be better taken care of. Not a bad community though.

We moved in March 19th, we absolutely love our home (which we purchased) and the community. The community is nice, quiet, and clean. We are so happy that we decides to move into the Woodlands and make it our home! Also, Stephanie and Katherine are amazing and made our closing super easy and smooth

Great place up until November of last year. New Management nitpick everything and tell you if you dont like it to move out. Then I said ball do I get my deposit back they said as long as you give a 30 day notice we will I gave my notice and no deposit. It says the deposit in the lease that they can only hold the deposit for damages to the place. And they are refusing to return. For the more they came on my property without notice moved my belongings and broke stuff. Very disappointed with the laws that they continue to break their.

Rude and kind

Ive lived in the community 2 yrs now. Enjoy the quiet. Neighbors walk by quietly. Never had a problem with neighbors or children/teens. Management attends to furnace problems promptly. Management is friendly.

Straight up TRASH. I’ve been in this home for not even a month now and have all types of issues. Mice, ants, leaking ceilings when it rains for a long period of time and worst of all BEDBUGS. That’s right, I’m due to have a baby in 6 weeks and I have NEVER had an office duck phone calls as much as this place. I can’t even live in my own home because of all the things they have yet to address. ALL of my furniture is new and by new I mean less than a year old. Didn’t have these issues anywhere else I have lived and we are an extremely clean family. This place is trash. Do NOT waste your time or bring your families here.

I could not be any happier about my son purchasing a home here. Private lake, well kept court and the management services are prompt to address issues. Yes, it will be nice to visit my family here.

Would be better if they cared more about who lived there

Quick to put a notice on my door to mow the lawn but drag to get my heater working when its 40 degrees or months to fix the mold problems from a leaky roof and window. Honestly the worse place I have lived so far.

I have lived in the Woodlands for about a year now. It is a nice quiet area with a pool, pond, RV storage. They have a hard time keeping maintenance staffed. We moved into a trailer that we were told was gutted and remolded. Turns out It was not completely gutted, and only patched up with the cheapest fake materials possible. We were told when we signed our lease we were told that they would remove the shed that did not have a door. It has since been blown upside down and is still sitting in the yard. It took them a week to replace our broken refrigerator. We have had constant heating an cooling issues since day one. They ripped out all of the carpet and put down vinyl floor. This has caused serious insulation issues with the floor through the entire house. Since our lease is coming up we wanted to stay in the area and look at getting a different house. We would not only have to buy the new home, If we stayed in the park our rent would go up $75 every year. We also found out from some friends that moved out that The Woodlands does not give reference to potential landlords. I blame this all on the management. I can not recommend anyone move into this area because of the management team and company.Update: 3 weeks after I posted this as (2 stars) I was contacted by the office. I met with the property manager because she wanted to know how they could make this good. I offered them that if they let me out of my lease 1 month and returned my deposit I would remove this review. I made sure that she agreed that that sounded fair since I had already turned in my 30 day notice. the week before I moved out I was contacted and told that the deal was accepted by corporate. I cleaned the trailer and left it in the best condition possible. The day after I turned in the keys I was contacted again. I was told that I was let out of the last month and the deposit was applied to the month I was let out of. Not following through on an agreed upon arrangement is not good practice. They can keep the deposit. I still do not recommend anyone do business with Bayshore Home Sales.Update 2: I was present for the final walk through. I pointed out all of the issues that were still outstanding from when we moved in. I also pointed out all of the minor repairs that I had made. The staff member that did the walk through appeared impressed and stated the it was the cleanest home she had done a final walk through on. I always strive to leave a place in better shape than when I found it. To state that there was so much damage that it took the security deposit is not accurate. However, this has not caused me any inconvenience. I moved on from this 3 months ago. I wish you the best in all of your future endeavors.

No issues with neighbors or property management. Utilities are reasonable. Also, maintenance has been decent with responding to unit problems (leaks and whatnot. This mobile home park is the worst Ive ever had the misfortune to be a tenent of. Its been great for the last several years, but thanks to new management, its been a living hell. Worst part about it? RHP Properties does nothing about it.Management knit-picks at everything; a decorative garden rock, a crack in skirting, and they try to enforce regulations that arent a part of the lease like cleaning up leaves in the yard, and even the direction your trash can, lawn chairs and grill are facing behind your porch. Hell, today I got a notice that I need to weedeat...and its currently raining! Couple weeks ago,I received a notice of non-payment of rent, until I provided the receipt from the money order. There were zero apologies...how embarassing.I am being so harrassed its not even funny.Please save yourself the headache and go ANYWHERE else, RHP properties/Bayshore homes does NOT care about their tenants.

I was there just briefly but they were nice in appearance and in a nice neighborhood.

I lived there in 2000 and it was great the bad part was arc the rest is good and still in 2018 my daughter lives there and on occasion i visit her and i would live there again and reccommwnd it to others.

After consulting an attorney and talking with several formal clients of this mobile home park who have contacted me its been determined that this company is fraudulent and scams its residents and I will not participate in promotion of this business. Due to legal responsibilities I cannot comment further.
