Nice, Quiet, peaceful. Seems like an escape from the city. A few trashed trailers but mostly its an ideal place to live

The process of getting into a home was smooth and easy with Joletta. She made sure I got everything I need in a home and then some. Both the ladies in the office are very nice and accommodating to my family. Would 100% recommend.

Needed to get paperwork from office, the sign said they were out to lunch at 11:00 or theyd be back at 11:00 its 12:21 so I called the office and its supposedly goes to an automation which isnt an automation its the actual person inside the office and she tried to play it off until I caught her up and then shes like this is the answering service like no but youre a real person she goes yes Im like just being lazy not doing your job pretending youre a freaking voicemail

Friendly staff nice settings.

Do not move here they will sale you a place with problems then expect you to fix it once they decide to have a problem with it.Example 1: sold a place with a stain on the siding. After i moved in they left a note for me to power spray it. Clearly should of been done before it was sold if it was a problem.Example 2: bad skirting, I knew the skirting was a little damaged. But, a year later they want it fixed and replaced even though it is in same condition it was in before I moved in.Example 3: moving furniture I noticed carpet was loose( they said it was new carpet). They clearly didnt install it properly. I then noticed a hole in the floor they tried just covering up.Example 4: the first big rain after buying the place i hear water. There is roof damage and water was coming through the roof.Example 5: ROACHESEDIT: had a AC repair company come out to look at my outside condensor. He said whomever has been doing maintenance and repair previously has ruined it by not maintaining it correctly and not repairing it correctly. He has ran into this before at places like this that the maintenance team is not certified and usually end up ruining the life expectations of these units. He said my unit was only 5 years old and should be running like a champ.They hide problems and will try and tell you the place will go fast. I was conned so to the next person make sure you look at everything. Kick the tires do not rush into a sale. These places open alot. After i bought this place I noticed multiple other mobile homes opened up.I am not sure how I am going to get out from under this place but I definitely will be finding a different community to live in.The management here needs to quit harassing.PS: all the 1 star reviews are accurate

Joletta really stepped in and helped me out. She was really great to work with when she came back. My bad experience was with the temp melissa that I was working with before Joletta came back. Melissa was not the most ideal and really frustrated me. Joletta was amazing to work with and knew what she was talking about. So the five stars is for Joletta.

Our company has been working with the RHP staff for over a year now and from our perspective they seem to be genuinely concerned about maintaining the properties. They want to know about possible issues and go to great lengths to repair and maintain the homes. They’re conscientious and personable – great people to work with!

Quaint little trailer.park no crimes mostly quiet neighbors affordable however they need to fix my clogged sink so the office could be faster on repairs or at least contact me about them

We just moved in and so far have had no issues and they have went over and above to help us out. We moved in and our back doorknob came off and they had maintenance at our place to fix it 10 minutes afte we got off the phone. Always been super friendly to us. We cant say much about the neighbors...they wave when they pass by but we keep to ourselves. So far it is a good place and we are glad with how we are being treated!

I have lived at Twin Oaks since 2012. We have been trough ALOT of managers and office people. I love Krissy, since she has been here the park looks so much better. Before it was like pulling teeth to get them to do ANYTHING! Their staff sucked when I moved in. Now when I need something Krissy is on the phone with her maintenance as soon as I turn my work order in. Not happy about rent going up every year but its the cost of living I guess. You get what you pay for.

I have lived here for about 10 years, they constantly harass residents tape things to your house. The park manager is AWFUL. She drives around the park slowly after hours (MANY residents have seen this) and 40-50 percent of the time when they are supposed to be in the office no one is there. I refrained thus far from giving a review but I’ve had enough! The residents here shouldn’t have to be scared to come home at night because there’s notices taped to their door they give you maybe 3 to 5 days to get things done and it doesn’t matter how large the task is if they think that you need something replaced on your house they want it done in three days whether you have the money or not and it’s not fair I mean these reviews speak for themselves, a 2.9 rating out of over 100 people and the majority of the good ratings are from multiple people multiple times if you want a good place to live then don’t come here or you will regret it you have been warned, this place is terrible.

Do not move here unless you like being harassed. The office staff is dishonest, smiling to your face then sending threatening letters to you. It is one of the most expensive places in town to put a trailer, and the facilities are far from the nicest. The trees are dilapidated and falling down dangerously into the street and sidewalks. The storm shelters are non existent, and the office staff cant even show you where they are. They require a pet deposit and an extra monthly fee, but you cant put in a fence for a dog or leave one outside on a leash, so what is the deposit for?If you move here, your life will be characterized by weekly chore lists taped to your door, threatening letters, and management personnel who do not ever call you back or work in the office during posted hours.The after hours service is a joke: Ive yet to get a call back after leaving a message.If you are looking at buying a trailer here, beware. They will hold you responsible for damage already in the lot, and if you give notice to move the trailer they send threatening letters from a lawyer and bully the movers until they are too intimidated to move you. (They require a $1000 deposit and have a reputation for keeping it) They will then other to buy the trailer from you for a pittance.These are the worst kind of people. They make their livelihood buy taking advantage of the poorest and most vulnerable members of society.If you think Im making this up, come down here and knock on some doors. Ask the residents what they think of the new management.

This place is doing some pretty sketchy business practices. Yesterday I responded to a facebook ad where they posted a 1 bed 1 bath for $420/month. When I came in to fill out an application I was told it was $450/month. Today, when I called back to check on the application, I was told the rent was now $490/month. I asked why this was and they said corporate sets the prices and theres nothing they can do about it. I told them they should honor the original posted price, it was the right thing to do. Again, I was told corporate sets the prices. Nothing they can do. Im very much bewildered by this bait and switch tactic on pricing and counting my blessings that I didnt sign a legal document with these folks.

My husband and I have lived here for over 7 years. This mobile home community use to be the place to move your mobile. Through the past few years it has went down hill!! Since the new Managment has taken over, the park has never looked better and keeps looking better day by day!!! Homes are being paints and upgraded, people who live like slobs and cant pay there rent are finally being kicked out!!! As long as you pay your rent on time, keep your home well maintained and abide by the park rules you will love it here! Previous reviewers must be people who A.) dont pay their rent on time B.) cannot keep their yard maintained C.) cannot abide by the park rules. !!! If you cannot pay your rent, keep your lot maintained or abide by rules maybe you should live some place where they let you live like slobs! The rules are in place so the property is well maintained. The new Managment is working harder than any others we have had to make our community beautiful again.

I live in the Front of the park.. so office always see to it that it is kept up.. Ive read most of these horrible reviews.. Im so glad to say when Josh was manager I never had these problems.. but that was almost 5 yrs ago.. now.. well pay yr rent.. keep yr yard clean.. and keep to yrself.. other than that.. the two girls in the office are never in, but yet Ive never been disrespected by them.. I might have been rude to them once ir twice, but they have always been professional.. my children play at peace outside.. and consider my neighborhood spot safe.. i will say this.. there is always notices on the doors.. (maybe something that can be put in mailboxes).. and one thing I do recommend is ALWAYS keep yr stub from money orders!!!!!! That is an annoyance checks getting lost in their mailbox.. but other than small minor annoyances.. Im very satisfied here.. office ladies are nice and lot is clean.. the Front Half!..

My son and daughter-in-law moved out of there recently because management is a joke! She is laundering money somehow someway it when you try to get ahold of someone higher than her or even corporate you cant get ahold of anybody. I have an email but I was told by the person that I received the email from that they never check that email so what is the point. Not a very good place to stay.

Layout is very confusing

Run by thieves! One officer manager stole narcotics from residents, the other tried to steal my daughters bicycle and a few other outdoor items with absolutely no notice. We were told we had to pay $50 for items stolen from us. We were never, in 4 years of living here, given notice to remove those out door items until they were stolen from us after the office staff were under the impression that we had moved out. I was told by Marla she could do nothing to retrieve my items and that I must wait for a phone call from Kristi the following day. My items were returned within minutes of threatening to call the cops. One of the maintenance men, Dave, told my husband he should have just paid the $50 and that there was no need to call the cops. If TwinOaks was legally correct in taking my out door items, then why was it returned within minutes of threatening to call the cops? Do not under any circumstances move to this place. They apparently like to employ theives that steal your stuff then try to charge you extra to get it back.

Terrible place to live, people keep coming and stealing things from our yard. The woman Kristi in the pffice is terrible and every other word out of her mouth is a lie. This has been one of the worst expierences I have ever had as far as a place to call home. I would not recommend this place to my worst enemy!

This place is a joke the office makes for damn sure your lot is clean by putting threatning letters on your doors, however if you actually move in there and you find out who maintenance is and you see his yard you would be taking these matters to court and suing them for harrassment and wrongdoing!!!! Maybe these office managers and theryre defenders need to eat theryre own words because its all lies!!!!
